Boxhill is located on the site of a 100 year old dairy farm that has been remodeled into a modern nursery with world class collections of boxwood and bamboo. Situated above the Snoqualmie River, which forms its West border, the farm is on the edge of Duvall --- easy walking distance from Safeway, banks, restaurants and other small business. Duvall is a charming 100 year old farming town in the heart of the Snoqualmie River Valley, close to skiing, hiking, rafting and a variety of mountain oriented recreation, but only about 30 minutes drive East of Seattle and less than 20 minutes from Redmond.

The 2700 sq ft. house is beautifully restored, quiet, charming, and convenient to the many recreational opportunities of the Snoqualmie River Valley and also convenient to the high tech employment of Redmond - Bellevue and the cultural amenities of Seattle.

Beautiful, Comfortable property

Seven of our family spent Christmas at Boxhill. The home is large and there was plenty of room for us. The nursery grounds, which the home resides on, are stunningly beautiful. Although a significant trail system borders the back of the property, many of our family opted to simply walk the nursery grounds and appreciate the bamboo and boxwoods. It was rainy and cold during our trip, so we spent most time indoors. The living room television is very nice, as is the channel selection, and the dining room table was great for large card games and dominoes. The beds are very comfortable and there are plenty of extra sheets and bath towels. We did find a shortage of washcloths and dish towels. However, I failed to bring this to the attention of the attentive home owner, who likely would have remedied the situation. The owner also provided a beautifully trimmed and lighted living christmas tree on the front porch (for free). The home has two bathrooms, one of which is in the master suite. If you have a large group you need to coordinate use of the bathrooms, which was not an issue for us. The showers were great, and we never ran out of hot water. A couple of nights we prepared large dinners for approximately fourteen people. The stove/oven and dishwasher worked great. The kitchen is well equipped and stocked. The owner even left some gourmet snacks in the fridge for our arrival. We had an issue with the fridge not cooling. However, the owner did her level best to fix the problem, even having a repair man out on Christmas Eve. I would recommend this property and hope we get a chance to return in the summer months to enjoy the beautiful landscape.

Family Christmas in Duvall

This home accommodated our family well for a Christmas gathering except for the lack of a good, working refrigerator. The freezer continued to work but the refrigerator did not cool so we were forced to utilize many coolers and the front entry to keep food items cool without spoiling. The owner did send maintenance people in upon notification and another used refrigerator was brought in. It did not cool either. A new refrigerator is an absolute requirement. (While determining the problem it was noted that the coils had probably never been cleaned.) This should be part of an annual cleaning schedule. We were provided adequate bath towels but noted an absence of hand towels, wash cloths and kitchen towels. The website pictures show a small deck with French doors in one bedroom but it had not been cleaned of debris for some time so was not attractive. This property looks to be very nice in the summer time but in the wet, rainy Pacific Northwest in December the yard could not be appreciated. We spent most of our time inside enjoying visiting with family, cooking and eating. A good working refrigerator is an absolute necessity! This home is certainly not suitable for people with disabilities as there are narrow staircases to the second level and to the basement. Also because of an uneven rock entry and poor night lighting to enter and exit. I would not recommend it for families with young children either for these same reasons. It also seemed apparent that pet owners have not always cleaned up after their animals. This home was warm, beds comfortable, plenty of hot water for seven showers daily and with an nice Bosch dishwasher and stove. We had family living nearby able to provide an additional table with chairs to accommodate our entire holiday gatherings.

Owner's Response: We have purchased a new refrigerator to permanently replace the second one that we brought into the house to remedy the problem. We found it impossible to engage a repair person on Christmas. The best we could do was to move an operating refrigerator from another home on Christmas Eve. It wasn't easy. When the repairman arrived on the day after Christmas he said that both refrigerators had been set too high, and froze causing an ice blockage of the cooling air flowing to the refrigerator from the freezer. There were no parts replaced on either appliance. After adjusting the temperature controls to normal settings and defrosting, both fridges are running fine. We will use them elsewhere. When asked about the dust on the back, the repairman said that it made no difference to the refrigerator and was not a cause of the reported problem. We are very sad that there was no other solution on Christmas eve and Christmas day. Most of the repair services that we called were not willing to show up for a week, but after many calls we found a service that specialized in emergency calls, and they were willing to come out promptly with modest extra charge. The stairs are part of a nearly 90 year old farm house, and can't be changed if we are to maintain its charm and integrity of design. The patio surface is a beautiful natural stone, and the slight unevenness is part of its aesthetic appeal. Regarding the lack of towels, I can only say that we are experiencing a high attrition rate on our guest towels, including wash cloths, and there apparently were not enough kitchen towels to accommodate the needs of the 20+ guests. We will be more alert to this in the future and ask holiday guests if they planning a banquet. We have accommodated other large parties in the past, but apparently we fell short on towels this time. As to the pet refuse, one day prior Wendy's arrival, we emergency accommodated a woman with 2 small children and 3 dogs, in breach of our policy. We cleaned up a lot of poop, but apparently missed some. This will not happen again. The critical review was written by an unidentified guest of the renter of record, who has emailed us to say that "the rental was a pleasant experience for us, and I have no complaints. I felt you were very reasonable and responsive to work with."

Perfect for families!

We had a wonderful week in this beautiful, well-maintained and clean house. We were traveling from the east coast with toddlers and the owners very thoughtfully stocked the fridge with delicious snacks, milk, fruit, cereal and cheese so we would not need to go to the store immediately. Amenities nearby were great- groceries, restaurants, playground etc. We spent a lot of time in the house with two families and two toddlers and it was perfect as far as space and separation of space when needed. The grounds were lovely, big yard to run in and the adjacent nursery always had things to see- the kids loved the fountain with fish in it that we visited daily =-) It was a great home base for many day trips in the area as well. We'd rent from them again in a second.

Beautiful setting, comfortable house and lots of room.

We stayed here six nights for daughters wedding in Woodinville. Very spacious house with comfortable beds, good sized bedrooms, wonderful backyard with lawn games provided. Beautiful surroundings as it sits along side a beautiful nursery.

Owner is very nice and extremely accommodating. We checked beforehand about bringing small dog. Very large basement that has laundry room and plenty of room for the ping-pong table.

We had many family members over for an afternoon/dinner and there was plenty of room at the table, in the house and in the backyard. Duvall is a cute downtown, with the larger Woodinville just a few miles away. Lots to see in the area. There is a shopping center just across the road so you have access to Safeway, gasoline, a few restaurants. The house is surrounded by large and beautiful landscaping so visually you are completely isolated.

Fast wi-fi and the cable tv had most of the premium channels available. Unusual for a rental.

Everything we were promised and much more!

This home was our best experience on VRBO yet, without question! We are from out of state and the owner was very accomodating it giving us suggestions for sights to see and places to go, even some great places to eat. And the house was extraordinary! It was very well kept, exceptionally clean, the kitchen was stocked with really great cookware (no teflon flaking pots and pans), a dining room and living room our entire group enjoyed every evening, and even a ping pong table in the basement that started a six day tournament. This place was key to our trip being one of the best family vacations ever! Everything represented about this property was true, and much more. The grounds are beautiful, the home is exceptional, and it was in our experience a tremendous value - very fairly priced. I would recommend this place to friends, family, or anyone who asked, without hesitation. Go and enjoy yourself like we did!

Redmond Farm House, Duvall Washington

This house was spectacular and exceeded all of our expectations. Slept all 7 guests very comfortably and had everything we needed. The grounds were beautiful and we were able to hike the Snoqualmie Trail a short walk away from the house. Blackberries were in season along the trail and plentiful. We took many photos to remember our wonderful Seattle Vacation at this fantastic property. A doe and her fawn walked though the yard late one afternoon which made for some great photos. It's conveniently situated with Can't say enough good things about this property.
