Ham House is an exquisite 1854 Italianate Victorian mansion in Tivoli, NY.
The house sits perched on a promontory facing the Catskills Mountains, perfect for enjoying the glorious and famous Hudson Valley sunsets.
Ham House has been painstakingly restored to its former glory and updated with all modern amenities that one may expect from a modern country home.
There are 10 fireplaces in total; 4 on the ground floor, 4 on the second floor and 2 in the basement.
Entering the house through the front door, you find yourself transported to a different time. From the main hallway that divides the house in a west and east wing, on the west one enters into the double parlor, which stretches the full length of the house. It flows over into the equally large and majestic porch, overlooking the adjacent Tivoli Bays State Park and the Catskill Mountains Range.
On the east side of the hallway is the large and fully equipped live-in kitchen, as well as the living room/TV room.
Up the stairs to the second floor you will find the Bridal Suite on the west side, which also stretches the full length of the house and boasts 2 fireplaces, an over-size bathroom with cast-stone bathtub, oversize walk-in shower and a commending view of the gardens and Catskills.
On the east side one will find the Master Bedroom suite with fireplace and bathroom.
Also on the second floor is a large mahogany library/office/reading room with fireplace.
Onto the third floor where one will find three spacious bedrooms with queen size beds and a shared bathroom featuring 2 sinks, cast-stone bathtub and large walk-in shower with views of the garden.
The basement houses a professional full catering kitchen with a dumbwaiter system to the kitchen on the ground floor, guaranteeing privacy and intimacy when entertaining quests.
Through the back entrance into the garden, one first enters the walled-in herb garden, where you will find a variety of edible herbs and fabulous fraise-de-bois strawberry’s.
Continuing on, you will enter the walking path to the pool, which is accentuated by an Allee of fragrant Verburnum and old slabs of bluestone.
Entering the pool gate, you will find oneself immersed in a green room: a stone wall surrounds the pool area and is accentuated by a wall of evergreen arborvitae. The pool is reminiscent of an Italian dipping pool, with a large stone coping harvested from local blue stone. The pool is heated to a comfortable temperature and is 50 feet long, plenty for a good workout.
Walk on and one will find the park like grounds with a manicured lawn and a stream from the upper to the lower Koi pond.
Onwards, one passes the raised vegetable garden where a variety of Heirloom tomatoes will assure many delicious meals.
You will then pass the A.J. Davis inspired board and batten cottage, which has been restored to a 2-bedroom home and is where the owners reside full-time.
Still onwards, you will find the orchard where a variety of fruit trees and shrubs are awaiting your pickings; peach, apple, apricot, plums, raspberry and blackberry in abundance.
Take a stroll (or a bike) into the nearby village for lunch or dinner at a variety of restaurants (American, Japanese, Mexican and vegetarian) and enjoy the leisurely pace of Tivoli life.
Back to the house again to enjoy a sunset cocktail on the porch and roll right into a goose down feather bed into neverland.
There are many activities in and around Tivoli: the famous Performance Arts Center at Bard College as well as the Summerscape Program with the Spiegeltent, Rhinebeck shopping, walking trails and parks, Olana, VanderBilt and Roosevelt Mansions and many other worthwhile escapes.
