Gooseberry Island is a small private island located in Portsmouth Harbor adjacent to the Maine shore at Kittery Point. Formerly a retreat for business associates, family, and friends, Gooseberry Island has remained in the same family for 80 years. It is the only inhabited private island in Portsmouth Harbor, and has an unobstructed view of historic Whaleback Lighthouse, Ft. Constitution, Ft. McClary, and the open ocean with the Isles of Shoals in the distance.

The seasonal cottage is a classic New England two story saltbox. The first floor consists of a modern kitchen with tile floor, cherry cabinets, and granite countertops. The bathroom is located directly off the kitchen with an additional shower and changing room enclosure on the back porch. The front of the house is comprised of a large L-shaped room which incorporates the living room/dining area. French doors open onto a classic semi-enclosed, shingled front porch .Gooseberry Island is a 100% private , self contained little ocean kingdom.

Gooseberry Island: This unparalleled island location comes with certain limitations. There is a drilled well and pump house which supply excellent water that must be used sparingly for showers and in the kitchen. While the house and cabin could accomodate a greater number of guests, the ammenities and water supply limit capacity to four or perhaps five if the mix includes young children . The island is powered by submarine cables and has electric central heat. As island living is concerned,it is luxurious. Gooseberry is a change of pace destinaion for guests anticipating a pristine setting with all the comforts of modern living.The cottage and cabin are the only dwellings on the island and no other people have access to the island without residents' permission. Even though the cottage has central heat, it is accessable only by boat, and is therefore only available as a seasonal rental .

Upon arrival, transportation is coordinated from our pier to the island;a distance of about one mile.There is ample secure parking at our dock. It is also possible to arrive by boat. The dock at gooseberry island can accomodate boats up to 50 feet in length. Additional boat transportation can be arranged to and from the island by contacting the launch service which is available on request from early morning through evening. The charge for a round trip from the island to the town dock is a nominal $10 per trip,not per person. The launch is available from 8am to 7:30pm { other times by arrangement } every day except Monday. Other locations around the harbor are similarly priced . Initial transportation to the island upon arrival and departure is included in the rental package. Our boat is available by arrangement or emergency 24 \ 7. We also offer the rental of a 17' Boston Whaler to qualified guests.

Portsmouth, N.H., and York Me., hospitals are both within 10 to 15 minutes from our dock. Boston's internationally famous Massachusetts General Hospital as well as many other equally renown hospitals are only an hour away. A close friend is a surgeon and partner at Portsmouth's Sports Medicine Atlantic Orthopaedics , ten minutes from our dock.

Island ammenities / information: There are six kayaks on the island that can be used to travel to our home dock or to the town landing where there is a general store as well as an excellent restaurant. Chauncey Creek lobster pier, a locally famous restaurant where guests can select their own lobsters from live tanks, is just a short paddle from the island. Dining tables at Chauncey Creek are outside on a deck built over the water with an unspoiled view of the creek and the opposing shoreline.

Points of interest: The White Mountains of New Hampshire are only an hour and a half distant.World famous L.L.Bean and Cabela's are both within 45 minutes. Portsmouth, New Hampshire, with it's fabulous restaurants, shopping,live theatre, beautiful parks,and historical sites lies just at the other end of the harbor.The famous Ogunquit Playhouse is twenty minutes distant by car.The York beaches and Wild Animal Kingdom are located in the neighboring town of York, Maine. For rainy days there is always great shopping at the fabulous Kittery Outlet Malls

About Jim Austin

While I grew up in Philadelphia, our family has roots in the area since colonial times. As a youth we spent summers in Kittery Point, and later I decided to settle here.

Jim Austin purchased this cottage in 1988
Why Jim Austin chose Kittery

Gooseberry Island belonged to my great uncle and as kids we spent much time picknicking and playing on the island. When the opportunity arose to purchase the island from his estate we jumped at it. We had always wanted to have a cottage on the island and our dream finally came true .

What makes this cottage unique

The island always held magical qualities for me as I was connected with it from early childhood. It remains a beautiful , wild place where one can go and put aside day to day cares and truly relax.

Kittery Point is ideally situated on the southern Maine seacoast, within a one hour drive of Boston and the White Mountains of N.H. Regional tourist and outdoor activities abound. Notable among these would be: wonderful beaches and water related sports, deep sea fishing, skiing, hiking, and mountain climbing.Golf, tennis facilities, amusement parks, and an exciting wild animal kingdom are all in our immediate area. Cultural interests include live theater , notable among these, the nationally acclaimed Ogunquit Playhouse in near by Ogunquit, Me.Our neighboring town of Portsmouth, N.H.,is an historic treasure , including the authentically preserved\ restored pre revolutionary section of 'Strawberry Banke '.Historic forts rim Portsmouth Harbor, including a French\ Indian war era blockhouse at Kittery Point, and Ft. Constitution, where Paul Revere warned of the advance of the British forces. The area is also famous for it's restaurants featuring Maine lobster and fresh local seafood.

Other Activities: shopping, kayaking, boating, parasailing, shelling, wildlife viewing, mini golf. The nearby Kittery Outlet Malls are a shopping Mecca, and less than ten minutes away !

    Lovely dinning room table and six matching chairs. Many meals however are taken on the front porch where there are ample tables and chairs for six to dine while overlooking the harbor and open ocean.

  • The bathroom contains an odorless electric composting toilet that requires no maintenance to operate. It is COMPLETELY odor free and actually is superior in every way to traditional plumbing. There is a natural cherry vanity with the wash basin set into a New Hampshire pink granite countertop. The remainder of the cabinetry is also crafted from natural cherry including a fabulous custom shower with solid glass door and beautiful tiled interior. An additional spacious enclosed shower and changing room is located on the back porch with hot and cold running water supplied from our drilled well. Water is a precious resource on the island, and as such must be used sparingly , please.

  • The master bedroom is large with a cathedral ceiling, and has fantastic views of both the harbor and the open ocean. Across the hall is a cozy bedroom under the eaves with two single beds { with the possibility of adding two additional child beds at a moments notice}. Separate from the cottage, and on the other side of the pump house, is a rustic cabin that contains two bunk beds, tv, refrigerator,bureau, and desk. A large double window affords an excellent view of the boat harbor. A special place for kids !

Notes: . There is great swimming in protected waters right from the island beaches. The fishing is very good to excellent when the striped bass are in from late May through September. Generally you can expect to catch your dinner every day right from the island,especially in the early morning or at night under the dock lights. Lobsters are plentiul and arrangements can be made to purchase them right 'off the boat' . Beachcombing is fun, and treasures such as beach glass,seashells, and old lobster bouys are frequent rewards. For serious fishermen [or women ] , inshore or offshore fishing trips can be arranged. Of particular interest is our capability to take the time to teach kids [and adults] how to be capable and successful fishermen.Harbor tours and sightseeing trips by boat can always be arranged. Information about local points of interest, restaurants,or day trips is freely offered.There is much to see and do of interest in the historic Kittery Point area.

SECOND TRIP TO ISLAND - A WEEK TO REMEMBER FOREVER!

THIS WAS OUR SECOND TRIP TO THE ISLAND AND BETTER THAN EVER! TUDOR, JIM & CATUR WERE SO WONDERFUL - FEEL LIKE FAMILY! TUDOR MADE US THE MOST DELICIOUS GRAPE PIE. IF YOU'VE NEVER HAD ONE - YOU ARE IN FOR A TREAT! THE WEATHER WAS BEAUTIFUL AND THE WATER WAS STILL WARM ENOUGH TO WADE AROUND THE ISLAND CASTING OUT - HOPING FOR A STRIPER, WATCHING THE SEAL & BIRDS CHASING AFTER BAIT FISH. WE WATCHED A FLY FISHERMAN IN OUR COVE CATCH & RELEASE A BASS WHILE WE ATE BREAKFAST! WE WERE IN OUR BATHING SUITS A FEW DAYS. BROUGHT OUR BOAT WITH US AND WENT OUT DEEP SEA FISHING - SAW TUNA, WHALES, SEALS AND LOTS OF MIGARATORY BIRDS. HAD LOTS TO EAT ON THE BBQ & ENJOYED OUR FAMILY. EVERY NIGHT WE SAT ON THE OPEN PORCH DRINKING WINE & WATCHING THE BEAUTIFUL SUNSETS! AS NIGHT APPROACHED, THE HOUSE WAS PLENTY WARM WITH THE COOL EVENINGS & SEA BREEZES. SEPTEMBER CAN BE A BEAUTIFUL MONTH TO VISIT THE ISLAND! CAN'T WAIT TO RETURN IN THE SPRING!

Best Ever Vacation

All we can say is "Wow". Andy and I had the best, most relaxing vacation ever. The pictures and prior reviews didn't even match the beauty, serenity and peacefulness of this little piece of Heaven.

Andy, an early riser would head to Portsmouth every morning for coffee and newspapers. When he returned we would spend time on the open porch reading. I don't think I have read a full newspaper in 20 years.

We kayaked everyday, did an off Island excursion each day either going to a historical site, garden or looking for wild mushrooms.

The weather was perfect and we spent early evenings trolling at the mouth of the river. It was just beautiful.

The changing tides, the sound of the birds and the few fish we saw jump in the water, it could not have been a more perfect vacation.

Tudor, Jim and Cutor, thank you so much for sharing your lovely retreat and for the delicious cheese cake. Every detail to your home is perfect. We are just sorry we didn't have the opportunity to visit with you longer. Hopefully next year.

Your reaction to the serene nature of the island brought back memories of my youth when we would often play on the island. At that time it belonged to my great uncle, and it was completely wild with no dwelling on it , but the atmosphere was the same. There was an old foundation and even then I dreamed about having a house out there, although it would be almost forty years before that dream became reality.

Very responsive owners during pre-rental phase. Very warm welcome at the owners' house before they ferried us to the island. The house was as advertised, a one-of-a-kind experience to own an island (for a week) with perfect views. The family was available for advice and picked us up when we needed to get ashore, even set up an appointment with the local car dealership to have our AC fixed. Would definitely recommend.
Loved the fresh blue fin tuna steaks Jim and Catur gave us and Tudor's peach pie was divine - thanks again!

Island Hideaway

When we planned our vacation this year, the original purpose was to introduce our 2 children (14 and 11) to the Kittery of my youth. To show them the beaches I went to as a child, Chauncy Creek Lobster Pier, Strawberry Banke in Portsmouth. Well, we got to Gooseberry Island and all of that took a back seat. The kids were much more interested in climbing on the rocks, collecting shells, swimming, and the big draw for both was fishing off the dock. We were much more interested in sitting on the lovely back porch reading our books and going for kayak rides. We saw amazing sunsets every night with the background music of the crickets and foghorns. We were a little nervous about how our teen and tween would be on an island with no one else around and they loved it. It was a great "old school" vacation with board or card games every night.

This vacation was made even more special by our new friends, Jim, Tudor and Cater. The Austins are a lovely family, very warm and full of information and advise. We look forward to coming back to this special place again next year and starting a new tradition.

Kittery Point Island Cottage Review

Our family of 5 enjoyed a restful and enjoyable week in the Austin's home on Gooseberry Island. The cottage was very comfortable with excellent amenities from the teak outdoor shower to the well-stocked kitchen. We also enjoyed the hospitality of the owners and their son including a very successful half-day fishing trip off shore. Although there is plenty to do around Kittery, ME, we found the cottage and island living was all we needed to truly decompress and enjoy each other's company for a week. Between the kayaks and the very inexpensive launch service, getting off the island is not a chore and adds to the adventure and fun of getting out of the home and work routines. This property is not oversold, it's as beautiful and well-kept as it looks in the photos. Thank you Jim, Tudor and Catur for a wonderful family vacation!
