The house which is 2,800 square feet, five bedrooms and three full baths, is on a one-half acre lot and sits back from the street 125 feet. The landscaping has been left in a natural state, but the owner performs the necessary cleanup to prevent excessive growth of vegetation which could become a fire hazard.
The house is three stories with the garage, laundry room, three bedrooms and two full baths and the hot tub deck on the first level. The living room, dining room and kitchen forming a great room, as well as an owner's room/ office, two more bedrooms, a full bath and the main deck with barbeque are on the second level. There are several bicycles in the garage for the use of all renters. Sunriver has about 35 miles of ten feet wide paved bicycle/walking trails that course through all the neighborhoods, to the Village Mall, the golf courses, along the Deshutes and Sun Rivers and circle Fort Rock Park which is behind the house. Children under 17 are required to use helmets while bicycling so remember to bring them.
Kids and adults will find the lava features and large pine trees on the hill to the rear of the house to be exciting to climb around on. Most families who have stayed here find this green belt to be a primary draw for their families as everything is so close to the house and within 'calling distance'. During the winter kids sled, snowboard and ski for short distances down this hill. The soccer fields, kids playground with lots of well maintained equipment, basketball courts, horseshoes, tennis and pickleball courts are all located just beyond the hill.
The size of the lot, location of the house 125 feet back from the road, and the forested hill to the rear also provide a significant amount of privacy.

We chose to purchase a property in Sunriver because it was a contrast to the city living in which we managed our professions and raised our family. Our extended family and many of our friends' families have also enjoyed all the activities offered in and around Sunriver. We have always been oriented toward snow sports in the winter and hiking, climbing, fishing, boating, golf, tennis and pickleball in the summer. Prior to our purchase we rented homes in Sunriver, both during the winter and summer, and found that we wanted to spend as much time as we could here. We had bicycled through all the neighborhoods and found that this house on a large lot on Shamrock Lane which also backed up to north side of Fort Rock Park and large green belt (a hill covered with pine trees and featuring a ridge of lava formations) offered privacy as well as opportunities for the family to use all the park facilities and still be within a short distance for monitoring many of the activities from the comfort of the deck.
What I said in the previous section on why we purchased the property is very applicable to why we feel our home offers a very unique vacation experience. The most outstanding feature of the house itself for most families is the great room layout of the living room, dining room and kitchen. In fact the loft above the kitchen and dining room look out over the living room, and the dormitory bedroom which is often the center for kid activities is observable from the kitchen and the landing at the top of the stairs.
Owner provides passes to the pools, tennis and pickleball courts, marina boat launch as well the new Sunriver Homeowner's Aquatic and Recreation Center (the SHARC) which offers indoor and outdoor swimming pools, water slides, simulated river for floating, winter sledding hill and many more activities. Our property is unique in the Sunriver market as the lot is quite large and abuts the only public park in Sunriver, Fort Rock Park, and 200 feet from the main tennis courts. The tree covered ridge behind the house provides a very private environment for family or entertaining. The large second floor (main floor) deck brings you up into the trees providing a good observation area for wildlife that wander through the trees every day when dry. There are a number of large lava features along the top of this ridge which interest kids, but adults enjoy exploring when their kids come back delighted with the discovery. My kids who grew up playing there winter and summer are talking about their young kids becoming old enough to enjoy many of the same activities that captured their parents' interest.
The play fields, courts or all kinds, the bicycle path and the youngster oriented playground are just beyond the ridge directly behind the house.

Contact owner for required Rental Agreement with departure instructions and info on passes for the SHARC recreation facility, tennis, pickleball courts and replacement costs if lost. Refundable damage/ excess cleaning deposit, $200, in form of a check is required which will be returned when cleaning crew confirms condition.
