Better than any all-inclusive

My family and I stayed here and it was wonderful. The place was roomier than the photos online made it appear, there were good ocean breezes to keep the humidity down, privacy, and it's own private beach front. It's a charming property and Pablo the manager took good care of us. If you prefer more privacy than an all inclusive, wish to relax in your own space, yet be located near all that you need, this is the place for you. The price was excellent as well.

Great view BUT .....

Great view and a nice location. The house has lots of character, a kitchen, and limited electricity which is great.

BUT ......

If other guests are staying in the other units of the property (there are another 3) there is no privacy what so ever since the patio in front of the house is a common area. This wasn't that big of a deal for us since the other family staying on the property was nice and we only stayed a few nights. However the "shared" space could easily ruin someone's vacation if you're not so lucky or are staying for a longer period. The roof either needs to be repaired or replaced. It began leaking in multiple spots minutes into a short storm. Yes, I understand that thatched roofs can and will leak but good ones don't after only a few minutes. Additionally 90% of the screens are either damaged and or do not fit correctly. This could be a big issue if the mosquitoes are bad.

To sum it up this could be a nice place to stay with a little maintenance and if they would designate the patio as only for the main house use. Until or unless they do that I would not stay here again or recommend this house to friends.

Perfect Tulum Getaway

I booked this house for a dear friend's low-key bachelorette getaway. It was absolutely perfect for us. The two double beds in an open layout worked well for us because we knew each other well and did not require privacy. We loved having a kitchen -- especially one that was fully stocked with filtered water for cooking and drinking. Kitchen is not fancy, but equipped well enough to cook simple meals. The location could not have been more beautiful -- we could see the water from our windows, and the beach front was pristine. Pablo, Daniel, and family take immaculate care of the grounds and are such genuine, lovely people. This property was everything we were looking for, and more. We'll be back for sure.

Not what we expected

The owner doesn't put any money into this property. The house wasn't clean: the curtains were stained, the bedding was dirty, the stove was dirty & rusty and not all burners worked, the cooking utensils weren't clean and very minimal, the toaster oven was rust spotted and non-functional. The bathroom lacked supplies and the shower drain was plugged with sand so the water barely drained. Windows were filthy inside and out (there were dead bugs & spider webs on the interior window ledges. The ceiling fans were laden with dust. The electricity randomly turned off sometimes for a few hours, so you didn't want to trust items in the fridge too much. Nearby there was a bar which played loud music. Also the patio which is supposed to be for the Oval Villa was shared with the three other houses on the property. They advertised a BBQ which wasn't true. Last of all, there wasn't enough beach furniture for even half the tenants.

From previous reviews and advertised description we weren't expecting any of the above. If the owners of the property put some money and time into this place, it could be a nice spot.

Owner's Response: Tulum is a beautiful, tranquil place to stay. It is laid back. To address the list of complaints by this renter... Only one set of curtains. Like most homes. They have been cleaned and are cleaned on a regular bases. The bedding is not dirty, there are plenty of sheets and comforters. The owner replaces them continuously.... The stove was never pretty, but worked great till this renter, he's right, it gave out. The caretaker could not get it replaced during his stay. A new one has been bought and works great. Cooking utensils? Pots and pans are from the states, perfect condition. Same for silverware. Plenty of cooking utensils. Toaster oven was rusted as will happen rapidly in a humid,salty climate. It has been replaced. Towels are plentiful and clean. Windows? Pablo ( the caretaker) takes pride in his work. Electric? Electricity is wind and sun powered. Sure, it will be off when batteries run down, then Pablo turns on the generator. BBQ! There is an asado ( natural wood burning grill), just have to know how to build a fire.( Pablo is willing to help get it started if you need help). Beach furniture, plenty of beach furniture is on the property. The toaster oven,coffee maker and oven are now brand new and were just bought in May 2014.

We are actually currently staying at Los Arcos. We rented the Oval Villa for its amazing views of the beach. I agree with everything the previous reviewer said. Juan is a gem. He is quietly accomodating and helpful. The house is just right. A great way to feel connected with the amazing nature surrounding the property. On our first night here we saw a large turtle laying its eggs right outside the front deck. Looks like the property is for sale. i wish I had some $$ to buy it. Hopefully the next owners keep it the same way.

Los Arcos experienced in March

Los Arcos proved to be everything listed on this ad and a whole lot more. We were greeted by Juan and Lolita who helped carry our suitcases and oriented us to the house. We had clean sheets, towels, drinking water, tables, chairs, everything! Juan even cleaned the beach in front of us every morning so we could enjoy the powder sand. For our travels around the area Juan lent us an ice chest and it was perfect for cervezas and sandwiches. In the evening Lolita gave me the best massage ever and is a great conversationalist too! Los Arcos is located about 15 minutes from the Tulum Ruins. There are 2 grocery stores nearby, a restaurant right next door, and is close to many restaurants and shops, all within walking distance. We even had dance lessons up the road at Zebras. Getting to the ruins, cenotes, Tulum, Punta Allen, Akumal and Playa Del Carmen was easy from this property. If you are down to earth, love interacting with real people, enjoy the quiet Mayan coast, enjoy exploring the forests around you, you can not go wrong with this property. And you will never see the word TOPES again without smiling.
