This property was completed in September 2010, it is just off the beach, the pool is amazing! There is a beautiful landscaped garden with meandering pathways to a BBQ area, pool and the beach. You will be secure behind a guarded gate, with constantly patrolling security personnel. Property features a private beach, and is with in minutes of downtown or the Hotel Zone. There is a Superama Wal-Mart Grocery store just minutes away on Avenieda Bonampak, a convenience store across the street and several beachfront restaurants just minutes down the road. The ferry terminal is a half a block away too! This is a fantastic location!

When you book we will furnish you with a full array of options for safe and reliable transportation, tours and activities. We have a property manager that will assist you with check in, and any other questions or needs during your stay.

This property could easily rent for $1,200-$1,500 a week with the location and amenities; we do not have any art on the wall, or high end décor. We have made a decision to offer an awesome location, with fantastic amenities and a very comfortable condo at a value price. We repeat this is a value oriented condo, we do not have daily maid service; there is a washer and dryer if you need to wash the towels or sheets. Please do not put mattress covers in the dryer they will melt and shrink.

Everyone who has rented it so far has had a wonderful, affordable vacation and we hope you continue that trend.

Recently a well respected travel website rated the beach Punta Norte on Isla Mujeres as the #9 rated beach in the world and the only beach in the Cancun are to make that list. We mention this because our condo is about a block south of the ferry terminal that will take you to Isla Mujeres. There are numerous other fun activities to do on the island, it is a great way to spend a day making memories.

About The Owner

Our Family has traveled all over the world, when we saw Cancun we new this was it! It has everything we love; relaxing, fun, adventure, nightlife, turquoise blue water, white sand beaches, very helpful and friendly locals that make you feel welcome and all at an affordable price. We knew that we had to get more, so we bought a condo in this perfect paradise get away and want to share it with you!

Our vacation home is centrally located, minutes from everything, but a tranquil world away, safe, secure, beautifully landscaped grounds, an incredible pool and fantastic fitness/workout gym.

What makes this condo unique

Maybe it's just me but the Carne Asada is amazing from the charcoal BBQ.

There is a dock off to the right of the beach, you can rent a wave runner there for $30 for a half hour, and buy fresh fish every day!

The swim up bar palapa and activity palapa are great places to surf the internet on the community wi-fi and have Fiestas.

Great home base for exploring or just hanging out.

We stayed at Paul and Cheryl's home in Cancún for 10 days with our 3 children (11, 8 & 6). I really don't have anything bad to say. It was a fantastic place in every respect. We try to vary our vacations - one day on for adventure, one day off for chilling by the pool or at the beach. Day 1: Chill by the pool. We had the place to ourselves for several hours. BEAUTIFUL, clean pool with lots of security. Restaurant at pool makes amazing quesadillas at great prices. Piña Coladas for the kids (no booze, of course). Everyone from guests to residents to employees were so so friendly and helpful. Made friends with an iguana dubbed Juan by the kids who hangs just at the beginning of the path from the garage that leads to the pool -- loves eating flowers. Day 2: Drove to Chichen Itza/EkBalam and Valladolid (cool colonial town) for the day. It was about 2 hours each way on the toll road, which is pricey, but well worth it. We were exhausted, but loved every minute. The kids climbed all over the ruins at EkBalam, found bats & didn't want to leave. Day 3: Ferry to Isla Mujeres, which is so close -- North Beach there was beautiful & the children really loved the golf cart tour of the island & the ferry ride itself. Day 4: Xcaret -- a must. Day 5: More down time at the pool. Day 6: Coba and Tulum -- amazing places. At Coba, we rented bikes & rode around the site, climbing ruins & generally wreaking havoc -- kids LOVED it. Tulum is very touristy and crowded, but the site was fantastic & definitely worth it. Day 7: Beach at the Marriott MagnaCasa -- we bought a day pass to the beach/pool area for $100 and got $80 worth of restaurant vouchers, use of all/any beach chairs & umbrellas and the towel service. Day 8: Our last glorious day at the pool. We bought groceries at the WallMart down the road which was so helpful. Went to the LDS church (Barrio Cancún) which was just 5 minutes away on Sunday and even took the kids to see Cinderella (with Spanish subtitles) at the mall nearby our first night.

The actual condo has incredibly comfortable beds, plenty of room for 6 and some very handy perks (sand toys, beach and pool towels, COOLERS!! THANK YOU FOR THE COOLERS!!) The washer/dryer were so convenient. As I said -- nothing bad to say. Thank you so much, Paul for taking care of us. It was our first international vacation with the children and it was absolutely spectacular.

Relaxing and Worry Free!!

First time in Mexico, family of 5(3 teenagers) and a little nervous about everything. We spent many hours researching where to stay. My daughter found the condo, we read all the reviews then debated as a family our wants and needs. In the end we booked it and we are all super glad that we did! We used USA transfers for private excursions to Xplore and Chichen Itza and were wonderfully satisfied; highly recommend going private. Upon arrival we passed more or less smoothly through the security gates (most reassuring), walked into the condo and were timidly looking around, the person who was supposed to meet us could not be there as our flights were delayed so the patient lady who was able to greet us did not speak much English so that was a little problematic but not really a big deal. We felt a familiarity to the place as the pictures we saw online were truly what we walked in to. The view was beautiful, the condo very clean and we dropped our stuff in the bedrooms and proceeded to go eat at the restaurant located in the complex. The menu is written in Spanish and we spoke very little, there was however help available and we were able to figure out what we wanted to eat. The food is very good and the presentation is a 5 star, we were pleasantly surprised to have such a fantastic place to eat right there; prices are extremely reasonable.. We had beach towels, pool toys (the ball rocked as a pool toy), even books to swap out when you finished yours. The washer and dryer was awesome to have and we did use it often. The water was a little tricky for the shower, our first night we all took cool showers as we could not adjust to find the hot water, but we did figure it out on day 2. We walked the beach and enjoyed just feeling the breeze and seeing the gorgeous water. We went to the hotel zone once and it was beautiful. We went to Tortuga beach, bypassed all the rentals and found our own niche and swam for a couple of hours, ate at the local beachside restaurant and then could not wait to get back to the condo to relax and have quiet. The pool is absolutely the high point of our vacation; we RELAXED!! We used the cooler (thank you for that) brought drinks and snacks, sat a read our books, played in the pool and would all agree that is was the BEST PLACE EVER TO STAY!!!! The kids are already planning for next year :)

great view

We really enjoyed the ability to just hang out by the pool or even in the condo with the patio doors open and enjoying the view. Condo has 2 bathrooms (a must with 20 year old daughters) and great king size beds. VERY close to the ferry to Isla Mujeris, where we spent 2 days. LONG ways to places like xel ha or tulum, which takes about 3 hrs total. About 1.5 hrs ADO bus ride to Playa Del Carmen. Short taxi or bus ride to shopping areas and ADO bus lines. Property is very well maintained and security is excellent. As mentioned by other people, the pool restaurant prices are very reasonable. Would definitely consider booking again sometime. Thanks again to Paul and Cheryl who offer an excellent vacation opportunity at a reasonable price. They were great to deal with and very quick to respond to emails.

Family Vacation

We just got back from visiting Cancun and we loved staying at this condo. The amenities on the property are fantastic (walking paths, grills, playgrounds, beautiful pool, fitness center and an indoor kids playroom). The restaurant by the pool serves breakfast, lunch and dinner and is very reasonably priced and has kid friendly options. We watched the bowl games and NFL playoffs on the flat screens while eating dinner on different nights. This condo is bit isolated though - we didn't find anything within walking distance, but that being said, it was a very short taxi or bus ride into the downtown area. And an easy bus ride up to the hotel zone. The ferry is very convenient for a day or two on isla mujeris and the beaches and restaurants there are amazing. A good thing to note is that a few of the restaurants in downtown do deliver (Rino's is a good italian option) so if you want a quiet night in, you aren't limited to cooking your own meal or eating at the poolside restaurant. We did stop at the grocery store on our way in - the shuttle will do this for you and charge you about $20-30. you can also take a cab from the condo - about $4/each way after you get settled in. The pool is beautiful and very safe for small kids, but the beach is only average. Lots of boats dock there and the water isn't the clear blue color that you see in the hotel zone and there is lots of debris in the water. But nice for walking. Overall, a nice location outside of the hotel zone.

My husband & I celebrated our 5 yr anniversary here with some friends. It was an amazing stay. Condo - beautiful and clean. Grounds - clean and safe. We already informed Cheryl and Paul that we will be back! Thank you guys for allowing us to stay here. Love it!!!

THIS JUST IN! Playa Del Norte on Isla Mujeres was named the 14th best beach in the world and the ferry terminal next to our vacation home takes you there! The ferry terminal to Isla Mujeres is less than a block away from the entrance and a fantastic opportunity! The 1st ferry leaves at 6am (and every half hour after that) and the last ferry back from Isla Mujeres is at 10pm. The last time I checked the cost was only 70 pesos per person each way. The beaches, markets and sights of the island make for a great day!

  • King size beds (1) Pillow top mattresses with 400-500 count Egyptian cotton sheets, I have got to tell you these beds are soooooo comfortable it is amazing!, Sleep Sofa or Futons (1) There is a full sized air mattress in the guest bedroom closet with a vacuum/blower sheets, pillows, and blanket.
