Maison Roxy is a beautiful, large, rambling and romantic stone-built house in a tiny quiet hill-top village away from main roads, safe for children, and with breath-taking views of the Pyrenees in early summer and autumn. All the rooms are large and airy with antiques and interesting furniture. The enclosed garden has trees, lawns and beds planted with flowering shrubs and roses, giving colour throughout the year. The private pool, re-lined, refurbished and enhanced with an enlarged paved surround in 2008, is to the south of the house and is secured with walls, hedge and fencing. The overwhelming impression of the house and village is one of space and relaxation. This is our second home; we spend as much time here as we can and we enjoy sharing it with friends, family and those who are looking for something a bit special and more personal than the usual gite or villa. Please note that we offer reduced weekly rates for parties of four or fewer in mid season (see Rental Rates).

The house is 90 minutes from Toulouse airport,60minutes from Pau and within easy reach of the Pyrenees and the Atlantic coast.There is a grocer/bakery in each of the two nearest villages, both 10 minute's drive away. It is an area of gently-rolling hills, valleys and pretty, unspoilt hill-top villages: considered to be the most rural and unspoilt regions of France. All the local towns have weekly markets selling a wide range of regional produce. There is good shopping at small specialist shops in Eauze, Condom and Auch, supermarkets in Vic-Fezensac (18km) and Plaisance and the wonders of the hypermarket at Auch, which is 40km away.

  • There are two first floor shower rooms at Roxy, both with wash-hand basins. No.4 serves the main, third and mezzanine bedrooms and no.5, the second and family bedrooms. Separate WCs are next to each (nos. 1 & 2). The downstairs WC is off the games room. Both shower rooms and the washroom to the main bedroom have large electrically-heated towel rails. There is always plenty of hot water provided by the new, state-of-the-art LPG-fired boiler.

  • The main bedroom (5.25sqm) has fine views south over the valley towards the Pyrenees and also over the garden to the east, catching the morning sun. It has its own washroom and a WC off the washroom. The second bedroom (5sqm) also faces east onto the garden and is reached by a spiral staircase from the kitchen. There is a small connecting lobby to the main bedroom if needed. The family room is off the same landing and shares a shower room, with basin, and separate WC with the second bedroom. It has views south over the garden and north over the church square. There are four single beds, a drop-sided cot and a travel cot. The third bedroom (4x3sqm) looks out onto a village street and shares a shower room, with basin, and separate WC with the main and mezzanine bedrooms. Finally, the awesome mezzanine bedroom with two single beds: a large balcony over the games room reached by broad wooden stairs. As this is access to the main and third rooms, only really suitable for children/teenagers

Notes: The galleried hall serves as a library and games room with snooker, table football, darts and a CD player. This room is well-insulated for sound from the drawing room and main bedrooms. The kitchen and dining room are one large room with a long wooden table and open fireplace. Seasoned logs are always available. All rooms have central heating except the bedroom with4 single beds(gas space heaters). There is plenty of equipment if you want to cater for a big group at home:two fridges, one for food and one for drink and plenty of cooking utensils. The main sitting room is beautifully furnished with sofas and easy chairs. There is a VCR and DVD and an oak chest full of board games, Lego, Duplo and jigsaws. The workshop has a second washing machine, the freezer and a selection of bikes you can borrow(for insurance purposes not part of the letting agreement).Throughout the house there are massive oak beams. The walls are either stone (4 feet thick in places) or half-timbered.

The Setting: Maison Roxy has been built around part of the C12th fortified wall of a ruined Castelnau, and has performed many functions over the centuries including those of village cinema(The Roxy!), bakery, ironmonger and garage. As a result the accommodation is rambling and on several levels, and now forms the end of a collection of south-facing houses.It istands on the edge of the tiny hamlet of Peyrusse-Grande, having the Mairie just across the street and with views in all directions.The garden is enclosed and secluded with trees, lawn, roses and shrubs (73sqm). The pool, refurbished and re-lined in 2008, is 7 x 3 m (enclosure 48sqm). The covered loggia outside the kitchen is cool and shady for outside meals throughout the year and a comfortable viewing point for the spectacular electric storms that pass along the Pyrenees in the summer.There is a moveable charcoal barbecue and a demountable washing line. The floodlit village tennis court and boules area is a 1 minute walk from the house

The Village: Peyrusse-Grande is a tiny village with two squares, infants' school, church and Mairie set back from the road: no through traffic so very safe for children. Peyrusse was founded as a Castelnau in the 12th century and its church began as a Benedictine abbey in the 11th century. At the end of August, for one weekend, the Fete takes over: all the people of the Commune arrive to play petanque, talk, eat a huge meal, talk, drink a little, talk and play loud music in the evening. More practically: the bread van arrives daily (except Mondays and Thursdays) and there is a vineyard across the valley, the Domaine de Turet, where you can sample and buy their home-produced wines and aperitifs. It is very, very quiet (except for the Fete).

The Region: Gascony is rural France as it use to be: empty roads, ancient villages, traditional local produce, lots of street markets. The wonderful richness and quality of the food, wine and Armagnac is well-reflected in the numerous local restaurants. The department of the Gers is widely recognised as the land of the good life: just observe how the local people entertain and enjoy themselves and follow their example. Prepare to be enchanted. Throughout the summer there are music festivals: internationally-famous Jazz-in-Marciac, Tempo Latino at Vic-Fezensac and Country and Western at Mirande. There are exciting night markets at Vic and a village fete every weekend. Within 10 miles there are two swimming lakes with sandy beaches. The Pyrenees, with wonderful walks, climbing and white water rafting and the Atlantic coast's white sandy beaches and surfing are both 90 minute's away. Finally, this is the birth-place of the most famous Gascon of all: D'Artagnan, born within five miles of the house.

We had a wonderful week here. the house is breathtaking and obviously well loved, so we loved it too.
I will certainly consider returning when we we are in a position to do so.

We do try to communicate in the description of the house just how its personality will enhance your holiday if you are looking for something more than an efficient, but perhaps slightly bland, villa. It's so good to hear when someone shares our enthusiasm.

Just returned from 2 glorious weeks at Maison Roxy. House and setting lovely, with very pretty garden attracting a host of birds and butterflies- so relaxing and peaceful. Very privileged to have ringside view of just-hatched baby birds nesting in the loggia! Difficult to drag oneself away from house and pool but lots of places to visit in area, including day trips to Pau, Toulouse and the Pyrenees. If visiting Condom try to call in at Eauze and Fources as they are both delightful and the restaurants looked superior to those in Condom itself. At times felt as if we were in a time warp - traditional French food at prices we thought were long gone in France. Where else could you find a very good 4 course meal with house wine for 11 or 12 euros? Restaurant in Montesquieu particulary good with very friendly service (full of locals). Only two of us but Games Room looked great for families and larger parties. Our only regret is that we hadn't booked a third week!

We all spent a really good time there, the house is very comfortable when the weather is hot. We enjoyed the swimming pool, especially my 2-year old daughter who likes water... and we tried no to disturb the swallows in
