Quintessential indoor/outdoor California living, ONE STORY, private pool, Patio. Total Privacy, and the house sits on about 1/2 acre of flat land with mature trees, lush vegetation, beautiful English Gardens. very private, no neighbors able to see into the backyard. We strive to provide a comfortable, safe and professional environment.

The family room, kitchen and master bedroom with walls of French doors open to the outdoors. The house is bright, spacious and comfortable, fully air conditioned, high speed internet and cable TV included free of charge, washer & dryer; ironing board and iron, hair dryer, all the amenities, comfortable & top quality beds w/fine linens, bath & pool/beach towels provided. The gourmet kitchen is fully equipped with high end appliances, TV, china, pots and pans & cooking utensils, coffee maker, microwave, etc. There is an HDTV 60' flat screen in the family room, ceiling fans in every bedroom to monitor temperature additionally to the air conditioning, oak wood floors throughout except wool carpeting in the family room, the bathrooms are tiled, indoor jetted tub, filtered water, two indoor fireplaces.

The house is completely sanitized before every visiting guests.

OUTDOOR AMENITIES: SOLAR HEATED pool, deliciously warm from about mid-May through mid-October. private and large enough to swim laps, 33 ft x 10.5 ft (10m X 4.5m). PLEASE NOTE: The pool is cold during the winter months. There is a $4.00 fee per hour ($95/day) to heat either the pool or Jacuzzi/spa ( payable in cash at check-in time)..

Also note, HERE IS NO FENCE AROUND THE POOL, all guest should know how to swim. Along the house on the pool side is a covered patio for additional shade: the area is furnished with love-seats, many tables and chairs, umbrellas, and lounges, a charcoal barbecue grill & a gas fire pit.

About 1/2 acre of outside space that is very private. Zen with mature trees, lush vegetation. Circular driveway. The house was the setting for the pool party scene of 'The adventures of RJ Burger'.

Pool man and Gardeners take care of maintenance.

The villa is very centrally located in Los Angeles and close to the 'L.A things to do': Universal Studios, Studio City, Hollywood, West Los Angeles, Beverly Hills, Rodeo Drive, drive to Santa Monica & Venice Beach by the Ocean on PCH (Pacific Coast Highway); the Malibu Lagoon State Beach is close by through the beautiful Malibu or Topanga Canyons; Calabasas a celebrity spot with its old town and historical 'Leonis Adobe' is a lot of fun.

The property has very easy access to the 2 main Los Angeles freeways, the 101 & 405.

House Description room by room:

There is a half bathroom conveniently located by the living spaces.

The family room boosts double set of French doors that open up one entire side of the wall to the garden. The family room is very bright and spacious, comfortable with a 60' 3D HDTV w/ cable and prime channels, leather sofas, gas burning fireplace.

The living room is elegant and bright featuring a Yamaha baby grand piano, antique Chippendale dining room table & chairs, J.Stark 'phantom' chairs, and a sofa bed with a real mattress (to sleep up to 2 persons) . There is a wood burning fireplace.

The kitchen features granite counters, a center cooking island with Viking cooking top range burners and a griddle, high end appliances, coffee maker, microwave,etc. There is a brick fireplace that has been refurbished with a wine cooler, and a TV. Windows galore & a skylight - separate breakfast area.

The master bedroom suite with a full bath and large walk-in closet. There is a California King size bed, and small sofa beds ideal for children, bedside tables with lamps, an XVIII Century French Normandy armoire, a ceiling fan. The double French doors open to the pool/spa area.

The master bathroom has floor to ceiling Italian tiles, a 6' counter space with double vanity & Kohler sinks, a separate stall shower , a double size jets tub ideal for relaxation overlooking the yard & pool through a large bay window, a toilet.

The 2nd bedroom features a queen size bed, and a very comfortable sofa bed ideal for a child or teenager, a library boasting about one thousand French and English books, eclectic authors. Mirrored doors closet reflects the space and the corner window . There is a private entrance to the 2nd bathroom.

The 3RD bedroom features two twin beds (often reconfigured into a California King Size bed, with extra padding for extra comfort). There is a private entrance into the 2nd bathroom.

The 2nd bathroom has private entrances from both the 2nd and 3rd bedrooms and is tiled floor to ceiling: bathtub with shower, toilet & sink. Also, there is a good size window .

This is an Ideal area for strolls or walking/jogging up the many hills around. The house is literally 2 short blocks from a grocery chain, Starbucks, dry cleaner , many shops and cool restaurants. Also walking distance to public transportation and very close to the 101 & 405, the 2 main L.A Freeways.

There is major shopping around including but not restricted to Neiman Marcus, Nordstrom, high end designer boutiques & cool teenagers shops. Many celebrity spots around, theaters, shopping and restaurants. Target is walking distance, about 1/2 mile away, Trader Joe's, Whole Foods within 2 miles each, by street not freeway, and Costco is close by.

Besides the many cool restaurants, there are some of the best fast food walking distance to the property such as 'Subway', 'Sansai' (Japanese fast food), 'In & Out' (an L.A Institution, fresh food, not frozen), 'Whoopies' (healthy Mexican mainly tacos), 'El Pollo Loco' (mainly grilled chicken) . Also one of the best Sushi in L.A close by, where the actress Kim Basinger dines nightly.

This is the perfect property for a family vacationing or for the business traveler -- The house is spacious, bright, comfortable, inviting and extremely clean. There is a super kitchen for those who like to cook, and super bathrooms for those who like pampering.

I live adjacent to the property which is very convenient to the guests when they need help. It is very private with a separate entrance and separate yard.

Reminder: During the winter months, there is a $4.00 fee per hour to heat the pool or spa/jacuzzi, payable in cash at check-in.

The property has several unique features. A solar heated pool large enough to swim laps and deliciously warm from mid-May through mid-October , a separate Jacuzzi, fabulous commercial grade kitchen, bathrooms tiled floor to ceiling, etc. Very spacious, comfortable, extremely clean, fine appointments and amenities throughout the house.

The property is centrally located in Los Angeles, ideal set point for the 'L.A thing to do' and the Los Angeles attractions, also close to the beach.

What makes this house unique

Fabulous location: close to be beach, close to Beverly Hills, Universal city and close to the studios, Studio city, Melrose district, close to great shopping, close to the 101 & 405 freeways, and walking distance to fabulous to-go prepared food places such as Sansai, Pollo Loco, Ralphs, Pavillions, Baja Fresh and more places.

Open floor plan but the living areas are separate from the bedrooms . There is total privacy between the 3 bedrooms.

Very spacious, comfortable, extremely clean, fine appointments and amenities throughout the house.

The outdoor is present with wall of French doors opening wide into the pool area and lush gardens about 1/4 acre (1,500M2) flat of grass to enjoy with mature trees and lush vegetation. Absolutely beautiful and serene.

We had a beautiful stay.

The title sum it all up. This house is beautiful and lovely. We stayed here for 5 days and had a great time. My two year old nephew love the pool side. Great home for a large family w teenagers

The house was perfect for us; two blended families consisting of two adults and 7 teenagers. The house was attractive yet "liveable", which is what we looked for. Great kitchen and back yard. Loved the fire pit. A couple of simple additions could make the house a "5"; add another TV to the living room and master bedroom (currently 1 in family room and 1 in kitchen), fix the wifi, and replace the charcoal BBQ with a gas BBQ. Otherwise very enjoyable for our family and an ideal, safe location.

As mentioned on the site, yes, there are "only" 2 TVs in the house since people are in vacation most do not have the need to watch too much TV, although I understand that with 7 youngsters, your family might feel the need for more TVs.
The Internet has been a problem for the past 4 weeks or so, although I have made some changes and upgrades within that period, there was no significant speed improvements, so I finally decided to change the internet provider. The change is scheduled for this week.
Re the barbecue, I wish you had told me of your preference since I have both, a gas barbecue and a charcoal barbecue. Some travelers prefer the gas barbecue, and some travelers prefer the charcoal barbecue. For next time....
Thank you for leaving the house so neat; a challenge for most people considering you had 7 teenagers with you, 2 adults. Hats off!

Booked house for 95th birthday family get together

The property is very nice. One story home, which we were looking at because of my elderly parents. There are 2 large steps up into the house at the front door and one step out to the backyard. We paid extra to use the spa. Were told it would heat up in less than an hour and it took about 3 hours.The house was spacious and airy feeling. Felt a little strange that the owner is staying on just the other side of the wall in part of the house, we never saw her, but it just felt strange. Brigitte was very helpful in finding a restaurant to order food to be catered to the house. If you have anyone that is a light sleepers they will wake up as the wooden floors were the noisiest I have ever walked on. It is a month since our visit and we still have not received our security deposit. Waiting to hear from Brigitte.
There were lots of towels and extra blankets and blow up beds.
I would recommend this rental to another family, just be aware of the "extra" charges that she wants paid in cash.

Owner's Response: Hello Shielah, here is my reply to some of your comments:

In regards to the deposit money :
As discussed before, I always refund the $500 refundable security deposit within a few hours/days after the guests’ departure. In your case, I am trying to have the CSA insurance to pay (so you won’t have to) for the damages your father's wheelchair caused, but the insurance needs invoices in order to make their decision. The repairs are not completed thus why this refund is not settled yet.
Unfortunately, your father’s wheelchair caused many scratches throughout the house: the walls in the hallway & entrance, scratches in the 2nd bathroom, scratches to 5 doors some doors on both sides, chipped several door frames of paint and scratched the black cabinet in the family beyond the lacquer. Scratches to such extend that the hallways need paint touch-up & 4 doors need to be repainted on both sides, the door frames too. The black cabinet door would have to be refinished & a specialist needs to do this.

In regards to the extra charges payable in cash you mention:
1).As written on the site: “ NOTE: The pool is cold during the winter months. There is a $4.00 fee per hour ($95/day) to heat either the pool or Jacuzzi/spa ( payable in cash at check-in time).” At your arrival, you’ve asked me questions about the verbage & your family decided to use the Jacuzzi thus turn on the gas heater. At your departure, you left $25 in cash on the counter. I didn’t question your word for the times or number of hours you used the Jacuzzi/gas heater.
2) Please also note that you have NOT been charged the $15 fee per night/guest for the extra guests that stayed on the property above 7 people. Your group was composed of 9 people ( 10 for one night). This would amount to over $ 90.00.
Consequently, Homeaway made changes to my account where any group over 7 people would be charged the $15.00 fee automatically at booking time directly through the site. Sometimes, people do not know how many people will stay at the property at the time of booking, thus why the charge was not applied automatically to you.

As mentioned on the site, I live adjacent. There is a fence separating the backyards. I cannot see the guests and the guests cannot see me. I am private; I respect the guests' privacy as I wish that the guests respect my privacy. Some guests welcome the fact that I live so close.

Holliday in LA

Thank you for two wonderful weeks in this beautiful house in Woodland Hills LA the house is well Placed in relation to the experiences you want to do in LA Freeway 101 is close to the house so it is relatively easy to reach the various rides in and around LA.
When we were not on the experience we enjoyed relaxing in the house, swimming in the pool and enjoy the good weather.
The house is efficient three seperate room with good bathing and toilet facilities for all rooms of the house is neat, clean and tidy.
The only small complaint we have is the internet connection it could have been better, it was very slow, but as the sweet landlord Brigitte said it would be repaired as soon as possible.
Once again thanks to Brigitte for her advice and help in the first days in LA.
