At every turn, this house warms your heart and will make you and your family feel good. Bi-level outdoor decks and dining table allow for large outdoor gatherings in charming yard. This cozy 4500 sq ft abode sits on a double lot with 5 towering oak trees for lots of privacy. It's also super kid friendly with a hammock under the trees, a playscape,and lots of yard in which to play.
I bought this house when I was single, when it was a 2 bedroom/2 bath house. My chiropractic practice is on S.Lamar and in the style of keeping life simple, I wanted a house in 78704. When I walked into this house, it spoke to me. The house oozes comfort with the perfect mixture of space and class. I kept adding on to the house, expanding the inside and outside as husband and children were added to the mix. There is also a significant focus on green building design as the house is solar-electric and has a tankless hot water heater. The studio on the 3rd floor has its own Japanese Fujitsu ac/heat unit.

I fell in love with this house in 1994 when I bought it for myself and have lived there for 15 years and am finally moving on and choosing to share it with many rather than sell it. I chose this house based on the unique lay out and huge kitchen/great room. (800 sq.ft) I love cooking and entertaining and this spread is perfect for that. The original house was built in 1932 and has beautiful original wood floors and lots of light from many windows including stained glass windows in the living room. The addition, built in 2002 by my brother, added 3 more bedrooms and a yoga/meditation studio. (also sleeps two who prefers star gazing) The new addition has 2500 sq. ft of gorgeous maple floors, antique glass tile and Mexican travertine tile in the bathrooms. This house is nestled in 78704, the quintessential hip Austin neighborhood...walking distance from Barton Springs and the hike and bike trail around Lady Bird Lake as well as the Greenbelt, Austin's unique inner city trail system perfect for hikers and mountain bikers. It is also walking distance to funky Flipnotics Cafe and the Daily Juice Cafe as well as all the restaurants on Barton Springs Rd. The Alamo Draft House (an Austin must) is just 5 minutes the other direction and now, also walkable, is High Ball, an adult vintage bowling alley which is a ton of fun for those with a passion for bowling. This house delights all visitors. There cannot be a more wonderful place for family gatherings because of the gigantic kitchen and variety of things to choose from. Because of the house's size, many people can be doing many different things and give each other space to spread out and relax. It has a third floor tower room that has views of downtown, which is a great place to watch fireworks on July 4th. Everything about the house spells E N T E R T A I N I N G.
We used this house for a family gathering with 8 adults and 4 toddlers. It worked out wonderfully. The house is big enough that adults could be rowdy without waking napping kids. I live in Austin so I know the neighborhoods, and to have a rental this big this close to downtown is amazing. I would actually buy a house in this neighborhood if I could afford it. We could walk to Barton Springs restaurants or Alamo Drafthouse, and Zilker Park was just up the road. The owner happily worked with the crib rental company to have a portable crib delivered, and she also demonstrated openness to my feedback about mulching the area under the playscape in the fenced backyard. This house will be at the top of my list when I search for a place for our next family gathering.
I was in a bind to find a rental due to getting overbooked on a different rental. Colette was very quick to respond, and very sweet and nice on the phone. Good customer service goes a long way! I ended up renting and was so surprised at how nice this property actually was. Our whole party felt so relaxed and enjoyed our time here so much. Even better, the early birds who turned in before the rest did had no problem with the noise in the rest of the house. Such a "zen-ed in" property. The decor was gorgeous. We definetly recommend this house and will choose it again if the need arises.
This house is great for large families or large groups. It lived up to the pictures and was clean and inviting. Colette was very helpful and we would recommend this property. We wanted to hang out together and not be in hotel rooms. We walked everywhere which was an added bonus. The weather was great and the house was just what we needed. Great vacation!
With a group of 10 guys, we had a great time at the Awesome Little Palace. Easy access to downtown via walk or quick cab ride (look up the karaoke cab in Austin if you can). The house has lots of room with a convenient dining/living room for party congregation. I'll use it again if I'm back in Austin.
Overall, this was a great home that met most of our needs. We had a large family group in town for graduation, and wanted a place that could comfortably accommodate 15 people and two dogs. This was perfect. Everyone said they loved how much space they had. Another strength, as other reviewers have stated, is that Collette was incredibly responsive and easy to work with. The house was also very clean and nice. As reviewers have also said, the location is absolutely fabulous!
There were a few problems, however, that interfered with our stay. The air conditioning unit on the top floor was broken, and the room was very hot and stuffy over the weekend. We also had problems with water temperature in two of the bathrooms. One was extremely hot and the other only cold. The last, and probably most substantial, limitation was the kitchen. Although nice, it was disorganized and tough to accommodate a large group. I like to cook, and for a group this large, the kitchen was limited. Two of the burners did not work, there was no dish soap, and the pots and pans were not completely clean and had been scattered in a disorganized manner in the cabinet (so it was difficult to get what was needed without a good amount of digging and other pans/dishes falling over). If you plan on eating out or ordering in, the kitchen should be no problem. But if you want to cook for your big group, it might be a little tough.
Again, overall, this is a great place with some limitations.
This is an incredible house and was perfect for our needs. We had a family wedding and needed a location close to downtown, and a place that was easy to entertain in as we had many guests visit. This home was very clean and the owner contacted us to make sure everything was in order and to answer any questions. There was a need for an ac unit to be worked on and she made sure that didn't interfere with our schedules, and it was fixed the same afternoon, very quickly. I would definitely recommend this property.
