In addition to three covered porches (including one with a Hot Tub) there is a 34' second floor deck overlooking the river. At river level there is a multi-level deck and 30' floating dock right on the water. Perfect for boating fishing, swimming or just enjoying the sun and water. About Sean O'Reilly

My wife Angelique and I bought this historic property from a family that had owned it for 155 years! This once in a lifetime chance (several lifetimes actually) was simply too much to miss. With such a spectacular riverfront location, our goal was to create the most memorable vacation retreat in the Shenandoah Valley. After years of planning and design for a river cottage, to compliment the existing renovated farmhouse (a ten minute walk away through the woods and rolling fields), the results are yours to enjoy. One of our sons Sean took over online reservations in 2012 but dad Frank is still the 'boots on the ground' and will be on the other end of the phone if you call. Our family never tires of it and it is our joy to share it with you.

Sean O'Reilly purchased this cottage in 2005

Why Sean O'Reilly chose Front Royal

After 30 years of living on the Shenandoah River, enjoying it's beauty and recreational possibilities, we were still awestruck by the sheer magnitude and combination of nature's bounty possessed by this farm...thousands of feet of River Front, sweeping views of the Blue Ridge Mountains, acres of rolling hills and woods, sunrises, sunsets...the list goes on and on.

What makes this cottage unique

'Peacefulness without loneliness' is an old Irish expression that captures the private wooded riverside retreat yet convenience of so many attractions, shops and restaurants nearby to the River Overlook Cottage at Rolling River Farm.

clean, new-modern cottage and well maintained!

  • 5 of 5

Beautiful cottage in a secluded mountain location, with a modern setting inside. Everything we needed were there during our stay. Although the main bedroom was a bit chilly, looks like the heater didnt work for that room. Down comforter still kept us warm for the night. Beautiful house and well maintained! We'll definately be back!

Owner's Response: Thanks for the kind review and thanks too for the heads up. It is a central system so perhaps your bedroom vents were covered or closed. We will check out! Glad you stayed "cozy" and enjoyed it so much. Hope you can return soon. -Frank and Sean, and the rest of the O'Reilly Clan

Perfect winter getaway with amazing views

  • 5 of 5

We are half tempted to give this place a horrible review in order to keep it a secret! My wife and I stayed the weekend along with two other couples. The cabin is clean, spacious, and has some amazing views of the river. The place feels extremely secluded, yet is within an easy drive of restaurants and grocery stores. The cabin came stocked with everything we would need for the weekend, including kitchen gear and a selection of books, DVDs, and board games.

The house sits at the bottom of a long, steep gravel driveway and we happened to get about 10 inches of snow during our stay. The ample windows provided great views of the wintery wonderland, and we were happy to be "snowed in". Sean sent a plow and then on checkout day came to help push our cars up the hill!

Can't recommend this place enough. We will be back!

Owner's Response: We always appreciate the sentiment of keeping it secret because that is a great compliment and one that always puts a smile on our face. More than once winter visitors have hoped to get snowed in so that they do not have to leave! Thanks for coming. Do come back soon. -Frank and Sean and the rest of the O'Reilly Clan

So relaxing

  • 5 of 5

I'm so glad we found this this rental. Only 10 minutes from Front Royal but you feel like you are in the middle of nowhere. The views of the river are perfect. And the fact that you are surrounded by tons of trees just adds to the appeal & makes the house feel very private. There were great views from every window of the house. We had everything we could ask for in the kitchen. Probably one of the most comfortable beds we ever slept in (downstairs bedroom). The house itself is kept up extremely well & is very clean. The laundry room is a great bonus. And our dog loved all the space to run around outside. If we travel to this area again, this will be our first choice. Thank you for a relaxing and very enjoyable vacation.

Owner's Response: Thanks Shannon, I do find myself saying the same thing as you do...how could the Farm be so conveniently close to "civilization" and yet feel so away from it all! Thanks for coming.

Stunning views with all comforts of home

  • 5 of 5

This was our family's (4) second visit, and while we love finding new places, it's impossible not to return here again as it meets every desire. First off, the Shenendoah views from the bluff are glorious and the river access (via wooden steps and a lower deck) is perfect. If it weren't freezing, we'd take full advantage of the kayaks and fishing from the private dock. Nothing more relaxing than sitting in the hot tub or either well appointed deck (upstairs and down) and soaking in the scenery.

The house layout is simple and efficient and would easily accomdate two families of four. Furnishings are modern and comfortable and the gas fireplace is easy to use and provides great heat. The beds are comfortable and linens excellent. While natural entertainment is great (firepit wonderful, though best to gather wood in daylight), wifi and two large screen TVs with cable go a long way to making everyone happy. The kitchen is well-equipped (will make use of blender next time) and 24-hour Walmart ten minutes away means any groceries or supplies you forget are well within reach. There's a charcoal grill as well.

Situated just off Interstate 66, the cabin is just about a 75 minute drive from Washington, DC. Close to Front Royal and Winchester, you can find restaurants, shopping and activities within a short drive, including northern entrance to Skyline Drive and Skyline Cavern. The property manager has always been responsive and helpful, though as things go so smoothly, rarely interaction beyond initial.

All in all, a fantastic getaway for the whole family and highly recommended.

Owner's Response: Thank you for coming back...it is the best kind of compliment we could ask for! Hope you do make coming to the farm a habit and get to enjoy the brand new terrace (just being finished as I write) on your third trip. We are also building a new improved firepit area so you will get to enjoy that too:-)

Loved it, Loved it, Loved it...

This is a beautiful, well maintained cottage overlooking the Shenandoah River. Great furnishings, great beds, great linens and a well equipped kitchen make this a wonderful place for a get away. The views of the river and mountains are amazing.

Sean was wonderful to work with and provided everything we needed for a great stay. The house has a wonderful traffic flow so though it is not huge, we did not bump into each other. The deck furniture is wonderful and all three decks were well used during our stay.

I would recommend that you arrive during daylight, as the road in can be confusing for those of us used to city roads, even though Sean provided excellent directions.

I highly recommend this place for families, couples and all get-aways. Thanks!!

Wonderful Getaway!

  • 5 of 5

Within my first five minutes at the house, I was already planning my next trip back. I looked at several places before booking this one because it had all the amenities I was looking for and it exceeded my expectations. The open living dining kitchen area allowed us to cook and socialize easily and the views were amazing. Everything was well maintained and clean. There were six adults and we had plenty of room. I stayed in the king size room but next time I'm going to stay upstairs in the room with the queen bed because you can lay in bed and watch the stars through a skylight window. It was a bit cold but we still swam in the river and were grateful for the hottub afterward. I had a few questions during the visit and the owners got right back to me. I've talked the place up so much that my coworker has already booked it. I'm jealous and can't wait to get back myself to sit around the firepit and relax.

Owner's Response: Wow...Thanks for "marketing" the River Overlook to your co-worker! It really means a lot to our family when we hear folks planning to come back before they even leave (or better yet in your case- minutes after arriving)! Thanks for coming and we do hope you make it back in 2015...
