Good rental for large group

We rented this property from July 23rd throught the 30th, 2011. There were as many as 10 of us but just 8 of us (4 couples) for most of the week. While the ratings only allow at the top end for good or excellent, I would rate it very good.
The house is nicely decorated with good, comfortable furniture, including the beds.
The kitchen was well-equipped with good appliances and all systems seemed to work well, including the A/C. We did blow the circuit breakers twice with hair dryers but that was easily rectified.
The location is great for coming back to the house from the beach...a very short walk.
There were a few drawbacks. The living room is a little bit on the small side, seating 6, but there are several chairs for the dining room table that can be used. The living room size was dictated by the footprint the house could take, since it butted up to an alley and couldn't be made any bigger.
The 4th bedroom on the top floor needs a window unit A/C to help keep it cool but it seemed to do the job.
The main problem was the tightness of the parking spaces. There are three, undermeath the house, with support posts separating them. My brother scraped one of the posts as he was trying to get past a vehicle that was in the alley next to the house and the driver sat there without moving...his fault for being impatient but still a tight squeeze even when there wasn't any other car there. Needless to say, we all took it very carefully from then on.
The owner was very helpful with a couple of questions we had...a simple phone call got the answer we needed. Also great to have wi-fi available.
We had no significant problems at this property and enjoyed our week...as a point of reference, we have been coming to OC for 15 years, staying in a variety of places and we had no major complaints about this house. It definitely met our needs and was a very comfortable beach house.
All in all, we enjoyed our stay at the Pelican III.
