This beautiful home is located in the Texas Hill Country on 62 acres of wooded land, with a spring fed creek and two large ponds (3 acres & 2 acres).
Come ready to relax in this peaceful environment and enjoy the view from the 2nd story deck while the sun sets over the hills and the deer come out to feed.
The newly built upstairs portion of this house features 2-Bedrooms, 2-bathroom, a sleeping loft, living area, dining table and kitchenette. The bamboo flooring and natural wood trim provide the entire living space with a modern Hill Country style.
There are queen size beds in each room along with a closet and dresser for your clothes and personal items.
Travertine tile w/pedestal sink and shower. 2nd bathroom available downstairs via the garage access.
Has a queen size inflatable mattress. This is a great area for the kids (access via wooden ladder) because they have their own private space with a wonderful view.
Couch and chair w/ottoman, TV with DVD player and a spotting scope for watching the wildlife.
Has a microwave and mini-fridge. It is stocked with a complete set of eating utensil, glasses, bowls, plates, etc. We also provide an electric skillet, a toaster oven, coffee maker and an electric hot water pot.-Complementary tea and coffee are included.
There is an R/O filtered water faucet and the house is supplied via a spring fed well and is treated with a water softner.
Accessed via the front door entrance. It contains a large wooden dining room table (seating for six) and provides one of the two entry points to the second story apartment via a metal spiral staircase. The walls are made of rugged hand-cut white limestone rock giving it a distinct Hill Country character.
In addition, --On-site laundry facilities (High efficiency washer & dryer) are available, 2nd full bathroom downstairs.
Optional access to a full kitchen, living room and the master bathroom (all located downstairs) can be made available for an additional fee.-Please inquire w/owner.
A one hour drive from Austin and San Antonio, this house is located 7 miles from Johnson City and 27 miles from Fredericksburg with easy access to the LBJ ranch & National Historic Park, the National Museum of the Pacific War and numerous art galleries. It provides a unique getaway destination to enjoy the great outdoors while having access to Texas culture, arts, wineries and excellent local restaurants.

Originally settled by German immigrants in the 1840's, Fredericksburg is a charming town that has retained much of it's old world character from the architecture to authentic food. It is also the home town of Admiral Chester Nimitz and the National Museum of the Pacific War.
Visit our 'next door' neighbor's diverse collection of large scale outdoor sculptures on the 140 acre property. Open to the public on the first weekend of the month (Friday though Sunday) from 10:00am to 6:00pm.

1. Stonewall, Tx: Home of the 'Texas White House' where Lyndon Baines Johnson (36th President of the United States) ran the his presidency when he wasn't in Washington DC. LBJ and Ladybird are both buried in the family cemetery on the property.
2. Johnson City: The LBJ National Historic Park and his boyhood home are both located in Johnson City
Enchanted Rock and State Park: Hike and camp in the shadow of this huge, pink granite exfoliation dome, that rises 425 feet above ground, 1825 feet above sea level, and covers 640 acres. It is one of the largest batholiths (underground rock formation uncovered by erosion) in the United States. Located just a little over an hour away.
Luckenbach, Texas: Made famous by Waylon Jennings country song. Only 25 minutes away

We bought this house in January of 2007 and spent 2 1/2 years remodeling it. We also implemented a strategic land conservation measures on the 62 acre property by removing cedar, planting natural grasses and implementing erosion control. In addition, we spent 6 months building a 3 acre pond that had been originally created in the 1960's by LBJ when he owned this property.

This is our shared family home. It is a place where we can teach our children to respect and enjoy the beauty that mother nature has provided us. And just as important, we can teach them to be good stewards of the land as it will be here long after we are gone.
You can relax in the confines of a modern hill country home, then step outside to connect with the sights, sounds and beauty of the great outdoors (on 62 acres). Relax and reflect by one of the two ponds then enjoy a picnic lunch on the deck. Don't forget to visit the Sculpture ranch (our next door neighbors).
4 of us stayed here for the weekend when doing a local bike ride. Great accommodations! Particularly enjoyed relaxing on the balcony. With 4 adults, having two baths was especially nice.

Our family of 4 stayed 2 nights. The layout was so much better for us than a hotel room because we could still stay up and have the 3 year old in a room on her own when it was her bedtime. The views are incredible. We used the exterior stairs to access the apartment because the spiral staircase was tough for the little one to navigate. The 12 year old LOVED the loft. We enjoyed the amazing views of the stars at night - nothing compared to the glare we see in Houston!
We spent three days with our 4 children. The house is comfortable and very quiet. We saw a lot of animals. My children had a lot of fun in the garden !

My husband and I stayed here with my parents and my brother and sister-in-law, and we very much enjoyed our weekend stay at the Ballingers' ranch. From the moment we booked to the end of our stay, the owner was so wonderful and accommodating, and the house is so very nice and well stocked - we really wanted for nothing. Outside, we enjoyed the spectacular views from the second floor, sights of deer in the early mornings and a nice little hike around the property (where the sculpture garden is within view!). Loved this stay and I'd recommend it to anyone looking for nature-rich seclusion in the Texas Hill Country!
We wanted to find a place to stay near Fredericksburg, TX because my 2 boys had football games very early on Saturday morning... since we live 1.5 hours away, I thought we should make a mini trip out of it.
Since this was a "working" trip, I wanted to keep costs down. All but one of the Fredericksburg properties I found in the $200-ish price range had hokey, ugly, old fashioned decor. The one property I wanted did not want children on site and when I sought approval for my boys (age 9 and 11), they responded with a bid for TWICE the price presented on their web page. It didn't make sense to spend $1,000- for a 2 night stay, just so I could sleep later before our 8 AM football games.
So..... I expanded my search to Johnson City and found this property. It is a nice home with a fresh remodel, and nice furnishings, WAY MORE appeal than the Fredericksburg home rentals I saw in this price range. I like that it is remote and private, heavily wooded, but yet cleared roadways and walking paths, so we could trek down to the ponds. My boys loved fishing, they caught bass, swam a little, saw a tree lizard and a few deer. I was happy for them to be busy, so after Saturday's football games, I took a long nap in a quiet house, and it was good. On Sunday, we checked out and headed for an afternoon in Fredericksburg for shopping in their cute shops.
One of my most favorite things about this house is the RO water at the sink (reverse osmosis).... what a treat, since we have avoided tap water for 12 years. If they wanted to kick it up to the next notch for me, it would be to provide an espresso machine, milk, and half and half, so I can make a latte.... but, hey, nobody does that.
The house has a beautiful outdoor patio which I discovered just before we left. Also, down by a pond, there is a nice deck with bench for hanging out and relaxing in the quiet. Bring a pillow and take a nap on the deck in the afternoon sunshine. If I was organized, I could have brought "picnic" type foods with us, but instead we ate at restaurants in town. The food at Pecan Street Brewing was the BEST. It is a brew pub and restaurant, okay for kids.
PS, we tried shopping in Fredericksburg on Saturday afternoon, and there was no parking, it was a madhouse. When we went back on Sunday, we found parking and it was much more pleasant, less crowded.... but some shops were closed.... So, if you're gonna go to shop in Fredericksburg... go EARLY on Saturday, or during the week.
