Upper 4BD/2.5BA unit in a duplex off of the parking lot at the Balboa Pier. Large deck. Walk to shopping, restaurants, fun zone, and the ferry to Balboa Island. Flat panel TVs. Full kitchen with D/W. Shared W/D, 1 car garage.

This property sits on the parking lot of the Balboa Pier. The view is not compromised in this recently updated unit. The living area is extensive with vaulted ceilings and a large seating area featuring a flat panel TV mounted near the giant brick fireplace. French doors open up to a small patio with a charcoal grill, and views of the ocean and pier. There is a dining room table set for 7 near the kitchen, which has all cooking essentials, including a dishwasher. There is also a coffee table with 2 chairs, and 4 bar stools for additional seating. The master suite with king bed sits in the back of the unit and has a flat panel TV with built in DVD player. Of the addition bedrooms, two have double and twin beds, and a third has one double bed. There is one half bath near the living area, and one additional bath for the guest bedroom use.

There are two twin inflatable roll-away beds stored in the master bedroom's closet to accommodate two guests.

There is parking for one car in a shared garage and there is a non-coin operated washer and dryer in the garage for guest use.

We had an amazing weekend. The house was roomy, clean, fully packed, laundry sheets and towels great, near both Balboa and Newport piers. Bike riding, beach, everything sooo convenient. Jane at Burr White was awesome! It was perfect for the whole family, little ones and grandma/grandpa!! Thank you!

I was somewhat dissatisfied with the condition of the vacation rental.
I was happy with the location.
The vacation rental was very clean.
The property manager was very helpful.
Overall, I do not recommend this vacation rental.

I was disappointed with the condition of the property.The window blinds were in poor condition,a lot of them were bent some of the vertical blinds were missing some of the slats which were laying on the floor.The large windows at the front had so much moisture and dirt in between the glass it ruined the view.The wood was cracked at the bottom of one of the windows and had an ants nest in it.There were a couple of fans but one was very dirty and did not work very well.We found out in the morning that there were no filters for the coffee maker.The dining room chairs and table were quite loose and moved could be a nice place but needs to be updated and maintained quite a bit.I would rent in Newport Beach again for sure but I think we would want a different property.
