There are a lot of VRBO homes out there these days, what makes my home unique? I would say attention to detail, and doing my best to make the home feel like home. I have been doing this for over 3 years, and I think it just keeps getting better. I try my best to customize the home to each group that stays, whether it be families with kids, older adults, or wedding parties...I really want everyone at the end to think 'this was a great place to stay'. I love doing this, and I want my guests to feel welcome like they were family when they stay here. My guest home is set up as a private, main floor unit, 2 bedrooms and 2 baths, private backyard and carport. The unit itself is about 1000 SF, plus guests get exclusive use of the backyard with a nice hot tub (children under 5 not allowed in hot tub), propane BBQ and romantic fire table. I now have an AC/heat pump unit for the entire upstairs and the home has been fully insulated, it stays nice and cool even on the hottest days, and very cozy when cold out. The home is very quiet, although it is close to 46th/Market St, it is below the street level with houses in between, result being that it is very nicely tucked in and serene, very private feel. You can hear boats honking in the valley from time to time, either a fog horn or the boat asking the draw bridge operator to lift the bridge, I never get tired of that. Float planes pass by daily, salmon fight their way up the Ballard Locks fish ladder nearby, reasonably priced restaurants that are amazing all around. Ballard has also become the micro-brewery place to be, there are two great small brewery's within a 5 minute walk from the house. The zoo is 5 blocks away, a great family beach a couple of miles, easy back road to downtown and the ferries. It is a quiet, low-density neighborhood, very safe, with easy access to bus routes.

Sweeping views of Ballard and the Olympics, great sunset and evening views....the suns sets in the perfect location for viewing from the living room during the spring and fall. Watch the float planes fly towards the coast at 8:05 every morning. 20 minute walk to the Ballard and Fremont districts. Easy off-street parking, but even on the street there is plenty of parking. There is a TV with expanded cable in each bedroom and the living room, all with DVD. 2 bedrooms with a queen bed in each room, upstairs bathroom has a full bath tub with old-style deep tub and shower, second bathroom downstairs has a large shower and also is the laundry room. Full size, comfortable futon in the living room area, for the 5th or 6th guests. Fully equipped kitchen, tastefully decorated throughout. I take pride on having nice pots and pans, a well stocked spice rack, and several options of oils and vinegars for home cooking. I've even set up the BBQ in the backyard to be accessible in rain, it is a nice setup. The bedrooms have comfortable beds, one a little firmer with a memory foam topper, the other on the softer side with a pillow-top type mattress. The backyard is set up as a private oasis, hot tub with a tent canopy for privacy, and an outdoor hot shower for before and after you get in the tub. I change the hot tub water regularly. There is a propane fire pit and table also. It is a street level unit, easy access for people with limited mobility, just a couple of steps from the carport into the unit. The home is on a steep street, and although there are bus stops nearby it can be difficult for people with mobility issues, renting a car is probably better if that is the case. The home is completely private, bird baths and feeders everywhere, hummingbirds and a variety of song birds are regular visitors.

About Tom Dooley

I have owned the home since 2003, and I live in a unit with separate entrance below. My strategy is 'out of site, out of mind', but I am available if anything goes wrong. Guests have the entire upstairs unit to themselves and downstairs bathroom. The entire backyard is for guests only as well. In addition to the home, I also a Fair-Trade company selling items from Ghana. You will see many items from my Ghana company in the home. I have lived in Seattle for close to 20 years, and have settled into this area, which I really love. I have a nice catalog put together of my favorite restaurants, grocery stores, kayak rental places, and everything else you can think of.

This home is located in my favorite area of Seattle. It has great views, is walking distance to Fremont, Ballard and the Woodland Park Zoo which are great places to visit. It is just a very nice neighborhood to live in.

What makes this house unique

The home is set up to feel like you are on vacation. The canopy and hot tub space in the backyard is surrounded by a well-manicured garden, it feels like you are in nature but you are in the middle of the city. The home is all about convenience and relaxation.

Good Time by All

My family came to Seattle for a four day and what a great time!
The views were terrific, and there was plenty of room for the 6 of us.
A bowl of fresh fruit and veggies greeted us on arrival, Tom gave us a brief tour , orientation.
We had a BBQ for 15 and it was perfect, the backyard with the hot tub, grill and propane fire pit provided a place for everyone to chose from. Tom was very accommodating, and responded quickly to any inquiry.
We will definitely be back to the BallardView in the future.

everything you need

a perfect place to stay in seattle. out of the hustle and bustle, but still in the city. we had everything we needed for a comfy stay in friendliest neighborhood i know (i used to live a couple blocks away) in ballad/fremont, including a well-stocked kitchen (with fresh eggs and coffee!) and a wonderful view from the XL kitchen/living room windows. the price is right, as we did our shopping around in the area. outdoor hot tub was relaxing, we would recommend for any time of year. on a steep hill, this means a beautiful view of nw seattle. plenty of transportation options without a car, bus stop around the corner. we were there with our 5-yr old toddlers, safe and accommodating. there is a great children's park a short walk down the hill and south on 3rd nw & 45th. also a convenience store right there. a bigger neighborhood market (awesome, one of my favorites in the whole city) up the hill for a longer walk, and a GREAT wine selection, go to "market-time" for anything including fresh flowers...walk up the hill a few blocks and left on fremont for a few blocks.

Great Accomodations for a Great Time

Our family of 7 including a 6 month old took advantage of Ballard View Guest House for 2 nights. The bedrooms, kitchen, bathrooms and laundry greatly enhanced our brief time in Seattle following a camping trip. Tom was so thoughtful with a bowl of fruit and cream and eggs in the refrig. upon our arrival. The whole house a/c was a blessing as Seattle was experiencing a mild heat wave. Our adult children and their spouses enjoyed the hot tub and backyard. Things were just as represented on VRBO. We will definitely return!

it was perfect for our large family (washer and dryer were much appreciated...)
we grilled out fresh salmon on the gas grill!
the kitchen is fully stocked with appliances and much more.
the view of the city is beautiful. the Neighborhood quiet.
