Welcome to the largest oceanfront vacation rental in Newport Beach availalbe for weekly and nightly rentals! This unique 3500 square foot mansion was built in 1931 and was completely remodeled less than 5 years ago.

This is a one of a kind oceanfront property located just east of the Balboa Pier! There are 6 bedrooms, 6 bathrooms in this 3 story single family home. There are 2 full bathrooms and 2 bedrooms located downstairs, one room has a queen bed and the other has a full. The second story has 3 full bathrooms and 3 bedrooms, one has a king bed (master), one has a queen and the other has a queen with one twin. There are also 2 attached ensuite rooms that be can be closed off for cribs or a rollwaway cot.

The third story is a crow's nest with 360 degree views of the harbor, pier and ocean! It has 1 bathroom and 1 bedroom with a raised "marine style" double bed, a full size futon and a twin bed. The spacious master bedroom has a king bed with exceptional ocean views, marble bathroom, spacious walk-in closet, flat screen TV, sitting area with a couch and a small kitchen, great for making coffee. There is an exterior entry/exit to the master bedroom with a sprial staircase that goes to the downstairs patio.

A great room on the first floor adjoins the sun room, dining and living rooms. The sun room faces the ocean. It has a couch and a coffee table where you can sit and enjoy the view of the beach, Catalina Island and the gorgeous sunsets. The living room has a large couch, arm chair, fireplace and a flat screen TV. The dining room has a table that seats 8 with an additonal folding table and chairs for 6 in the hall closet for larger parties. The kitchen has stainless steel Viking appliances, European dishwasher, a dual sink, a walk-in pantry and plenty of counterspace for preparing food.

The oceanfront patio has a set of lounge chairs, firepit and a covered Cabana with an L-shaped sofa, perfect for hanging out with family and giving shade on a sunny day. There is an extra large courtyard in the back of the house (25x28 or 700 sqft) with 3 picnic tables, umbrellas, gas BBQ and outdoor shower. There is a laundry room that is located in the courtyard, just to the right of the garage.

This house is in walking distance to local restaurants, the Balboa Island Ferry, boat rentals, shops and markets. This property is extremely popular AND it’s the best deal on the beach! Perfect for large gatherings, family reunions, wedding receptions and corporate events, so book now! It's the best vacation rental in all of Newport!

There are 2 parking spots in the garage (no SUV’s) and 3 additional spots located in the driveway to accommodate SUV’s.

We had 14 members of our family for Thanksgiving, and had to "borrow" extra plates and silverware from Whole Foods for our dinner. Lovely property, but could use some re-supplying of the necessities. Not enough plates, silverware, glasses, etc. for the 16 it is supposed to sleep. Master bedroom was wonderful, but other bedrooms looked a little tired and could use new linens. Location was terrific and would recommend for that alone. Nice firepit on the front patio, good parking. Overall good experience. Rental agents great.

We loved staying at 14002 E Ocean Front. Everything was terrific except that the walk to the ocean was a bit far. We would come back again, perhaps staying a bit closer to the ocean next time. It will be a difficult decision since we loved the house.

After four calls to Maintenance no one could turn on back patio lights for dinner party. Advertised to sleep 17 yet there were only 10 glasses, few coffee cups, not enough silverware. Mgmt company closed for Christmas lunch and didn't respond. Short towels etc. parking not as represented...neighbor blocked area consistently and Mgmt Company did not handle. The property itself is delightful, spacious and well located. Needs some TLC.

We truly enjoyed our stay! It was maybe the best reunion yet. the location was as perfect as it could be...on the BEACH!! The courtyard area was so great to set up for our party and yet had all the areas to relax and enjoy catching up with one another. I would love to go to this property again! Only one thing. We needed help and mainanence never returned our calls. Thank goodness it was minor and did not affect the wonderful time we had. I certainly would highly recommend this place for anyone. Thank you for working with us as it was a lot of work to get this together!!!

Great property & location for a large family gathering!

Location of the house was fantastic—near the quieter end of the beach.
Size of the house was perfect for our family gathering of 17 (great having a bathroom for each bedroom).
Beds and pillows were very comfortable.
Wi-fi worked great in the living room. However, there was very low bandwidth from the other rooms.
Outdoor shower was great to clean off prior to going into the house.
The main floor and the master bedroom had air conditioning . However, the remaining bedrooms were very hot. Also, the vent in the bedroom closest to the back door did not have very strong airflow.

We checked in on a Sunday when the office was closed. The house didn't have any trash bags, remote for the garage door and the beach towels promised to us. Also, one of the doors was broken. When I called the weekend maintenance, they were quick to respond to this.

The house wasn’t very clean when we checked in:
• Leftover grinds in the coffee machine
• Floors were very dirty
• A dirty towel was left in one of the closets.
• The comforters/bed coverings were dirty and the couches inside and outside the house either need to be cleaned or they should have a washable cover placed over them.
• The screens/windows were also extremely dirty.

Other issues:
• Very poor drainage in the master bathroom sinks.
• Although it looked like the house was on a whole house water filter system, the water didn't taste very good. There was a water filtration system in the kitchen sink. However, the water ran very slowly which led us to believe that the filter needed replacing. When we inquired about this, it was never resolved during our 6 night stay.
• A window in the master bedroom doesn't close—not addressed either during our stay.
• Toilet paper holders were broken
• Broken bottom draw handle for the dishwasher.
