Bell Island State Park, local town festivals and historic landmarks including Stratford Hall, George Washington's birthplace and Christ Church.
Our vacation river home was designed and built to entertain our many friends and family members. We affectionately refer to it as 'the house that love built'. It is owned by 2 couples that have known one another for 30 years. Trish & Jeff Tomsic and Alston & Bruce Johnson of Richmond.

We new the Northern Neck was special, but had no idea of its splendor! The crabbing and fishing, the endless sighting of Bald Eagles, Golden Eagles and Osprey. The fabulous sunsets and evenings entertained by the starlit sky you must experience! Everyone who has been here wants to come back...so we decided to share. We open our home to guests only 5 weeks out of the year. This keeps our home a home, and allows others to enjoy what we experience the rest of the year.
We are lucky enough to live in Richmond, a short drive to the River, which allows us to visit frequently. We also like to travel, and believe that this hideaway should never go without a family enjoying all that it and the Rappahannock River has to offer.
We have 9 award wining wineries within 30 minutes of our point.
There are many Historical attractions and quaint towns to explore, small locally owned restaurants that take pride in the local specialties.
Antique shops and thrift stores speckle the local landscape which provides treasure hunting at its finest!
Our neighborhood is small and shared by wonderful, friendly people who appreciate the area as much as you will.
A common misconception of the Rappahannock River is that people think of our river being a muddy river. The Rappahannock River is far from that. It is the cleanest river on the east coast. There is absolutely no Industrial sites along it's shores. We have the most incredible expansive view with white sandy beaches and when the winds picks up...we have rolling waves that put you at the beach! . Everyone loves the sound and the smell of the salt water and constant Virginia Breeze! Out Point is named Little Florida and when you Google Earth it's location, you will see why!! It is truly a magical place!

My family and I had an amazing vacation here! Lots to do for all ages! We ranged in age from 9 years old-67! Teens and their friends had a blast: Water volleyball, kayaking, crabbing, fishing and corn hole! It was relaxing and beautiful! Sunsets were breathtaking! We could not stop taking pictures. Trish was amazing to get us set up in the house when we got there, and was available the whole time we were there if we had questions. Shallow waters, so safety was easy! Kitchen was very well stocked with all the details you would have at your own home! Crab pots, electric griddle, serving platters......you name it, it was there. This place WILL NOT disappoint! We can't wait to come back!
This is one of those places that you really don't want everyone to know about!The owners are great people,the type of people you would really like to spend a vacation with!The ad for the rental was modest to say the least!We have had a family vacation every year for the last 16 years and this was by far the best!!!When you talk to Trish( one of the owners,) you will know what we are talking about!!! Please do not book our time next year because we are going back!!!That's it I've said enough. PS did I mention this is a wonderful place?
This was the most relaxing vacation we have ever taken with our family. When we booked this house in Feb 2013 little did we know it was the smartest decisions we ever made. We like to vacation with the family, 3 daughters, 2 son-in laws, 1 grandson and my husbands parents. We wanted to do something different then the Jersey shore so we searched for houses in the Chesapeake Bay area and this property popped up....we are so happy that it did! It was just as described and then some...The house was very clean and it was great that we did not need to pack sheets or towels. Having the river right there was perfect for both my grandson and my mother in law....The ladies went to a winery and the men went golfing. We all enjoyed the kayaks, the floats and the "relaxation station". We played games, cards and even completed 1000 piece puzzle. We felt like we were right at home! The owners were great to work with! We would recommend this house to our family and friends and we will definitely return!
Our family (4 adults, 2 boys) had a fun, active vacation! We fished, kayaked and boated to our hearts content. I think most memories were made on the wonderful screened porch and pier. Trish,Jeff, Bruce and Alston were gracious hosts and made our rental experience very personable and enjoyable. We look forward to another vacation at Little Florida in the near future!
Little Florida is a peaceful retrieve from the active life most of us lead. You travel through farmland wondering where the river is and then your on this small peninsula surrounded by water to a home that is more than you have anticipated.
There were ten members in our family, 6 adults and 4 grandchildren ranging in age from 3 to 11. The first thing we did was explore the beach, the dock, the home. There was so much to see and so many activities provided for all us, we were elated. The home is fantastic and larger than expected which gave everyone a space of their own.
The week went by too quickly. Everyone enjoyed the water and the sandy beach. The children explored the waters for shells and other items, dug in the sand to make castles, tunnels to channel water and holes large enough to partially bury themselves, while the adults basked in the sun. We all took turns on the kayaks daily which enabled us to travel far and wide. At dusk, we fished from the dock which was a new and very exciting experience for the grandchildren. They caught a few fish that were put in a bucket where they were watched, held and squeezed but finally thrown back in the water. At night we played games, made puzzles, watched movies and after the children went to bed sat on the deck in pleasant quiet and watched the river.
Nature itself gave us unanticipated joy. There is a nest with adult and baby osprey and we were able to watch their daily activities with provided binoculars. One day, an eagle tried to get to the the young ospery. We were all entranced, young and old, by the air attack and defensive flying plus the vocal squawking that ensued. All ended well. We watched a blue heron swimming in the moonlight that was absolutey breathtaking. On the front lawn, it was delightful to watch the antics of rabbits as they searched for food and played. By far the most wonderous sight in this fantastic place was watching the evening sunsets across the wide expanse of the river.
During the day, we took turns exploring the museums, and the small towns that were easily accessible from the location of the peninsula. My only regret is not having the opportunity to visit one of the local vineyards but then that is something you look forward to on your next visit.
I would like to personally thank Trish and Austin for all the effort they put into making this an exceptional vacation for everyone who visits their very special home and place.

Almost afraid to write this review, fearing that this vacation house will become so popular that I won't be able to book it myself! This is the perfect cottage, similiar to those big, modern, comfortable vacation houses in the Outer Banks, but, with no crowds or traffic. Everything included in the web site and the reviews below are true, it is a remarkable house. The hosts have thought of everything you would need to enjoy yourselves, the neighborhood is small and friendly. We enjoy fishing and were able to catch more than enough for a big family dinner. Yes, this one is definitely a keeper!
Property located on the Rappahannock River on the southwest shore of the peninsula shown, called Little Florida. Map marker shows property on the Farnham Creek and is incorrect.
Other Activities: Kayaking, all water sports, biking, crabbing and great fishing! Walking and hiking the Wildlife Preserve located less than 1 mile away. Fabulous Antiquing and quaint shops. Historical sights and wonderful award winning wineries!

50% (1,400) deposit required with signed lease agreement. Cancellation agreement: Deposit forfeited if cancellation occurs within 60 days from start of lease. Balance of rent due 30 days prior to occupancy. A security deposit of $500 is required and will be returned upon inspection. Cleaning fee is refundable if unit is cleaned by tenant.
Monday - Saturday short week rates are 2,000 per week.
Payment is usually accepted in the quoted currency (USD) unless the currency and the amount is specifically agreed in advance with the owner / advertiser.
