High Shelter Farm is a 270-acre sheep farm offering complete privacy from the road, lovely views of Mount Ascutney, and on-site hosts to your Vermont vacation. The guest apartment is the ground floor of the farmhouse; your hosts live on the upper floors.

The four-room guest apartment is 1200 square feet, with one bedroom and a sofa bed in the living room. Relax and get lost in the hammock under the sugar maples. The comfortable apartment has everything you could possibly need, just bring your toothbrush! Fully equipped sunny kitchen, high thread count linens, king-sized bed, private patio, grill and firepit. Washer and dryer, guide books to the area, a DVD library provided.

Continually being updated, our bright sunny rental has a huge jetted tub for relaxing, a wood stove for chilly evenings, and the charm of Vermont-made furnishings and artwork.

Swimming pool is open all summer and is shared with the main house. Pond and stream on property. Enjoy eggs from our laying flock and the flowers in the garden, pour our maple syrup on your breakfast pancakes, build a fire in the woodstove, walk down a dirt road to the beaver pond and watch the bitterns fish. When you have finished rusticating, enjoy the excellent cell phone reception, high speed DSL, 200 TV channels, and central heat and air conditioning.

In 10 minutes by car, you can be picnicking by a covered bridge, canoeing the Connecticut River, playing golf at the Crown Point Club, picking fruit in season at Wellwood Orchard, or hiking Mount Ascutney trails. 30 minutes from Okemo for skiing; 40 minutes from Woodstock; 40 minutes from Dartmouth College.

A pet (cat or dog) is fine, so long as it will not chase or harrass our sheep or chickens.

This is a non-smoking home. Smoking outside on the patio only.

Due to the presence of a swimming pool, children must be 10 years of age or older and able to swim to stay during the pool season (May through September).

About Grace Knight

Your hosts are Randolph and Grace Knight. Grace is a 53 year old sheep farmer. Growing up outside New York City, Grace's favorite part of the year was vacation visits to her grandparents, aunts, and cousins who lived in Vermont. As soon as she could move to Vermont, she did. Randolph grew up in Florida, but has loved Vermont since his first visit in 1985. The Knights live at High Shelter year round. They enjoy farming, gardening, and travel. When they travel, they always stay at a vacation rental! They look forward to sharing their special part of Vermont with you.

Peace, privacy, and the feel that this is the real Vermont. Surrounded by hundreds of acres of woodland, nature is at our doorstep. But, we are so close to major resort areas (Woodstock, Hanover, Sunapee, Manchester) with their cultural opportunities and retail stores.

What makes this farmhouse unique

The Knights live here, but completely respect visitors' privacy and need for peace. If visitors need suggestions of things to do, directions to their day's destination, or help with a maintenance issue, the hosts are right there. Because we live on-site, the apartment is always impeccably maintained and completely stocked.

Perfect Autumn at High Shelter Farm

High Shelter Farm is the epitome of perfection. In addition, Grace, the host, is the personification of elegance. Since the family resides on the premises, nothing is wanting & questions are answered when asked. All this, and more, is there just for you. Clearly, this 270-acre paradise is the finest property we have yet to rent, regardless of location or price. If you’re looking for privacy, peace and solitude, this is the place. If you want a vacation property nearby to major resorts, look no further. If you’re looking for awesome scenic views from inside or outside the premises, this is it. If you want a winter wonderland, we would believe that you’d find it here.
Randy, Grace’s husband, told us that we hit peak-week for autumn foliage. If it can get any better than we experienced, we can’t imagine where that could possibly be. We took so many gorgeous photos just traversing the ½ mile driveway that it took over 30 minutes just to make it up to the house. Another ½ hour melted away as we drove from the house back to the highway, snap, snap, snapping all the while.
When hiking on well-marked trails, or coming and going, we were always treated to antics of Tess & Liza, beautiful, young & playful farm pups that never seemed to run out of bubbly energy. Ranch-raised apples were plentiful to feed Molly & Summer, the appreciative donkeys that always brayed when we were spotted. Nearby ducks, chickens, and sheep added to the ambiance along with fresh eggs, a king-size bed with an excellent mattress, large bathroom with 2 sinks, BBQ grill on a private patio, internet access, & fresh flowers. Oh, we were invited to & did partake of the many herbs, fresh each day, for our salads. Large-scale maps, lists of things to see and do were right at hand. While motoring to explore the surrounding countryside & mountains, we were greeted by Vermont beauty and hospitality everywhere we went. But we were constantly beckoned back early each day to enjoy all that High Shelter offered. What could be better?

Absolutely Fabulous Stay

Our only complaint is that we couldn't rate this stay with 6 or 7 stars. From the minute we arrived our gracious host,Grace, made us feel like special guests. The refrigerator had fresh eggs from the farm,a loaf of whole grain bread, quart of milk,orange juice and fresh muffins. We did a lot of nothing for 4 days and only wish we had longer to do it. The scenic views, the herb garden outside our door,the fire pit, the beautifully manicured flower gardens,the hiking trails don't even begin to explain the serenity and peacefulness felt on this property. The king size bed was the most comfortable we have ever slept on. The owner even gave us the name,model and place of purchase. We plan to buy one. The two person hot tub was wonderful as well. Thank you Grace for making our 4 day anniversary getaway one we will always remember. Next year its going to be a week or longer.

Fun, clean, excellent location!

I thoroughly enjoyed my stay at High Shelter Farm. The rental was private enough for just me and I wouldn't hesitate to bring a guest. The kitchen is to-die-for with lovely views of the woods and property!
Grace has everything you might need for your first night and if you're missing something it's just a short trip up the road.
There are a tremendous number of day hikes in the area and this is a nice base from which to do them. The trails on the property are all wuite nice as well. The few days I was there parts of one trail were under water so be prepared to get a bit muddy.

There is also plenty of shopping and touristy things if you're into that or need to get out of the weather.

The owners dogs are very friendly which I really enjoyed.

I hope to make it back to Vermont and want to stay here next time and hopefully bring my own pooch!

Beautiful setting and accommodation

High Shelter Farm has to be one of the best rentals we have stayed at and we are quite well travelled using vrbo regularly. We arrived in the snow to a warm apartment with the Xmas tree lit, home made cookies and provisions in the fridge to get us through due to late arrival. The home is clean and cosy and well equipped for professionals and family alike. Grace is so helpful and hospitable , there are walking trails on the property and amazing New England scenery on your doorstep. For us it was a real tranquil break in a lovely place . Now that we have your attention, maybe you can discern the irony here - if we are selfish, we would keep the use of High Shelter Farm only to a few, but if we are sharing, we would want the Knights to experience great success with guests coming to this
amazing location. So, I guess we will come down on the side of highly recommending HSF,
only : if your like privacy, a beautiful apartment/ home away, warm and gracious hosts,
a working farm, clean VT air and bright starry nights, beautiful mountain views, lovely
accommodations in every room and a companion named Tammy. We still are reaping the rewards from our time here and speak often of our good memories. Thank you

Our Fall Foliage Long Weekend

This is our second time staying at High Shelter Farm and I can't even say enough about the place...it is truly wonderful. The apt. is gorgeous with lots of windows to look out at the scenery, a fabulous kitchen to cook in (which for me as a cook is awesome), great furnishings - comfortable furniture to watch tv or read a book, and a very large and spacious bedroom with top rated sheets and comforter on the bed...which is a king size one so very spacious and very comfortable. There is a large bathroom with a great shower and a whirlpool tub...you really can't ask for more. Grace is a lovely host and is always available to answer any questions or give you advice on place to eat or places to see around the area. We love the fact that the place is pet-friendly so we can bring along our cats. Tamson, the resident farm dog, is always such a delight to see at your doorstep (she won't enter unless you tell her). We loved playing "fetch" with her. We found this place a much better option for the price and what you get than any other B&B or hotel you could get around the area. We will definitely be returning again to High Shelter and looking into staying for a week next time. I would highly recommend this place to anyone.

In Weathersfield, VT (Postal address Perkinsville). 3 1/2 miles from Exit 8 of Interstate 91. All the charm of a dirt road with privacy, quiet, and forest and mountain views. But close to civilization. Grocery stores, restaurants for both fine and casual dining, 2 movie theatres are just a 15 minute drive. Thirty minutes to Okemo for skiing, forty minutes to either Woodstock, VT or Dartmouth College in Hanover, NH.
