Kittery Cottage Rental Photos and Description

Two bedrooms, two bathrooms, and cabin w/bunkbeds, sleeps 5

Gooseberry Island is a small private island located in Portsmouth Harbor adjacent to the Maine shore at Kittery Point. Formerly a retreat for business associates, family, and friends, Gooseberry Island has remained in the same family for nearly 100 years. It is the only inhabited private island in Portsmouth Harbor, and has an unobstructed view of historic Whaleback Lighthouse, Ft. Constitution, Ft. McClary, and the open ocean with the Isles of Shoals in the distance.

The seasonal cottage is a classic New England two story salt box. It is available for rent from May through October and is accessible only by boat .The first floor consists of a modern kitchen with tile floor, cherry cabinets, and granite countertops. The bathroom is located directly off the kitchen with an additional shower and changing room enclosure on the back porch. The front of the house is comprised of a large L-shaped room which incorporates the living room/dining area. French doors open onto a classic semi-enclosed, shingled front porch .Gooseberry Island is a 100% private , self contained little ocean kingdom.

Gooseberry Island: This unparalleled island location comes with certain minor limitations. There is a drilled well and pump house which supply excellent water that must be used sensibly for showers and in the kitchen. While the house and cabin could accomodate a greater number of guests, the ammenities and water supply limit capacity to four or perhaps five if the mix includes young children . The island is powered by submarine cables and has electric central heat. As island living is concerned,it is luxurious. Gooseberry is a change of pace destinaion for guests anticipating a pristine setting with all the comforts of modern living. The cottage and cabin are the only dwellings on the island and no other people have access to the island without residents' permission. Even though the cottage has central heat, it is accessable only by boat, and is therefore only available as a seasonal rental .

Upon arrival, transportation is coordinated from our pier to the island;a distance of about one mile. There is ample secure parking at our dock. It is also possible to arrive by boat. The dock at gooseberry island can accomodate boats up to 50 feet in length. Additional boat transportation can be arranged to and from the island by contacting the launch service which is available on request from early morning through evening. The charge for a round trip from the island to the town dock is a nominal $10 per trip, not per person. The launch is available from 8am to 7:30pm { other times by arrangement } every day except Monday. Other locations around the harbor are similarly priced . Initial transportation on our boat to the island upon arrival and departure is included in the rental package. Our boat is also available by arrangement or emergency 24 \ 7. Additionally, we also offer the rental of a 17' Boston Whaler to qualified guests.

Portsmouth, N.H., and York Me., hospitals are both within 10 to 15 minutes from our dock. Boston's internationally famous Massachusetts General Hospital as well as many other equally renown hospitals are only an hour away. A close friend is a surgeon and partner at Portsmouth's Sports Medicine Atlantic Orthopaedics , ten minutes from our dock.

Island ammenities / information: There are six kayaks on the island that can be used to travel to our home dock or to the town landing where there is a general store as well as an excellent restaurant. Chauncey Creek lobster pier, a locally famous restaurant where guests can select their own lobsters from live tanks, is just a short paddle from the island. Dining tables at Chauncey Creek are outside on a deck built over the water with an unspoiled view of the creek and the opposing shoreline.

Points of interest: The White Mountains of New Hampshire are only an hour and a half distant.World famous L.L.Bean and Cabela's are both within 45 minutes. Portsmouth, New Hampshire, with it's fabulous restaurants, shopping, live theatre, beautiful parks, and historical sites lies just at the other end of the harbor. The famous Ogunquit Playhouse is twenty minutes distant by car.The York beaches and Wild Animal Kingdom are located in the neighboring town of York, Maine. For rainy days there is always great shopping at the fabulous Kittery Outlet Malls

Please also take the opportunity to look at our wonderful vacation house in Marathon, Florida { In the Florida Keys }. This is a five bedroom house that sleeps 10 -12 people. Located on the water in the desirable Sombrero Beach section of Marathon, it is the ideal location for a winter vacation, family reunion, or for fantastic fishing all year long. Please go to our VRBO site # 364055 to view all the details and pictures.

About Jim Austin

While I grew up in Philadelphia, our family has roots in the area since colonial times. As a youth we spent summers in Kittery Point, and later I decided to settle here.

Jim Austin purchased this cottage in 1988

Why Jim Austin chose Kittery

Gooseberry Island belonged to my great uncle and as kids we spent much time picknicking and playing on the island. When the opportunity arose to purchase the island from his estate we jumped at it. We had always wanted to have a cottage on the island and our dream finally came true .

What makes this cottage unique

The island always held magical qualities for me as I was connected with it from early childhood. It remains a beautiful , wild place where one can go and put aside day to day cares and truly relax.

Guestbook comments from the manager

"Thank you for such a wonderful experience. The weather was unbelievable and I believe the leaves were even brighter than in Vermont ! Thanks to your son for picking us up and toting all our bags to the boat and up to the cottage.

Jim, your lobster rolls were out of this world --- even better the day after you gave them to us . When you are in Atlanta, give us a call "

Special Place

  • 5 of 5

We stayed for two weeks and didn't feel like leaving at the end of it. We almost didn't want to write a review because we didn't want to share the secret about this place! Our kids couldn't get enough of it. They spent hour after hour crabbing and exploring the island, and if you have a boat, the owners allow you to keep it at the dock. Jim, Tudor & Catur were GREAT and made the whole process of getting over to the island very easy. We saw tall ships going in and out of the harbor, kayaked all over the place and explored the coast. The kids loved watching the ships coming and going, and felt like they were on a big adventure, while we felt they were very safe spreading their wings because of the shallow waters surrounding the island. This was a dream vacation for our family and we very much hope to return!

Owner's Response: Matt & Elizabeth, thank you for a very nice review. We are always so gratified when guests experience what you and your family did at Gooseberry Island. When I read your review it took me back over sixty years ago when my sister and I scrambled over those same rocks that your children did. We are glad that others can share in this simple pleasure in this changing world of ours. We do want to see you back again, if just for a visit ! Thanks, Jim & Tudor

Peaceful Beauty

  • 5 of 5

Only one word for this experience, Fantastic! What a wonderful time. We truly enjoyed the island and its serenity and beauty. The house was just as Jim described it. Jim, Tudor and Catur were wonderful making sure our needs were taken care of plus wonderful lobster, fish, calamari and a delicious fresh peach pie, all supplied by the Austins. My wife and I planned on touring Maine each day but ended up staying on the island enjoying the magnificent tidal changes, kayaking, and the beautiful quiet and privacy. We will be back.

Romantic Family Vacation!

  • 5 of 5

We had an absolutely wonderful time on this island! It is one of the most unique and beautiful places that I've ever seen. The tides rise and fall 10-11 feet in height. This changes the landscape dramatically and you feel like you never run out of things to explore. Our 3 kids spent the days rock climbing, finding tiny crabs and other treasures, swimming, and just enjoying the freedom of being able to explore. My husband and I tied the kayaks together and were able to kayak to lunch, to a general store, and a few gorgeous beaches all within a few minutes. Even though the house has 2 TVs, our kids never even asked to turn them on (unheard of!). Also, I have to mention the owners and family were wonderful about checking in to make sure we were okay (which makes island life much less intimidating). Thank you for a wonderful romantic vacation! We will treasure the memories always.

Owner's Response: Kristina, you and your young family are contenders for the "most delightful guests" to have visited Gooseberry Island ! We are always so pleased when families with young children visit because we know that the island becomes their own little kingdom to rule and explore. The fact that your children never turned on the TV is the highest form of praise ! Thanks for your kind review and we are hoping to see you all back at the island soon.

Magical vacation!

  • 5 of 5

This was our best Home Away experience by far!

Jim, Tudor and Catur were altogether too kind and took great care of us. They are hospitality experts- so friendly and helpful! The lilacs were in bloom, the fish was delicious, there is a view of the ocean from every room. It is an easy kayak to the local sandwich shop or a couple of restaurants. It was a perfect place to get away and is very relaxing- we are looking forward to returning.

Owner's Response: Inger, you guys were great and we very much hope that we will see you again on the island before too long. Our lobster traps go out this week, so there will be plenty of lobsters until the end of October. Thanks for being such good guests ! Jim , Tudor, and Catur .

Amazing Vacation

  • 5 of 5

Jim, Tudor and Catur are the best people to rent from. Our family had an amazing vacation and experience in Kittery. Maine itself is beautiful and charming, but Jim, Tudor and Catur really are the frosting on the cake. Believe all the reviews and stop looking at other properties. This is the place you want to stay and the hosts you want to rent from! Thank you Jim, Tudor and Catur for your hospitality and letting us rent your home.

Owner's Response: Rose, It was such a treat to have you and your wonderful family visit us here in Kittery Point this summer. We try very hard to make the island experience transport our guests back to a simpler time when there was time for sitting on the open porch connecting with family and friends. We wish you well and hope to see you again some day. Thanks for your kind words, Jim, Catur , and Tudor

Stunning and Unique - A Perfect Vacation!

  • 5 of 5

We had a fabulous week on Gooseberry Island. Jim and Tudor are terrific hosts, both before and during the stay. The fresh lobster and fish that Jim arranged for us were incredible. Sitting back on your own island as the sun sets, sipping wine, and eating lobster straight from the pot - what could be better?

The house itself is spacious and comfortable for a family of 4, with everything you need. The kids have a choice of sleeping in an alcove off the main bedroom, or in their own bunkhouse. Our 6 and 8 year old tried the bunkhouse but got scared, I imagine older kids would love it.

There is a green lawn for the kids to run around on, throw a frisbee etc. A BBQ for cooking up dinner with the best table in New England reserved exclusively for you. The toilet had me concerned, being a hole in the ground job, but it is actually perfectly fine - just like a normal toilet and absolutely no smell. In fact, the bad smells are sucked away better than in a normal bathroom. You need to be water-wise, and there is no laundry, but we just took a load of clothes into Portsmouth one day and got them washed, dried and folded for $10, so no big deal.

The kayaks are terrific. We used them every day to either paddle around the harbour or to get into town (about a 10min paddle to the town jetty, where we left our car). Even our 6 year old could handle her own kayak. Your other option for getting to the mainland is Captain Neil, who will give you a return trip for $10 to the town jetty (I think a bit more to Jim's house), which works great if you know what time you are going to leave and come back. It is a minor inconvenience not being on the mainland, but for just a week, the pure magic and peace of staying on your own island far outweighs the inconvenience.

Kittery Point is the nicest spot between Boston and Portland. Its about an hour into both cities, so a great place to base yourself. Portsmouth is about 10min drive, great for picking up groceries and the Market Square in town is fantastic for a stroll and lunch. There are some good walks in the area, and Jim will tell you how to get to a lovely quiet beach away from the hordes of tourists.

We are very fussy travellers, and we just loved staying on Gooseberry Island. It really is a special place, and you feel so relaxed out there surrounded by water. Magic! Thank you Jim and Tudor for sharing it with us!

Owner's Response: Thanks for your kind review. We were thrilled to have your family visit us all the way from Russia ! As you are well experienced world travelers, we were especially gratified by your comments. We do want to allay any concern however regarding the "hole in the ground toilet". We had JUST installed a new "state of the art" composting toilet with a remote system located below the cottage. This allows for a traditional looking toilet in the bathroom with all the "works" below and out of sight. These systems function beautifully, and as you stated are superior to conventional systems in many ways. Enough on that delicate subject ! We were pleased that you chose Maine, and of course Gooseberry island, for your visit to the states. Your children were a joy and a tribute to both of you . They are at the perfect age to enjoy this kind of adventure as a family. Thanks again, and we hope that the remainder of your trip was a great success , Jim & Tudor

. There is great swimming in protected waters right from the island beaches. The fishing is very good to excellent when the striped bass are in from late May through September. Generally you can expect to catch your dinner every day right from the island, especially in the early morning or at night under the dock lights. Lobsters are plentiul and arrangements can be made to purchase them right 'off the boat' . Beachcombing is fun, and treasures such as beach glass, seashells, and old lobster bouys are frequent rewards. For serious fishermen [or women ] , inshore or offshore fishing trips can be arranged. Of particular interest is our capability to take the time to teach kids [and adults] how to be capable and successful fishermen.Harbor tours and sightseeing trips by boat can always be arranged. Information about local points of interest, restaurants,or day trips is freely offered. There is much to see and do of interest in the historic Kittery Point area.
