This house sits on three acres, surrounded by lots of mature trees a huge yard with the back of yard being private,garden with fresh veggies., also with apple and cherry trees.
At different times of the year you may see different wildlife in the yard such as mule deer, elk, grizzly and black bear and buffalo.

Joe is a 4th generation Karnes who has lived in the area all his life and has graduated from Gardiner schools. Sandy moved to Gardiner, from Northern Idaho, met and married Joe in 1982. We have raised 3 wonderful boys, Jim, Jeff, and Jake. Jim and Jeff are in the Navy and Jake is now a marine. Jeff is married to a girl from Washington state by the name of Ryanne. We are a very family and friend oriented family. We have supported the town and school of Gardiner with a lot of pride of the area. Joe and I have been active leaders of the local 4-h club for over 10 years. All our boys have been in 4-h, showing horses, sheep and beef and doing quite well. Joe works for the Montana dept of transportation and I work for Yellowstone Natl. Park. We are both Motor vehicle and equipment operators. Joe and I like to meet new people, and like to make new friends.

We had a great stay in Gardiner. The house was clean, very comfortable and had enough space for a family of six people. We enjoyed the wonderful location on the Yellowstone River after days of sightseeing in the NP. Thanks a lot Sandy!
I WAS REALLY NERVOUS ABOUT MY CHOICE AFTER BAD EXPERIENCE IN COOKE CITY LAST YEAR. WE LOVED IT SO MUCH THAT WE CAN NOT WAIT TO GO BACK. THE HOUSE HAS EVERYTHING YOU NEED, THE LOCATION IS EXCELLENT, THE KIDS LET ME KNOW RIGHT AWAY THAT I DONE WELL ON OUR RENTAL THIS TIME AND THEY WERE VERY PLEASED. WE LOVED BEING ON THE WATER. OUR LAST DAY THEIR WE WERE OUT BACK COOKING AND THE KIDS WERE PLAYING WIFFLE BALL IN THE LARGE BACK YARD AND 2 DEER CAME RIGHT UP OUT OF THE RIVER AND GRAZED THROUGH THE YARD. WE GOT TO SEE THEM SWIM BACK ACROSS THE RIVER. THIS WAS EXCITING.
Two couples shared this home for 3 days. So well set up , it felt just like home. Only 5 minutes drive outside Gardiner, and the gate to Yellowstone national park. Spent each afternoon down by the river at the back of the property enjoying the tranquil setting under the gazebo, lovely outdoor shelter. Beds comfortable and it was great having washing facilities
This home was the first place we stayed at the start of a 2 week long road trip. It was my favorite place of all! I love Yellowstone National Park. This home is very close to the North Entrance. What a joy to come home and unwind after a long day in the park! The house is super comfortable, well stocked with everything you could possibly need. The beds are soooo comfortable. The location can't be beat, it's on the river and has amazing views of the mountains. The views are so great....it didn't make sense to eat out! The owner Sandy.....is one of the nicest people we have ever met. We look forward to staying at the house again in the future. Thanks for everything Sandy!
This is the second time we have stayed at this wonderful house. It is exceptionally clean and comfortable, and you cannot beat the location. The back yard views are stunning and it is very relaxing to sit out on the deck by the river. We also enjoyed watching our nightly visitors, a sow grizzly and her cub, climb the apple tree in the backyard and eat veggies from the garden. What an awesome experience.

Sandy had everything; some food in frig, spices, toilet paper, kleenex, Plenty of towels and The most fabulous beds; so comfortable. Lots of blankets for those cold nights. Sandy is such an inviting person and you can tell she loves people.
The location of property is on the Yellowstone River and we took some time to read at the gazebo by the river. We tried to see the bear (s) at night in the yard but couldn't see them, though there was evidence in the garden and apple trees. Sandy has big pepper spray available in case. We met her friend Sue who helped us with a couple places in the Park we wouldn't have known about otherwise to view Grizzlies. This is a place we would like to come back to again. we certainly like the beds better than ours at home. Thank Sandy for everything! we loved it here in paradise.
Our home is located 3 miles from the entrance into Yellowstone Park and Gardiner Montana. The house with a huge back yard and garden sits on the banks of Yellowstone river. This home is far enough out of town so you hear no noise at night but close enough if you need to run in to enjoy some day and night life. We offer out door seating on the river bank to enjoy the scenery, sounds of the river and just the tranquil feeling you will get. In Gardiner there are lots of Gift shops, grocery store, Bars and different kinds of restaurants.
Other Activities: Yellowstone National Park is in your back yard. There is wild river rafting and fishing on the Yellowstone River, Horseback riding along with dinners up in the mountains. Yellowstone National Park offers lots of site seeing, museums, and history of the area.
Golf: There is golfing in Livingstone Montana, 53 miles from the house. Also Bozeman Montana has a golf course which is about 80 miles from the house.
Ski: In the winter time Yellowstone Park has some of the best cross country skiing around. Not only awsome scenry but the animal life you will see. You also have down hill skiing in Bozeman Montana about 80 miles away and both cross country and down hill skiing in Big Sky Montana about 130 miles away.
