Welcome to 'AVIANA PALACE' our privately owned spacious villa @ Aviana Resort, a tropical paradise in the heart of Central Florida, located on US 17-92 just 15 minutes from Walt Disney World. It is a luxurious gated community with a clubhouse that offers a community pool/spa, exercise facility, kids playground and much more. It's just a short drive from Champions Gate Golf Courses, with easy access to 1-4 for Outlet Shopping Malls and all other attractions in Orlando.

'COME EXPERIENCE THE MAGIC @ OUR PALACE'. This spacious 5 Bedroom villa consists of a king master bedroom en-suite with a full size dresser and mirror, LCD flat screen TV, ceiling fan, alarm clock, walk in closet, plus a master bathroom, walk-in shower, vanity sink and garden bath. The second king master bedroom has plenty of space, LCD flat screen TV, ceiling fan and alarm clock. The third bedroom is a queen with a mounted LCD flat screen TV and ceiling fan. The fourth bedroom is ''Princess Themed'' with twin beds and bedding and LCD flat screen TV . The fifth bedroom is ''Sports Themed'' with a full/twin bunk bed with an attached dresser and a mounted LCD flat screen TV. You'll sleep like 'Royalty' with the 'Top Quality Sealy Mattresses'.

This villa is fully air conditioned, with a large open living room, a large leather sectional, a 46'' LCD flat screen TV, blue-ray DVD player with a selection of kids and family DVDS . Nintendo Wii gaming system with games to keep the whole family active and having fun! Also, an additional seating area with a small table and chairs and a ceiling fan for added comfort.

The kitchen has been equipped with almost everything that you would need to make a quick snack, or prepare an entire family meal. The kitchen has a refrigerator with ice maker, oven with glass top electric stovetop, microwave, dishwasher, coffee maker, blender, toaster, mickey mouse waffle maker and much more. It also has a pantry area for storage. The nook is next to the kitchen for the less formal meal which is lovely to sit at breakfast and enjoy the early morning sunshine. The formal dining area is ready for when you have more time to enjoy a relaxed meal in the tranquility of the home.

Take a dip in our sparkling clean south facing pool where you can enjoy the sun all day. Just relax in our waterfall spa where you can enjoy the underwater pool light at night. The pool is fully screened has a lanai area, patio table with chairs and 3 loungers for your enjoyment. The pool has a removable safety fence for added protection for the smaller children. Also there is a gas grill for your outside grilling needs.

The villa has a laundry area with a full size washer and dryer and an iron and ironing board for your convenience. Also free wireless Internet. Enjoy the game room in the garage that consists of a ping pong table, air hockey and foosball. Also, board games that the whole family to enjoy!

For your BABY NEEDS a pack-n-play, high chair and stroller.

Perfect home away from home! We arrived to a clean, spacious, comfy home! The beds were comfortable and we all slept like babies. Even though the neighbors are pretty close, you could not hear them from inside the house. The pool was clean with no debris. There was enough room in the den for a large family (We traveled with 6 adults and 2 kids). The bedrooms and bathrooms were spacious. Loved the huge walk-in closet in the master! Disney and Universal were a short distance away. We were really torn between staying on property or renting a house this trip, but we made the right decision! Kim is a dream to work with, and responds to any questions you may have promptly.

Great Home Close to Disney!

This house was fantastic as were the owners that we rented it from. Kim was very helpful and quickly responded to questions and emails. The house was very clean and well set up for our 10 day visit. It came with a starter pack which included some dishwasher soap, toilet paper and paper towels. Our group consisted of 2 families, one took the second floor while the other used the bedrooms on the main floor, which worked out well. Lots of room for the 6 of us to relax without being on top of each other. Pool was small but nice and refreshing on the hot days and after the parks to unwind. Games room was fantastic to spend some time in. Also included were some kids movies and games, as well as a Wii for those days you wanted to stay. It was close to Disney and Universal as well as grocery stores and outlet shopping. We would definitely recommend it to other visitors to the Orlando area. Would love to stay here again :)

Fun family vacation

This is a lovely home. We enjoyed our stay and the property was clean and well layed out for our needs. It looked so lovely when we walked in. The distance to Disney was amazing...only a few short minutes and very easy to find. We came home to swim on a couple of occations. Only drawback was that the hot tub was not hot. The pool temp would have been okay when cool if we could have warmed up in the hot tub. The main pool for the resort was really nice so we went there when we could. Would return if we are ever in need.
Recommended for:  Age 55+, Sightseeing, Families with Teenagers, Families with Young Children

We had a great time in Florida, and the house worked out fine. We would rate it 5 star, but it really needed a few more minor items to deserve a 5 star rating. (Example, we needed to go out immediately and buy toilet paper.) This house is located in a gated community, and it has a nice pool both at the house, and at the club house. The garage was converted to a game room which the kids enjoyed. We had 4 grandchildren with us, 5 and 2, and they enjoyed the pool, the playground, the videos, etc. The kitchen isn't large, but it is adequate. The master bedroom was great. We would certainly recommend the house to anyone, and will consider it on our next family trip to Florida!

We loved this house. It was well located and had all the things any family would need. Location to the parks as well as many restaurants was outstanding. House was clean and beautifully decorated. Family rec room entertained the children for hours. I highly recommend to anyone traveling to Orlando and Disney to stay here. My family and I will certainly be back.
