The bright & sturdy dining room table & chairs accommodate 6 guests while 3 more can sit on barstools at the nearby BREAKFAST BAR. This condo was comfortable (4 stars) & clean (5 stars)! We liked it very much. Got great pictures at SUNRISE & SUNSET from our balcony.

Paring was a little tight, but was not a big issue.

Good Experience, But Not Great.

The condo was good for my family of 5. We enjoyed our time, the condo was clean and the view was great. The only negatives was the ants in the kitchen, the condo stairwell and elevators smelled bad. It was unfortunate that we had very noisy people staying above us playing loud music and smoking on their balcony filling our balcony up with smoke. :(

Owner's Response: Thanks for your review! I appreciate your 4 star rating & your pointing out your difficulties. I do so wish you had CALLED my resort management staff, whose ph# is posted prominently in the condo, because they would have gladly taken care of those issues in a jiffy -- they are VERY RESPONSIVE, PROFESSIONAL & EXPERIENCED at handling every conceivable issue! (I checked - they received no calls or complaints from you) They can rectify virtually ANY problem, but they can do nothing if they don't know about it! You can reach them 7 days/wk 8:00-5:30pm & even after-hours for true emergencies. Quiet time is after 10pm @ The Palms & most guest families gladly abide by that policy. I do so wish you had REPORTED these inconsiderate violators, who were disturbing your family's enjoyment & likely that of many other families vacationing at The Palms! These violators would have been contacted immediately and would have been evicted if they failed to comply. After the fact, there's nothing anyone can do about complaints that go unreported. I regret elevator odor! Sadly, its recirculating/air freshener system is VANDALIZED 1-2 times EVERY WEEK & more often during peak season. Our maintenance person makes quick repairs multiple times each week, but can't take the elevator out of service for hours/days to replace the entire air freshener system when The Palms is filled with vacationers. It has been replaced. These vandals repeatedly damage the stairwells by punching holes in the walls & filling the landings/staircases w/ household garbage & even worse items! Even some guests staying in The Palms have been seen dropping their trash in the stairwells rather than in the dumpster! All of you would be SHOCKED & DISAPPOINTED, as I was, to learn what damage a few "bad apple" vacationers do to The Palms' property, our beach walkover & beach, swimming pool, outdoor bathrooms, etc! Fortunately, those bad actors are the minority; but they cost all Palms' Owners, like myself, a tremendous amount of money to overcome the damage caused by their thoughtless & senseless acts! That said, I prefer to focus on our MANY WONDERFUL GUESTS & FAMILIES WHO TAKE GREAT CARE OF OUR PARTICULAR CONDO & OF OUR DEVELOPMENT IN GENERAL! Our maintenance person takes great pride & continually monitors the stairwells, elevator & entire Palms' property EVERY DAY & promptly removes trash, etc! Somehow he even manages to keep a positive attitude & smile on his face throughout those long hot days of summer!

Your pictures and description are true to fact from the awesome view off the balcony to the well furnished condo. I love how all the condos are only 6 to 7 stories high and from the condo to the beach was close and not a struggle to come in and out ! The two free beach chair rentals were great to have and we didn't have to struggle carrying down our own. This was my second trip to Okaloosa Island and my husbands first trip and he loved it. We normally stay in Panama City but I fell in love with Okaloosa because it's easy breezy with a laid back atmosphere and the beaches are so clean and beautiful ! Thanks for a great stay !!

Palms 405 End Unit

My wife and I had a wonderful time. We stayed here in early July 2010. What a wonderful place to stay. We love Okaloosa Island and have stayed in other condo's there. We like the area due to the fact it is quiet with low traffic. This condo is very spacious and is beautifully decorated. The photos don't do it justice. The view can't be beat and it is located close to some wonderful resturants. (Old Bay Steamer, Floyd's and the Black Pearl to name a few.) Destin is just a few miles down the hwy. Being an end unit you can see the ocean from most rooms. The water was clean with no oil and the beaches are being maintained every day. I would recommend this condo to anyone wanting a nice view in a quiet location at a great price We definitely plan on coming back. . . Also, there is an elevator in the building. Carts are located on the ground floor, so you can make one trip in the elevator. The balcony is a "condo" in itself. The beach in front of the condo has sandbars to the left & right - great for small children. A convenience store is just about a block away. All the makings for a great vacation!
