Welcome to our piece of heaven. You may want to relax and enjoy the peaceful quiet of the area, listen to the birds, read a book on the deck overlooking the lake or just swing on the covered porch swing. You might want to join some of our neighbors on a morning walk to the golf course and back before breakfast.
Or perhaps you've come with the family for a week of fantastic water sports. Enjoy beautiful water for skiing, tubing, swimming, scuba or fishing. Our lake temps reach the mid and upper 80's all summer long for that great to be in the water feeling. Or, if you are an avid fisherman, you will be able to fish the Missouri bass record waters by walking out the door. But you want to squeeze in a round of golf between ski runs you say. Well we are a short 5 minute drive to the only golf course in the area. The pretty nine hole Lost in the Woods course is open to the public.
The village of Theodosia is just 10 minutes from the house and has all the necessities to keep you going. The Theodosia Marina is just a 5 minute boat ride or less than 10 minutes by car. There you can rent fishing boats, ski boats and jet skis or grab a tasty meal at Cookie's. You can find guides for fishing there as well if you need some expert help. And when you venture south on the lake you are only 10 minutes by water to the Pontiac Marina and Just Jackies restaurant overlooking the marina. If you like to take boat trips you can continue south on the lake to the Bull Shoals Dam. There the water is Caribbean blue and clear as can be.
At days end you might want to barbecue on the over sized deck and watch the colors change as the sun goes down. Relax and chat on the deck recalling the days adventures and then realize that there aren't any bugs and mosquitoes! Yes that's correct! We have hardly any mosquitoes down here. Just enjoy the lightening bugs and the song of the June bugs. And many days and nights throughout the summer it is pleasant enough to keep all the windows open and enjoy the fresh air flowing through the house. One visit to our Sundown House and you'll know why we enjoy it so much. Welcome to our home.

Hi! Debbie and Steve here to welcome you to our lake house. We live in Colorado and enjoy the mountains and snow skiing in the winter. Then we get to come down here for part of our summer. We and our kids enjoy sports and we especially enjoy some needed peace and quiet, which it is easy to come by here at the lake.
The Owner purchased this house in 2005
We bought a vacation house here many years ago and then bought this house in 2005. We like being so close to the lake and yet set back a bit to keep it a bit more private and cozy. We love water and Bull Shoals is such a clean and warm lake. And 'no mosquitoes' is wonderful. We love sitting out at night and enjoying the black sky and great view of the Milky Way. So, fun, excitement on the water with family, picnics on the water, peace and quiet! It's all here and we love it!
We like being a bit away from all the hub-bub of daily work and city life. Here you can enjoy the peace and tranquility of the area, or, travel a short distance to the excitement of Branson. Great theme parks, food and more theaters than you can shake a country stick at. If you like to hike the Mark Twain National Forest is near and great hiking trails are close by.
The house is a little far from Hwy 160, but is worth it, you can see the lake most of the way there. The house is plenty big and is very comfortable. We took our time each day getting up and going to the lake to boat and the house was great for night time entertainment as well. We have been going to Bull Shoals for many years and have previously stayed at one of the fishing "resorts" which is in need of updating, so we searched for other options. There are not very many options, so I am very glad we got the Sundown House. We kept our boat at Theodosia Marina and ate at Cookies a few times, very good food as always, sometimes very busy. we will definitely stay here again and would recommend it for large or small families. We used to spend around $1000.00 / week (extra people = extra $) for the fishing cabins, and they are small and you still have to drive down to the lake and the marina was a lot farther.
House was as described. Plenty of room, great view out the back deck for some BBQ watchin' boats go by and catchin' up with family or friends.
Marina not too far a drive, about 5-10 minutes. Cookies restaurant at the marina not fancy but the food was good. There's also a grocery store not far up the road from the Marina.
Directions were good. And communication with owners was great. Very helpful.
If your looking for an easy going time on the lake, nothin' fancy, but quiet time with access to the water not too far it's a great place. Would do it again.
House was very spacious and very clean. Much larger than we expected. GREAT lake veiws, great deck, fully equipped. Owner was very helpful to answer all questions. Neighbors were very freindly and helpful.
Only downside for us was no immediate lake access (had to drive 15-20 minutes to get to Lake); we had assumed there would be some type of local subdivision Lake access We reserved very late for holiday weekend, so boat slip at Theodosia was not avaiable. As such we had to park boat in Oakland, long drive every morning. It was a beautiful ride, so no major compalints! Next time...will reserve a slip farther in advance at Theodosia.

Just returned from a vacation to Bull Shoals and loved our stay at Sundown House. The home is beautiful - large and comfortable with lots of space for everyone to spread out and enjoy themselves. Plenty of beds, modern kitchen, and great views of the lake from the deck. The owner's boat dock is also really nice and just a short walk down a path to the lake. We were able to dock our boats there - plus, it is a great spot for swimming, sunning, and relaxing. There is a full-service marina just around the bend and two restaurants on the lake close by - everything you could need is right there. The owners and neighbors were informative, helpful, and friendly. Our group had a great time and we plan to stay there every time we visit!!

out to accommodate an intimate weekend
for two or a group of 10. If a secluded
get-away is in mind and you love the
