Villa Fabia is a gracious two-storey and about 300-square-meter (about 3,229
square feet) villa with a swimming-pool. It overlooks the countryside around and
it is surrounded by a 3000-square-meter (about 32,292 square feet) fenced-off
garden. The house sleeps 10 people. It is located on the border of Tuscany,
Umbria and Lazio. It is 70 km (about 43.5 miles) away from Rome. The house is
equipped with winter heating and parking space. Small pets are allowed as well.
Villa Fabia has four bedrooms, two being double bedrooms and the other two being
twin bedrooms. There are also two living-rooms with a fireplace, a third
living-room with a kitchenette, and three bathrooms.
Villa Fabia is situated on the top of a hillock in the countryside of Sabina.
Sabina is an agricultural territory consisting of small hills on the border
between Tuscany and Umbria. The area was the first nucleus of the powerful
Ancient Rome, and it is rich in sites of historical and archaeological
importance and interest. Villa Fabia is three km (about 1.9 miles) away from
Collevecchio, small hamlet which boasts several historical monuments.
The villa is situated on the summit of a hillock filled with trees. From the
house and from the garden you will have a wide view of the hills covered in
green olive groves and vineyards in the middle of which you will spot red roofs
of villages here and there.
The garden and the swimming pool
The garden of Villa Fabia is completely fenced. Once through a beautiful
wrought-iron gate, a driveway framed by trees will lead you to the house.
The villa is a beautiful age-old house surrounded entirely by the garden.
Along the façade of the house you will find a large portico sustained by masonry
arches. It is a lovely and fascinating angle: you will find armchairs where you
will be able to sit in the shade and enjoy the view of the garden, several large
vases filled with flowers, and a small collection of fragments of old-age
On the other side of the house you will find a second large patio which is
covered and where you will have a wood-fired oven and barbecue.
In the garden, quite flat, you will have several places which you will find
pleasant just to linger in the shade of the several trees therein.
The swimming-pool is in the middle of a big sun-drenched and green lawn area.
From such lawn you will be able to lean over as if you were on a terrace and
overlook the valley below, enjoying the endless panorama of the surroundings.
Around the swimming-pool, there are umbrellas and deck chairs. Your kids will
have plenty of space to play outdoors.
The swimming-pool is 8.5 x 4 meters (about 28 x 13 feet) large. It is open from
the first of April to the end of October.
Villa Fabia has an interior which preserves the beautiful structure of a
Nineteenth-century countryside house.
Its thick stone walls keep it naturally cool and fresh during summer.
Once through the large arched main door of the house, a gracious and spacious
living-room with red couches placed around an old fireplace will greet you
welcome. From such living-room, you will be able to reach a small corridor
leading to a twin bedroom and a bathroom with shower.
From that living-room you will be able to reach another living-room which is
quite spacious and also divided in two by a brick arch. In one side you will
find a large masonry kitchen, a dining table, and a patio door which gives
access to the portico and the garden. The kitchen is well-equipped and it
features a four-burner stove, a dishwasher, a washing machine, a fridge, and an
The second part of this living-room is furnished with a large square-shaped
couch in the middle of the room. A small corridor will enable you to reach a
double bedroom. Moreover, you will find a patio door leading to the garden, the
area equipped with the wood-fired oven and barbecue, and a staircase to reach
the upper level.
On the upper floor, you will find a second elegant living area furnished with
nineteenth-century sofas placed in front of a large and age-old fireplace. Here
you will also find a double divan bed. From this living-room, you will be able
to reach two bedrooms, one being a double room and the other being a twin
bedroom. Both bedrooms have patio doors leading to a large terrace overlooking
the garden and the swimming-pool, furnished with tables and chairs. The double
bedroom has a bathroom with bathtub inside. In addition, the upper floor also
has another bathroom with shower. The villa is equipped with satellite-dish
Villa Fabia is completely furnished and decorated in minute details. The careful
selection of furniture and antique objects renders it cozy and enthralling. You
will feel as if welcomed in an old house belonging to a friend.
Nearby tourist attractions
Villa Fabia is three km (about 1.9 miles) away from Collevecchio, a small and
age-old hamlet where you will find shops and restaurants. The nearest restaurant
is only 800 meters (about 2,625 feet) from the villa. Amidst the hills of
Sabina, you will be able to find a great number of old convents, monasteries,
and farms which produce excellent agricultural products, among which there is
the great extra-virgin olive oil. You will be able to go through the ‘Via
dell’olio’ (Street of the Oil) and visit the Museo dell’Olio (Oil Museum) in
Fara Sabina, or even go and see the oldest tree in Europe, a gigantic olive tree
planted thousands of years ago which still produces 12 quintals (about 44.4
bushels) of olives every year.
You will be in a convenient place to visit Rome, Umbria, and Tuscany.
Rome, a city to be absolutely visited by any person who comes to Italy, is
reached by car after a drive of about 70 km (about 43.5 miles).
Cities of art in Umbria and Tuscany which are also easily reached are Perugia,
Assisi, Orvieto, Cortona, Arezzo, Siena, Florence, Pisa, among others.
The nearest airports are the ones in Rome, Ciampino and Fiumicino.
