3 bedrooms, 2 baths (sleeps 13)+ office

3+ acres, custom home and the Llano river all wrapped up in a great package! To die for views of the Llano River from your porch-its very peaceful, private and spectacular here! Dinner parties on the back porch and morning coffee are a whole new experience on this oasis of a property. 760 sq ft of covered front and back porches to enjoy it under too! The river is a hop skip and a jump where you can toast smores in the firepit, take a dip in the river, fish, or take the family down with a picnic...dogs love to romp here too....you literally have your own private beach! Well appointed home with 3 private bedrooms and office (bed setup includes 1 king, 1 queen, 2 bunk beds each with a trundle and one twin w/ trundle in office) sleeping a total of 12 in beds. We also have a queen sized blow up air mattress upon request. Home is stocked with towels, linens, a kitchen with everything you need, laundry facilities and a setup for pure relaxation. An absolutely fabulous place to bring the family for some unplugged time (no WiFi or TV services) and have some REAL fun together. If you can bring the canoe and take a stroll down or up the Llano River, a very fun exploration you will never forget. Jet skis can make it up to the house or a fishing boat with a trolling motor. Check in and see if your dates are open and start planning your next get away! PS We are pet friendly here too with a fenced yard at the house and custom dog kennels-the dogs LOVE it at the river! Everything was greay we had a good time and Carol was great. I do wish there were some sport channels and wifi but other than that everything was perfect. Thank You!!

Great family weekend

Just spent father's day weekend at this wonderful property- we had 6 adults, 3 kids and a dog and it was very comfortable. The home layout is perfect so everyone had their own space. The kitchen was a cook's dream, nothing was left out. We enjoyed spending our days in the water, which is shallow enough for the kiddos. Set up a canopy, had a couple of kayaks, and tons of floats- we didn't want to leave! In the evening we enjoyed watching the sunset from the fabulous back porch. The family was sad to go- we will definitely make this a regular rental. Great family memories :)

AMAZING PROPERTY!!

We stayed here over memorial day weekend, 4 adults, 4 kids and some dogs and had an absolute blast! The house is beautiful, spacious and has ALL the upgrades to make your stay comfortable and stress free. The water was clear and flowing, allowing the kids to have a great time hunting minnows. Roasting smores over the fire at night while sitting under the stars by the water was a memory I will never forget. The great oaks in the yard made for the best family picture spot I have seen in years. This place has it all- it is a paradise. We will be back for sure!
