The studio apartment is located on the bottom floor of a Victorian house in southern Noe Valley, San Francisco. Guest looking for an urban setting in the heart of San Francisco will enjoy this location. Experience what it's like to live in the 'City'. We are located in a residential neighborhood, but just minutes from all the major San Francisco attractions.
Guests enjoy a private entrance.
Public transportation is very close. The #36 Bus (www.sfmta.org) line runs on our block, and BART (www.bart.gov) is 6 blocks away.
Guests may prepare and enjoy food items they have brought to the room with a microwave, refrigerator, coffee-maker, and utensils.
The apartment itself opens onto a private urban garden to which guests have exclusive access. The full urban garden, has great light and atmosphere especially in the mornings.
Please keep in mind, we are a small family business with one unit which is located inside our home. These facts drive our payment procedures.
1. Rent is $90 per night, tax included. Guests may select stay lengths of three to six nights.
2. We operate on a pay-up front basis; the entire charge is collected with HomeAway before confirmation.
3. Refunds will be provided only if the guests requests such at least 30 days prior to check-in.
ABOUT THE STUDIO
We don't plan to interact with guests. Of course, if guests need assistance or basic supplies, they are encouraged to call on us. We are set up to operate less like a hotel and more like a short-term, furnished studio rental.
Guests will be happiest when they plan to spend most of their visit to San Francisco out and about, eating most of their meals away from the studio. We don't have the infrastructure to support more than a few meals per guest eaten in the studio. We do have high-speed internet but no television.
The room is completely furnished, including clean linens, towels, washcloths, and a bathmat. We do plan on the linens and towels 'lasting' for the entire stay.
Guests use the lower entrance. This is their private entrance. We have a keypad entry to the house; guests will receive the code via email after their reservation is confirmed.

3. Please lock the door behind you.
The studio is through the basement and to the left.
To lock the door from outside when leaving:
1. Close the door fully.
2. Press the 'SCHLAGE' button once
3. Turn the knob CLOCKWISE to extend the deadbolt
4. Ensure that the door is indeed locked by attempting to open it with the doorknob.
There is no need to formally check in or out. Please do not arrive before 5 PM on the day you your stay begins. Please vacate the studio before 11 AM on the last day of your stay. There will likely be guests checking in and out the same day, and we need to provide our maid service a window to changeover the room.

Guests have exclusive access to the garden.
Please do not smoke on our property; smokers may smoke on the street but not directly in front of the home.
Please keep the garden door locked when the garden is not in use. Please keep the door to the street locked at all times. Guests may use the privacy lock on the basement door to the studio when they are in the room.
Feel free to use the dishes and utensils. Be aware that we don't provide any dishwashing service during your stay. Guests may wash their own utensils; we provide dishwashing liquid in the bathroom.
We do provide complimentary coffee and tea.
May be placed in the baskets in the studio or in the BLACK receptacle in the basement.
Park legally; parking tickets are often issued in this neighborhood. Also, observe STREET CLEANING signs. On our block, the NO PARKING time occurs the morning of the second and fourth Monday and Wednesday of every month.

The owner and her husband bought the home shortly after the birth of their first child. It's hard to believe now, but this property was considered a 'starter' home in 1975.
They began years of renovation, including a new kitchen and adding a deck to the second floor. Preserving the Victorian style was always important, though.
This home is close to shopping and restaurants, yet it's a quiet neighborhood. Also, we're located in a 'fog shadow' so it stays sunny longer here in the summer than it does in most other places in the City.
