The most spectacular water views of any beach house because this house sits on a peninsula and every window in this 2080 SF house has a water view. RATES AND CALENDAR AT THE VERY BOTTOM. Perfect place to enjoy all the fun of Newport, with out all the noise and traffic! Relax in one of two living rooms, or sun room and and watch the waves or walk to your own private beach from the back door. KITCHEN UPDATED June 2014, with all white cabinets and Silestone countertops. The new wallpaper is coming. Central Air conditioning. Spacious eleven room house, NEW RUGS AND FURNITURE ADDED 2014, built in 1938 with all the character of New England, with careful restoration. SEE FLOOR PLAN AT END OF PHOTOS. It has real pegged hardwood floors, walls of knotty pine, gas insert fireplace, Persian rug and custom sea grass rug. Casually decorated with Heywood Wakefield antiques, which are American antiques from this region from the 1930's and 40's.

House has been described as bigger than it looks in the pictures from our former guests. Looking at the house from the front, it is deceiving how large the house really is. It has 2080 SF (200 mm) of living space. Our Newport county home is in Portsmouth; seven miles away is the city of Newport for shopping, and clubs. Maximum occupancy is eight people.

I always wanted a big house right on the water. Just walking in the house is the ultimate 'aaahh' moment for me. I could just hang out all day looking at the water, enjoying the peace and sound of the birds and waves. When I want to swim, just go out the back door. No packing, loading the car, searching for a place to park, etc :-)

What makes this house unique

This home is on a peninsula so water views are on both sides of the house. Private beach 200 ft from back door. Has central air. Beach towels included. The ultimate place to chill! Great for kids and family.

Thanks! We've really fallen for RI and your beach house. We will miss the views, the sunsets, the wonderful seafood and the fab beaches. Whale watching in Point Judith (Francis Fleet) was excellent. We hope to come back to these parts before too long.

Charming with Beautiful views

The house was perfect for our family getaway. Beautiful views of the water from all windows. Great, open floor plan with lots of space. Plenty of space for the kids to run and play outside and then a short walk to the beach to collect shells. Has all of the amenities you need and comfy couches to sit back, relax and watch the sunset.

it is ok - not great

the beds are uncomfortable - many of us went out and bought air mattresses; the wifi was almost non existent; the bathrooms are from the 1950s and there are not any bedrooms on the first floor so if someone in your party has trouble with steps, this place is not for you. also the grill is only for charcoal and is next to a public pathway so be prepared to grill and have people walking right by.

its ok - the house is basically roomy but the furniture is not comfortable. it is a galley kitchen so not easy for large group cooking. the system of taking out the previous renters' garbage is tedious - we had to take out 11 bags of stinky fish garbage plus all the cans. we only picked this place as it allows pets and our dogs came home with fleas - probably from the yard as there was alot of dog piles from previous renters.

like i said - it is ok but i would not go back.

Owner's Response: Is this extortion? Their baby vomitted all over the new sofa, and the professional cleaning charge of $90. for the sofa was deducted from their deposit. Originally Colleen's comments were that everything was great. Then I was told IF I charged their security deposit for the cost of having the vomit cleaned from the sofa " THEY WOULD BE FORCED TO LEAVE A BAD REVIEW." So it seems they created a bad review just as they promised. I find their remarks disingenuous... Complaining that all the bedrooms are upstairs? There is a floor plan published right on this website! This party would not be permitted to rent from us again.

A perfect place for us.

We were lucky enough to stay at this property for three days for a small family reunion. Our party consisted of adults and children. The location was great, with water views from the front and back of the home. The description and photos on the website were accurate and helpful in choosing a most wonderful place to relax. The home was very clean, comfortable and spacious. Helen and Lori responded quickly and professionally to our questions before and after our reservation was placed. Kids and adults alike enjoyed walking on the waterfront, searching for shells; playing in the yard; lazing on the hammock; and all. Our favorite feature of the house was a continuous bank of windows across the the entire back of the home with a view of the water, and beautiful sunsets. We found a wonderful Market (Clements) close by that provided us with a huge selection of prepared foods making cooking unnecessary. If, however, you enjoy cooking, you will find the kitchen well stocked. As we prepared to leave we informed Helen that she might have to call the authorities to have us removed; we so wanted to stay. We highly recommend this property to everyone.

All the comforts of home and than some...

We spent a long weekend here in March. The weather was in the 40's and low 50's allowing us to enjoy walks on the stone and sand beach, This is a bay beach, so no waves and it is more stone than sand, but quite a view and very peaceful. If you like bird watching, this was a great location for watching winter ducks, so bring your binoculars. In a warmer season, this would be a great location for kayaking. The water and bridge views from inside the house are wonderful. The way my bed was situated, I could watch the lights of the bridge and the stars out my window at night. I hated to go to sleep. Mornings we spent lounging in the two large sunrooms enjoying the views and the coziness of the house. The house is 20 minutes from Newport and some might feel like it is removed a bit from the town. To us, this was a plus as the drive was easy and it afforded us the opportunity to explore the island on the way in or out of town. It's a great area to just drive down streets to see where they lead. Great views and beaches are throughout Middletown and Portsmouth. We were also only a couple minutes from Bristol and Tiverton over two separate Bridges. We enjoyed exploring both since we were so close. Both were charming. The Boathouse was a nice restaurant/bar in Tiverton with scenic views and good food, just a little pricey, but worth it. From the window there, you looked across the water to the peninsula the house is on. Four corners in Tiverton was a quaint little area with lots of art galleries and a great place for homemade ice cream called, Grays. Bristol has a great farmers Market Saturday morning at MT Hope Farm. You can get fresh eggs in assorted colors, really good fresh baked bread, jam, and seasonal veggies, etc. Although in March it was mostly root vegetables and it was inside a beautiful historic barn with live music. Also check out the Beehive Restaurant in Bristol a very quaint downtown on the water. All in all, the area is beautiful and fun to explore and this house feels like your home away from home. I am so glad we chose to stay here over a hotel in Newport. Plenty of room to spread out and all the comforts of home, and than some.

Lovely Water Views!

I am very particular about renting a clean house especially like to have clean bathrooms, this house was very clean and tidy upon our arrival which immediately made us feel comfortable. I was pleased with how quickly Helen (the owner) responded to my inquiries plus once at the house we were greeted with a nice bottle of sparkling wine to welcome us and we were given information on how to contact the property manager if needed so always felt like we were able to reach someone if a problem arose. Great relaxing location to begin the day with wonderful water views and to end the day with beautiful sunsets and the Mount Hope Bridge lit up at night. Our favorite part was waking in the morning lying in bed looking at the water with Boats and Birds going by, such a lovely way to start each day. As quiet and relaxing as it is where the house is located you are in close proximity to Newport and the Mansions, Providence, Supermarkets such as Stop and Shop, Clements Marketplace and good restaurants such as Evelyn's in Tiverton, The Moorings and O'Brien's Pub in Newport. When not out sightseeing we spent time walking on the beach in the back of the house collecting seashells. Overall we had a very enjoyable relaxing week at the house, would definitely stay here again to enjoy the lovely water views and quiet location when we next visit R.I.

Lovely bayfront vacation home!

The home was exactly as it is in the photographs. Bright, sunny, spacious and the views are fantastic! The sunset on the bay from the back porch and sunroom was worth every penny. When we arrived the house was clean and ready for us with fresh towels, soft bedding and a friendly note and candle from the property manager with contact information should we need anything. Our children loved collecting shells on the beach, running in the large yard and we loved sitting and taking in the view. It was close and central to Boston, Providence and Newport sightseeing and made a lovely and comfortable home base. We loved the quiet, relaxing neighborhood after a day in the city and recommend it to families traveling in the area.

This house has central air conditioning. When comparing houses, ask if they have window unit a/c (most common in RI) or central a/c. You will enjoy the difference it makes. One of the bedrooms has a bonus room so it is actually 2 rooms that make up that one bedroom. Living room has a gas insert fireplace that turns on instantly for cool mornings or cool evenings. If you have your own kayak, you can just push it off the beach into the water, or you can rent kayaks at Island Sports. A large formal children's park is just down the street. Private beach has small sandy beach with smooth fist sized tocks staring at the water's edge and extends horizontally about 25 ft, then a sandy bottom. Recommend aqua socks or fisherman sandals.Great place to swim, sun collect shells or just walk on the beach. Maid service is provided on checkout and is included in the price. Additional maid service can be arranged.
