Situated on almost 3 acres of land, with 60 acres of conservation woodland on one side and well insulated from the nearest neighbor, this 2-bedroom 750-square-foot summer cottage was built by my parents in 1957 and has been lovingly maintained and updated, though it retains its original charm. Rooms are kitchen (very well equipped, though you will have to wash your dishes by hand), dining area, living room (the whole front of the house is open plan, so you can cook and entertain at the same time), two bedrooms (one with queen-size bed, the other with a double bed and 2 bunk beds) and bathroom with toilet, sink, and tub/shower (remodeled in 2012). The house is about 50 feet from the water (nowadays you could not build that close), and sits in a beautiful pine grove.

Most people who come to visit fall in love with the place. We first offered the cottage for rent when we were not using it ourselves in 2010, and welcome your inquiries for 2014. Please note that we rent only by the week or more, and only during spring, summer and fall.

We also do home exchange. If this interests you, just ask.

THE COMFORTS OF HOME: Amenities include gas heat (useful in spring and fall), and a front-loading washer and dryer. The kitchen has a microwave; Cuisinart; blender; electric and Melitta coffee makers; plenty of dishware and cutlery; knives; pots and pans, including for cooking corn and lobster, etc. (I like to cook, so if you do too, I think you'll find most everything you need.)

There is cable TV (flat screen with HDTV), broadband Internet access (with WiFi), a laser printer, land line phone with free calls anywhere in the US, radio with iPod connection and CD player, fireplace, ceiling fan in living room and others for bedrooms (no AC), picnic table, lounge chairs and hammock for outdoor sitting, a charcoal grill, and canoe for paddling around the lake or on nearby rivers.

For rainy days there are books, board games (Scrabble, Monopoly), and jigsaw puzzles.

THE POND AND THE AREA: Many people who come here just like to lie in the hammock or a beach chair, read, relax, swim, cook and eat, canoe around the lake, and generally unwind. The lake (many freshwater ponds on Cape Cod are what most people call lakes) is about half a mile wide and a mile and a half long. There is a public boat ramp at one end of the lake, and people do use the lake for both sailing and motor boating, as well as canoeing, kayaking and windsurfing. There is, of course, fishing on the lake as well. Our cottage shares a cove with just one other house.

If you are an active sort, the many attractions of Cape Cod await you, and there are lots of good restaurants. Mashpee Commons, a shopping-eating-filmgoing destination, is about 3 miles away.

Bike rental shops are located in Falmouth proper and North Falmouth, near the Shining Sea Bikeway, or you can bring your own.

South Cape Beach in Mashpee and Old Silver Beach in Falmouth are both public saltwater beaches (pay to park) and the National Seashore is about an hour away.

SO MUCH TO DO AND SEE: I have left various guidebooks and brochures about local attractions for you. You can take any number of day trips: to Martha's Vineyard or Nantucket, to the National Seashore, or just poking around the Upper Cape (Falmouth, Mashpee, Sandwich, Barnstable, Hyannis) or take the scenic highway Route 6A and spend the day antiquing, checking out art galleries, ice cream shops and fried clam shacks, etc.

About Sarah Flynn

In 2001, I inherited the cottage that my parents built in 1957 (I helped!). I spent my childhood summers there, as well as a great deal of time as an adult. The place is very dear to me and holds a host of fond memories. My husband (whose family also had a cottage on the pond) and I are both in publishing, and work currently prevents us from spending as much time there as we would like.

Why Sarah Flynn chose Mashpee

My parents chose the location for the cottage because friends of theirs had bought up property on the western side of Johns Pond in the early 1950s and offered a piece to them. The area has grown up around us, of course, and ours is one of the last pieces of the 'old Cape.' My husband and I love being there, just can't get there as often as we'd like, because we now live 10 hours away.

What a great place. Thank you for sharing it with us. In the past, whenever I stayed in the area I stayed on the Vineyard and while I do love it there, staying at your house on John's Pond wasn't second best. It was just as good. Whether sitting or swimming in the pond, bike riding or jogging in the area, going to the beach, or traveling around the picturesque countryside, we loved it. But most of all, we loved just staying around the house and enjoying the peace and beauty of it all. Thank you.

Good time at a very nice place..

We have always loved Cape Cod and wanted to try a lake front vacation. We were very pleased with our stay at the cottage on John's Pond. It is exactly as described by the owners and the provided pictures. The lake setting was perfect for relaxing, canoeing, tubing, and fishing. The water is literally 20 steps from the front door. Well stocked for vacationing and cooking, the cottage has comfortable bedrooms and a beautiful new bathroom. The outside table with it's umbrella was a great place to play cards and enjoy the natural beauty of the wooded area. Our favorite visits on this trip were to Sandy Neck and Skaket beaches, the Wellfleet flea market, Falmouth's Pizza L'Oven and Falmouth Raw Bar on the harbor, Bobby Byrnes at the Market Common, and the Polar Caves Ice Cream Parlor( better get the "small" cone!). Very nice vacation. PS transaction conversations via email and phone were friendly and professional. Deposit was returned immediately as promised. Nice people.

Spectacular!

We traveled all the way from Indiana to visit the Cape and John's Pond. We were not disasspointed! This cottage is spectatcular and had every thing that was needed and then some. We loved the lake, the view, the hammock, and fishing every night until we couldn't see! The owner is so easy to work with and readily available if needed. We loved exploring "down" cape and the National Sea Shore and then relaxing by the lake at night. Wonderful experience for us adults and also for our two boys, ages 10 and 13. We cannot wait to come back again.

If you enjoy privacy, natural beauty, and the ability to sight see when you want to (Cape Cod boasts beautiful beaches, charming towns, scenic drives and rail-to-trail bicycling, golfing, whale watching, antiquing, great seafood, etc.) and just relax the rest of the time, this is the place for you.

Note that the cottage is right on the lake with its own private beach; the arrow points to the conservation woodland next to our cottage. You follow a quarter-mile dirt road through the woods to our cottage.

The cottage is just a few miles from Mashpee Commons, a large shopping center, and Falmouth, a lovely town that has everything you might need or want.

Providence and Boston (Logan) Airports are each about 70 miles away. The Barnstable County Airport in Hyannis is the regional airport, with connecting flights from and to New York, Boston, Providence, etc. If you are driving, the cottage is about an hour and a half from Boston and Providence, 4 hours from New York City.

Other Activities: A canoe is at the cottage for your use on Johns Pond, which is about half a mile wide and a mile and a half long; all the attractions of Cape Cod are close by. We are very lucky to have so much privacy (a hard-to-find commodity on the Cape) and yet be so close to all the various shopping, dining, and other leisure opportunities. Whether you like to just hang out or use the cottage as a base for touring, it is ideally located. Our house is about 50 feet from the water, so you can swim any time you want--and it's good for kids, as you can easily keep an eye on them when you are sitting in the front yard. The beach in Mashpee is called South Cape Beach; there are other beaches in Falmouth (the next-door town) and the National Seashore makes for a nice day trip. There are guidebooks at the cottage as well as a booklet I have written giving you complete info on the house and environs. And I am always available by phone if any questions arise.

  • The bathroom was remodeled in 2012 and includes a tub with shower and a comfort-height toilet. We are on a septic system, so nothing except human waste and toilet paper can be flushed. The water is supplied by the Town of Mashpee.

  • The master bedroom has reading lamps and built-in bedside shelves, a Bose radio, a large closet, bookshelves, a mirror, and a a small desk with chair (the desk and chair can be moved to the guest bedroom if you prefer). The guest room has a double bed and a built-in bunk bed (upper and lower, both twin), reading lamps, two closets (one containing the front-loading washer/dryer), a bureau, mirror. Two couples and two children could stay, as long as one couple does not mind sleeping in the guest room with the children. Comforters, blankets, and pillows provided. If you are within driving distance, please bring your own sheets and towels; if not, I can arrange to have the laundry done by the cleaner after you leave ($5 per load). You could wash and dry the linens and towels yourself before you leave, but our dryer is not particularly fast.

Notes:
Children are welcome with the understanding that they must be well supervised. Since the house is 50 feet from the lake, an adult needs to keep an eye on children at all times, especially if they don't know how to swim yet (though it is a good place to teach a child to swim, since the water drops off very gradually). A canoe is available for your use. Feel free to bring your own canoe or kayak. If you have a motor boat you would need to launch it at the public boat ramp down the lake. The house is approached via a dirt road about a quarter of a mile long. There are two steps up to enter the house, with handrails. So it is accessible to the elderly or infirm with those caveats. (My mother spent every summer there till she was 88!) The cottage is available during the spring, summer and fall months only, but if you are interested in renting for a month or more, please let me know.
