The studio apartment is located on the bottom floor of a Victorian house in southern Noe Valley, San Francisco. Guest looking for an urban setting in the heart of San Francisco will enjoy this location. Experience what it's like to live in the 'City'. We are located in a residential neighborhood, but just minutes from all the major San Francisco attractions.
Guests enjoy a private entrance.
Public transportation is very close. The #36 Bus (www.sfmta.org) line runs on our block, and BART (www.bart.gov) is 6 blocks away.
Guests may prepare and enjoy food items they have brought to the room with a microwave, refrigerator, coffee-maker, and utensils.
The apartment itself opens onto a private urban garden to which guests have exclusive access. The full urban garden, has great light and atmosphere especially in the mornings.
Please keep in mind, we are a small family business with one unit which is located inside our home. These facts drive our payment procedures.
1. Rent is $90 per night, tax included. Guests may select stay lengths of three to six nights.
2. We operate on a pay-up front basis; the entire charge is collected with HomeAway before confirmation.
3. Refunds will be provided only if the guests requests such at least 30 days prior to check-in.
ABOUT THE STUDIO
We don't plan to interact with guests. Of course, if guests need assistance or basic supplies, they are encouraged to call on us. We are set up to operate less like a hotel and more like a short-term, furnished studio rental.
Guests will be happiest when they plan to spend most of their visit to San Francisco out and about, eating most of their meals away from the studio. We don't have the infrastructure to support more than a few meals per guest eaten in the studio. We do have high-speed internet but no television.
The room is completely furnished, including clean linens, towels, washcloths, and a bathmat. We do plan on the linens and towels 'lasting' for the entire stay.
Guests use the lower entrance. This is their private entrance. We have a keypad entry to the house; guests will receive the code via email after their reservation is confirmed.

The studio is through the basement and to the left.
To lock the door from outside when leaving:
1. Close the door fully.
2. Press the 'SCHLAGE' button once
3. Turn the knob CLOCKWISE to extend the deadbolt
4. Ensure that the door is indeed locked by attempting to open it with the doorknob.
There is no need to formally check in or out. Please do not arrive before 5 PM on the day you your stay begins. Please vacate the studio before 11 AM on the last day of your stay. There will likely be guests checking in and out the same day, and we need to provide our maid service a window to changeover the room.

Guests have exclusive access to the garden.
Please do not smoke on our property; smokers may smoke on the street but not directly in front of the home.
Please keep the garden door locked when the garden is not in use. Please keep the door to the street locked at all times. Guests may use the privacy lock on the basement door to the studio when they are in the room.
Feel free to use the dishes and utensils. Be aware that we don't provide any dishwashing service during your stay. Guests may wash their own utensils; we provide dishwashing liquid in the bathroom.
We do provide complimentary coffee and tea.
May be placed in the baskets in the studio or in the BLACK receptacle in the basement.
Park legally; parking tickets are often issued in this neighborhood. Also, observe STREET CLEANING signs. On our block, the NO PARKING time occurs the morning of the second and fourth Monday and Wednesday of every month.

The owner and her husband bought the home shortly after the birth of their first child. It's hard to believe now, but this property was considered a 'starter' home in 1975.
They began years of renovation, including a new kitchen and adding a deck to the second floor. Preserving the Victorian style was always important, though.
This home is close to shopping and restaurants, yet it's a quiet neighborhood. Also, we're located in a 'fog shadow' so it stays sunny longer here in the summer than it does in most other places in the City.
Entry by dank basement. No greeting and warning signs about turning off lights and not touching things. Some woman working upstairs promptly lectured me in the morning about not properly locking the door, leaving with the odd remark, "We're in San Francisco. We could get killed." Private garden is unkempt, littered with an old blue tarp, garbage can lid, and weeds. One small electric heater very noisy apparently to discourage its use. Stale coffee/no utensils. Warning signs posted to not contact owner upstairs for anything. Washer & dryer begins at 7 a.m. in basement right next to unit, making shower flip from freezing to scalding. Along with this, there's loud clomping back and forth overhead. Insufferable conditions. Nothing positive to report, sorry.
A great location, but unfortunately that's it. The most uncomfortable bed we've ever tried to sleep in and a faulty coffee maker. There is a unit containing a refrigerator and microwave, but the only written instructions are for a non-existent toaster oven and how to poach an egg -- we didn't find the on/off switch until our last day in the property. But, it bears repeating -- A GREAT LOCATION!

I stayed here on a recent vacation with my boyfriend to visit friends. The location turned out to be perfect: its in a quiet neighborhood, only a 10-15 minute walk to Mission, with its great restaurant selection and easy access to public transit. The room itself was very comfortable. Items to prepare breakfast are included (you place an order the day before), and they give you what you need to do that, including a mini-fridge, toaster oven, coffee maker, etc. The owners were very kind and checked-in several times to make sure we had what we needed. The back patio area is so charming and a nice spot to sit and have breakfast. When we opened the patio door, we could smell the flowers blooming outside. We were really happy with our experience.
Decided to go to San Francisco for my 40th birthday. Found Suzanne's place on here, of course. Was very satisfied with the whole experience. Suzanne was very helpful and sweet. Was surprised to find out she supplies breakfast and beverages for her guests. Something she does not have to do. You fix it yourself, but she supplies all that you need to do this. It was fun to be able to cook in our little room. She came and got our dirty dishes each day and washed them. Another thing she does not have to do, but very much appreciated. The room was clean and was pleasant to hang out after a long day of sightseeing. Plenty of towels in the bathroom. Location was great for our needs. We had our own entry to our apartment, a plus!!! A nice little garden off our room to sit and enjoy. Suzanne was gracious enough to let me do some laundry. Very grateful for that. She pretty much left us to our own. Nice to have the privacy. But she was there if she was needed :) The only thing that was lacking was a t.v., but if you have a laptop, external hard drive loaded with movies and t.v. shows...problem solved. Also, be prepared for having to drive around to find parking. That is the "norm" in SF, lol. Thank you, Suzanne, for letting us stay in your home :) You were a great host! Would love to stay here again. Was a pleasure.
We stayed 4 Nights at Suzanne´s appartemente and it was very nice and so quiet and clean. We liked the charming house and patio. Suzanne and her son were so friendly and helpfull. All wishes where no problem. Breakfast with milk and orange juice and coffee. We drove with the BART to town in a few minutes.

We suggest using 'Supershuttle' (Door-to-door van) which picks up on the DEPARTURES level on the innermost lanes. Look for the blue Supershuttle signs. Guests may make a reservation online but they also accept walk-up travelers.
For public transportation, take BART from SFO to GLEN PARK station, then walk from there. The walk is about 15 minutes and it's up a slight hill and may be laborious with luggage.

|Notes||Please let me explain our payment policies. We are a very small business, and it occurs inside our home. We rely on an online broker for customers; they do not guarantee any rate of occupancy. Experience has shown that vacancies due to cancellation are difficult to fill. Also, payments are required in advance because of the few options we have when guests do not pay and/or leave unexpectedly.|
