This is a small machiya located in one of the most picturesque parts of Kyoto, Gion district which is kyoto's most famous traditional area is in walking distance. If you are looking for the very KYOTO experience, this is a perfect location.

Location: Very close to Kiyomizu Temple, Yasaka Shrine, Kyoto’s most famous cherry blossom viewing site Maruyama Park, and etc. The location, Sanjyo area is perfect spot for everyone. It is very convenient location, the kyoto's biggest street SHIJYO street is just around the corner, and yet still very quiet at night. You can find everything in a walking distance. Ancient temples, museums, restaurants, bars, cute cafes, shops, department stores - it's all here! Also the bus stop and train station are very close to the house, (literally 30 sec by walking to the bus stop and 2 minutes to the train station.) so it's very easy access to all other areas in Kyoto!
There is a famous Kamo river close to the house, you can have a day or night picnic by the river if the weather in nice out.
House: The house is very modern sophisticated Machiya , yet has a very old Japanese feel to it. Inside of the house was renewed in the late 2010, but we reused some of the materials that was used in the old house from more than 100 years ago, it gives very unique antique taste! The house has a small basic kitchen with a little fridge and microwave, Full bathroom with bath tub, and even a small garden! One bedroom is in upstairs and has 1 single bed and 1 double bed, the other one is Japanese Tatami room in downstairs that also can be used as a living room.
I grew up in Japan (Hyogo) and spend almost half of my life outside the country, and every time I came home, I would go visit Kyoto dreaming about living there. I love everything related to art, design, and traveling.

This property was a very old traditional Machiya located in a very convenient location where you can feel and experience a real Kyoto life. I thought it would be a perfect location for people who travels to kyoto and want to experience Kyoto.
I stayed here with a family of 6 & our experience was excellent. Everything you need is provided upon arrival & the space is inspiring. The refurbished traditional Japanese architecture is beautiful to study in detail & very well taken care of. The courtyard is a nice retreat & provides a beautiful backdrop to a surprising tea room, just off the back bedroom. The location was very central to Kyoto & just a few minutes walk to the nearby Sai & Sai in train stations. The host was very easy to reach & very prompt with email communication. I can't recommend this place enough!
The appartment itself is beautiful and very nice. The location next to gion, shopping, restaurants & Underground train is exceptional! Even if the kitchen is really small: it's all there you'll possibly need (except some extra chopsticks ;). We (family of 3) really enjoyed it.
My family of 5 from Canada stayed at this guest house in mid August for five nights. We couldn't of been happier with our choice. The owners have totally refurbished this house, and we're concerned with keeping the character of a centuries old home. We wanted to give our kids the " Japanese experience" by staying here, and this home delivered. The location could not be better, one block to Gion, and walk across the bridge on Sanjo, and your in a very vibrant area with a multitude of good restaurant choices. It was averaging 92 degrees F outside, and the air conditioners kept the place nice and cool! I highly recommend this guest house, located a few doors down a small alley where the locals live. My wife and twin 6 year old sons spent 10 days here as our home base for a fall trip to the Kansai region in late November. From Kyoto, we were able to take day trips to Osaka, Kobe and Kanazawa. This lovely Machiya is located in Eastern Kyoto just one block north of the historic Gion quarter. Easily in walking distance are Shijo dori and the Gion Quarter to the South, Chion-in and Shoren-in temples to the East, and the main downtown Kawaramachi district and Pontocho to the west. The machiya is well maintained, impeccably clean and cozy. The bedroom easily sleeps 4 and the outside tatami room can accomodate another person with a futon mattress. The bathroom, soaking tub and shower are detached from the main house but privately located and modern. There is an additional bathroom downstairs near the entry way. The small kitchen includes a toaster, hotpot for boiling water, and an induction plate for cooking as well as a microwave and refrigerator. Located within 5 minutes walking distance are a Fresco supermarket, and several conbini (convenience stores) including 2 Family Marts. Also nearby are several neighborhood restaurants including a gyoza (dumpling) restaurant, a terrific Chinese restaurant (Ryumon), several izakaya restaurants, yakitori and McDonald's (if necessary). Access to the subway line is straightforward as the Higashiyama station is less than 5 minutes east on Sanjo dori and can take you to Kyoto station with one transfer at Karasuma Oike stop. This was our first time staying at a Machiya but it was a terrific experience and the Cotoriya Machiya was perfect for our travels.
Despite my struggles finding this house in the pouring rain (vegetable shop was closed), this treasure was worth the hassle. I rewarded myself by drinking my green tea, looking out over the courtyard, listening to the rain! It is a beautifully, restful, peaceful house, with great attention to detail (loved the view of the courtyard from the bath tub; the desk in the front room). I loved the huge sense of space despite it being small and its simplicity. The owner was responsive + helpful on email. I would definitely return!
If you arrive when the vegetable shop is shut, to the right of the white van is the house. There's also supermarkets 3 mins away and some cute souvenir shops on the main street opp Higashiyama station which are reasonably priced. Also bring ear plugs as it is a little noisy from the main road; I did this (am very sensitive to noise) and was absolutely fine.
