Lovely secluded downstairs apartment in a private home on semi-private pond. Apartment has it's own entrance and porch that overlook a wooded lot and stunning pond. The covered porch has table seating for four and gas grill, and will provide the perfect place to relax and enjoy the Cape Cod summer. Immaculately remodeled spacious apartment, with all the comforts of home. Open floor plan living room and dining area add to the spacious feel. French doors let in lots of light and the gorgeous views. Wide screen LCD TV with premium satellite service and broadband wifi keep you connected to the outside world. The bedroom has a queen bed with picture perfect view of the pond. Comfortable sleep sofa has its own sitting area. Excellent central location, close to bay side beaches (Gray's Beach), sound beaches (Seagull Beach), and downtown Hyannis - all less than 10 minutes drive away. Grill up dinner on the propane BBQ or paddle around the pond in the 3 person canoe. However you spend your time, you'll be glad you spent it here.

We love the beach! Cape Cod is a great place spring, summer, fall and winter! With a pond front home you have swimming, boating, fishing and ice skating all right outside your door.
Comfortable private deck, is the perfect place to lounge and relax - day and night. You can enjoy the views, cook up a meal, enjoy the nature or good book and be cooled by the breeze. The pond is clean and quiet, lots of wildlife to watch or fish to catch. Paddling around the pond in the canoe is relaxing and fun. Hop in the car and you can be at Bayberry Golf Course or one of the famous Cape Cod bike trails in less than 2 minutes.

This is an average rental at best for this price point. It should be more like $400 or $500/week. Do not rent this place unless you really need something, for the following reasons:
The "house" is a basement apartment so it is very dark. You will always need to turn the lights on indoors during the day in the kitchen, bedroom, bathroom and living room – basically the entire place. The floors are cement and there is not a lot of ventilation. There are no windows in the bathroom, and despite an air dehumidifier placed in the bathroom, it never aired out well. We were asked not to open the bedroom windows either, which was awful because there was a musty smell in the bedroom and the fresh air would have really helped.
There is no coffee table. There is no laundry.
The dining room table is a cheap, rickety small table that extends to seat 4.
You can hear a lot of noise from the upstairs apt when they are walking around and it’s pretty loud - enough to wake up a light sleeper.
The dishwasher takes 2 hours and is very loud – do not run it right before you go to bed, it will keep you up.
The outdoor grill is broken so you need to light it manually to get it to work.
The owners were late in responding to requests for life vests, questions about the broken grill, etc.
A few good points:
Good central location to golfing, supermarkets and local small beaches.
The bathroom was recently remodeled, which was one nice thing.
Kitchen had enough pots and pans and dishes to self-cater.
Pond is nice but very small.
The outdoor deck is actually very nice, but there is not a lot of space in-between houses (you are in open view of the other house decks around you) so you never really feel like it’s very private.
The owner was fine but did not really make the effort to be very welcoming, warm or polite. I felt like she is someone who "deals" with the pain of renting out a unit for the money but would prefer not to.
Obviously I am not coming back here.
The pond is lovely; canoe is still available; apartment is clean and adequately supplied; the owners are nice. However the downstairs unit now renting is not the sunny, bright space that the upper unit evidently was. The living room is dark with light somewhat blocked by the deck overhanging from above and it has a darkly painted cement floor. Neither the small kitchen nor the bathroom has a window, therefore no natural light. However, the bedroom is brighter with natural light. But be aware: you can hear every single footstep from above both day and night made by both humans and animals (2 cats). I was unable to sleep at all the first night. The owners did make adjustments to improve the noise level thereafter, but there is no insulation between floors and the upper floors apparently are not carpeted. I left a day early to go home and get some nighttime quiet and uninterrupted sleep. I'm surprised the owners did not credit me even a little to make up for that terrible first night.
Thanks to everyone for the great reviews! New for 2014 the upstairs apartment is no longer available, the downstairs apartment is making it's debut. Same great location, amenities, and attention to detail, just a little smaller (only 1 bedroom). Hope you enjoy!
My husband and I spent 4 nights here with my son and his girlfriend. The layout allowed ample privacy for both couples. The house was immaculate, modern, and had everything we needed to enjoy our stay. Beds were very comfortable, showers were great, and kitchen fully loaded. The private office allowed some unexpected work to get done without interference. It was a perfect central location to access all the Cape has to offer. We appreciated that Joyce allowed a late checkout so laundry could be done before heading to Logan Airport. We would definitely go back and highly recommend it to 2 couples looking to spend time together.
This house accommodation is exceptional in all aspects and I would highly recommend staying here. Staying in the upstair accommodation only, would perfectly suit two couples vacationing together. The kitchen is modern with good quality appliances, the lounge/dining area is spacious and comfortable with a homely feel and features a top quality entertainment surround sound system. There are two good sized bedrooms, one with french doors opening on to the large veranda with en-suite with bath and seperate shower. The second bedroom has a bathroom next door with over bath shower. The outdoor space of this property is without doubt the best feature of many good features. The veranda can be accessed via any of four sets of french doors which runs the entire length of the property. Out door dine in style while watching the multitude of wildlife at tree top height whilst feeling part of the environment nestled in the woods with views of the lake.
