Tulum is a small town 90 minutes drive south of Cancun that is easy to reach by the coastal highway, which can be done after renting a car at Cancun airport for a very reasonable price. You can also catch a bus from the Cancun airport that will take you to Tulum with a pit stop in Playa del Carmen. Tulum is home to the famous Mayan ruins on the beach. It is next to a nature preserve / national park bordering Belize -the most beautiful virgin beaches in the hemisphere - accessible by short walk, bicycle ride or drive. Not to mention cave diving and myriad natural wonders.

Tulum is far enough from Cancun's tourist crowds but close enough to its airport. The beach line has chic coastal eco, accessible to the public, with friendly resorts that have become very fashionable -but expensive- in the last few years. For a fraction of the costs of these resorts, you can access the exact same locations and enjoy the privacy of a private residence with AC, hot water and in-house bathrooms, and still enjoy the beach restaurants, bars and parties (there is plenty of free parking anywhere you go in Tulum).

The condo is located in Villas Tulum, a safe residential complex, right off route 307, north west corner of Tulum pueblo, 1.8 mi from the beach and less than a mile from the Tulum center with its restaurants. There will be 2 bikes at your service that you can use to get around the area. The condo can comfortably accommodate 2 people – there is a queen size bed in the bedroom. The kitchen is fully equipped with everything you need for cooking (please note that the kitchen has stove but no oven) and the caretaker will ensure that there will be clean sheets and towels before your arrival. There are beach towels and a portable cooler that you can take to the beach. In case you want to do laundry or just drop it off for later pick up, the laundromat is right around the corner. Housekeeping services are also available. The windows and doors have metal guards and mosquito screens. You’ll have AC, ceiling fans, hot/cold water, IPod/IPhone/MP3 Player dock, cable TV, WiFi. There is a tiled private backyard, where you can sit down and have a coffee. The convenience store and internet café are down the block, and the supermarket is within 5 minutes walk.

Please note that the check in is after 3pm and the check out is before 11am. The exceptions will be considered upon discussion with the owner.

Average price, slightly below average stay

The condo/apartment was a little run down and the care taker of the property said that was typical at the end of the "season". We commented on some of the issues and he said they would fix them once it slows down. The issues were individually minor but when you add them all together was a bit frustrating. For example, the air mattress for my kids went empty within a few hours, the TV stand had a broken leg which was held up with a pot, the sink leaked into the cabinet (which left a pungent odor) and the AC remote in the bedroom was missing, and so on. As a result other small things like completely mismatched kitchenware started to irritate us. The location is close to the commercial downtown and all-in-all was appropriately priced. This is more suited for a couple than a group or small family. Some attention to the little details would go a long way on this and hopefully the caretaker is right and they will attend to these issues during the slow season. On the flip-side, the owner was very responsive to our emails and guided us as well as she could from afar. She was pleasant to deal with.

Owner's Response: We are sorry that the guests' experience in my house was somewhat frustrating. It seems that the air mattress got a whole the first night when the guests were using it, as it was used by prior guests less than a month earlier and the caretaker also checked it for leaks right before the guests’ arrival noting no issues. Once Elise notified us of the issue with the mattress, the caretaker tried to purchase a replacement, however couldn’t find one in Tulum it being a small town. I would like to avoid the situations like this in the future and considering how unreliable the air mattress proved to be I am removing the option of using the air mattress as a sleeping option and will only rent the house to up to 2 people (at least until the time when I purchase a sofa that can accommodate additional guests). As the caretaker noted to the guests, we are in fact planning renovations. The caretaker brought to my attention that a leak from the kitchen sink damaged the cabinet and we decided that it was time to redo the entire kitchen. In addition to that we are planning to renovate the bathroom. We are planning to do the renovations in the next 2 months. I hope that despite some inconveniences in the house the guests got to enjoy the area and the beautiful beaches of Tulum. Irina

Very nice casita

Stayed one week in Irinas casita. A spacious and and well decorated home with all you need, especially two bicycles to go to the beach (about 3 km) and into town (about 1 km). Nice, quiet and safe residential area. Good communication and support before and during our stay. Highly recommended. Thanks.

Tulum is amazing

We enjoyed 5 nights in irinas condo. She was a pleasure to deal with leading up to our arrival. Anything we needed or asked for was taken care of right away. The condo is in a great neighborhood with tons of local charm. The bikes were great for exploring the pueblo and finding amazing local food. Go off the beaten path, one day we basically ended up eating in a family's back yard while they taught their young daughter to read . The beaches in tulum are out of this world . The a/c kept is cool, a lot of hotels in tulum don't offer it so it was very nice. I can't say enough great things about this place , we will be back!

Comfortable, Convenient Tulum Rental

My husband and I stayed at Irina's place in Tulum for 11 days and enjoyed every minute of our time there. The apartment itself has everything you would want in a vacation rental: clean, close to town/grocery stores/restaurants, reliable wi-fi, back patio for hanging out outside, comfortable bed. We LOVED having the bikes to explore town and get back and forth from the beach/ruins etc. We rented a car in Cancun and used it to get to Coba, Chichen Itza and lots of amazing cenotes. Also, Irina is incredibly helpful and very responsive to any and all questions. Overall, I would recommend this rental to anyone looking for a low-key home base for exploring the area around Tulum.

Great time, great price, away from the crowds

Our eleven days in Tulum were one of our best vacations.

The condo was very clean and comfortable. It's in a quiet and very safe neighborhood. Overall, Tulum is a very safe and very friendly town. Kitchen was well equipped. We used the blender and coffee maker every morning. The bikes were so useful, we used them daily riding to the beach, to the Pueblo, grocery shopping and to various attractions. They also helped us explore the town and the beach (there is a bike/pedestrian path to the beach). Drivers are pretty respectful, they wait for you when there is no space to pass. There are a lot of police officers and speed bumps to slow drivers down. Overall we felt very safe riding them on the side of the road. The tires were deflated when we arrived, but a bike rental place two blocks away will inflate them for free (we found the small bike pump in the drawer under the TV after that). One of them probably needs a new saddle soon. Taxis are very cheap 30 pesos to the Pueblo and 80 pesos to the beach, if you get tired of riding or walking.

I am really glad we did not rent the car. It will save you money and possible stressful encounters with rental agents about insurance and police (from what I read on travel sites and forums). ADO buses are very comfortable: we traveled to and from the airport, and visited Chichen Itza (a must). Make sure you buy bus tickets in advance.

The condo has AC, but we used it only once on a very hot day in short bursts. Wifi was also helpful to check reviews and plan trips. Irina is very friendly, helpful and communicates in a clear and professional manner.

Places we liked: Camello Jr (get the large ceviche and pack the leftovers for a second meal haha), Hoja Verde, Kinich, Don Cafeto, Pollo Bronco (home delivery for that lazy evening ;) Buongelato (don't even try the other ice cream places) Playa El Paraiso, Playa Pescadores, Playa Ana y Jose, Bar Adelita
