**LOWER RATES FOR WINTER** Yes...We Still have plenty of Water! This private waterfront house located in Spicewood, Texas (35 miles Northwest of Austin) where the Colorado & Pedernales Rivers Merge. Sits in a quiet area on 1 acre of beautiful land w/ a gentle walk down to the water & Covered Boat/Swimming/Fishing dock. Huge back deck overlooking the lake w/ a 7 Person Hot Tub. The house has 3 BR & 2 full BA (one w/ jacuzzi tub) & sleeps up to 12 comfortably (Queen in Master Bedroom, Two Queens in 2nd Bedroom, Bunk Bed (full on bottom/full on top) & Queen Size Sleeper Sofa in Living room. There is a kitchen w/ all needed kitchen utensils, full sized refrigerator/freezer, dishwasher, stove/oven, & microwave. For our guests enjoyment there is large living room w/ a fireplace & a Big Screen 52'' TV with DVD/VCR & Satellite and a dining room. The game room has a full-size Brunswick Pool Table & Video Poker Game. There are 3 other TVs w/ Satellite (one in each bedroom).

    Cancellation Policy
    If you cancel once you have a confirmed reservation, a $50.00 Cancellation Fee. If you cancel with less than 14 days notice, then the full amount of your reservation will be charged. All Cancellations must be made by phone, “person to person”. No voice messages or e-mails will be accepted for cancellations. A cancellation number will be given. If you leave early or are a “no-show”, you will be charged for the Full amount of the reservation.

There is a Stereo/CD player with indoor and outdoor speakers, and a selection of books, games, magazines, CD’s, and movies. There is also a washer/dryer for guests use, as well as a propane gas grill with patio set and chairs. The house has 2 covered porches with ceiling fans and there is a volleyball net, basketball hoop, croquet set, and horseshoes. There is a public boat launch about 15 minutes from the house. We provide all Linens, Towels, Paper Products, Dish Detergent, and Trash Bags. Come spend a fun vacation at Lake Travis Vacation. Full Kitchen, Washer/Dryer, We provide Linens, Towels, Paper Products, Trash Bags, and Dish Detergent.

We stayed in this home over the Christmas Holidays. We absolutely loved the house! The hot tub was very enjoyable and the views to the lake were beautiful. We will definitely be visiting again during the summer months!
