Set in the Upper Delaware region this former school house features 12 ft. high ceilings and large rooms restored and converted to create a unique home furnished in rustic shabby chic style perfect for a relaxing getaway or activity weekend in the country with a medium to large size group..Great location for a photography shoot or music video . Discounts available for smaller parties .The rental area is about 4000 sq ft on two floors,The top floor has two 650 sq/ft suites , bathroom kitchen kids room and lobby. There is a game room with pool table and also a music room with drum kit and amps downstairs which would be available for rehearsal or possible recording. Set on one acre with a large lawn area and bordered by 2 streams the house is only one half mile from the Delaware river and one mile from the town of Hancock where all shops and services are available There is a small caretakers room in the basement with separate entrance which is occasionally in use during the summer . All linen and towels are included as well as basic kitchen and bathroom supplies. Some cleaning surcharges and tax may apply

History: The Cadosia Schoolhouse is a three storey brick structure built in the 1920's, containing all the original woodwork. This was the second schoolhouse on this property, the first one was built in 1867. The garden has a fence around the front and north side and we are dog friendly.We have streams running on both our South and West sides, meeting in front of our SW corner and running half a mile down to the Delaware River where one can enjoy fishing, canoeing or kayaking and swimming all summer long.

Activities: .The Delaware River is famous for it fly fishing and we have had groups from as far away as Canada stay at the house We have a library of books and vinyl records, also Cd's and Cassette tapes. We are in a shallow valley, with nice hikes in the hills surrounding us. Wildlife is abundant in our area, which is famous for the eagles and hawks which nest nearby. . The Cannonsville reservoir has been opened to boaters and a permit is easily obtained on line for fishing or recreational boating

Area: The surrounding area is full of beautiful scenery and charmingly remote roads , cute little towns for antiquing and thrift shopping, golf courses and restaurants and other historic sites.

Great place to slow down !!

This is the place to sit back and relax with family; no TV or internet but lots of games, classic records to play and DVD”S to watch. Shabby chic is the decor, letting you go back in time, seeing lots of childhood memories, especially for the over 50 set. A unique set-up of rooms, each of which functions as an entertainment center & also can sleep a number of persons. The kitchen is well equipped with most everything you need, along with a large dining room table. Winter heating is by wood that is supplied & keeps you very warm. Walking down by the Delaware is a great way to spend an afternoon. With 3 generations of family in the school house, we all had a great experience together.

Awesome weekend in a hipster mansion!

What an incredible experience! This is the kind of place that you'll want to keep coming back to so that you can take advantage of everything that they have to offer!

The house was stocked with records, games, and plenty of musical instruments to play around with. If I knew anything about recording, I would call up everyone I knew and just have jam sessions there for hours on end.

Many others have commented on the rooms of the house and the point bears repeating: every room had its own unique personality that made it both inviting of and even receptive to group comraderie. We were all sure that there were plenty of stories that this house would give us if we looked hard enough.

The owner is very nice and was available to answer questions every time we needed him.

If you are looking for an Upstate NY getaway for a large group, especially if anyone is musically inclined, look no further. If you need another reason to come here, the local pub served the best brisket that any of us had ever eaten! I personally can't wait to get back here in the winter and ski on the local mountains, warm up by the fireplace, and become a rock star again!

Schoolhouse Rocks!

I had my amazing (and admittedly rather unorthodox) bachelor party in this fantastic and fun-filled house; a spectacular weekend with 15.5 of my closest friends, by the end of which the house itself felt like another new friend with just as much to contribute to the experience.

It's got character, is what I'm trying to say. It's also got plenty of history, and, I'm sure, more secrets and surprises than we uncovered during our brief stay. And it's got the most impressive vinyl collection I've ever encountered.

Each of the four massive, intriguingly multi-purpose rooms – the former classrooms – is simultaneously a living room, bedroom and something else besides (kitchen; music studio; pool room), and each one is full of curious objects and artifacts, including some nifty old educational posters. The 4th-5th grade classroom (with the kitchen and the killer record collection), where we spent most of our time, also features aerial fabrics (!) and a majestic "levitating" loft bed. (There's also one smaller sleeping space, with two beds, which was perfect for the couple-with-toddler in our party who needed some more privacy.) The various rooms in the house gave us the inspiration to stage a live-action game of Clue, but I guess that will have to wait until our next visit (or yours.)

Nick is a very neat guy (he'd have to be, to have created a place like this) and was a great, helpful, friendly and accommodating host.

Just a few negatives to note: the kitchen definitely leaves something to be desired if you're planning to do much cooking – the burners on the stove are finicky and needs to be lit each time you use them, and the oven is a "use at your own risk" proposition. The kitchen space is also pretty cramped and got extremely hot (on a late-June weekend, admittedly) in the process of making meals for our large group. Grilling and salads are probably good ways to go, especially if you're there in the summer.

Finally – for better or worse: although the area affords some excellent opportunities for outdoor enjoyment, we were so wrapped up in enjoying the interior of the house that it was often a challenge to leave!

Owner's Response: This was a great group of young people from Boston who were very respectful of the house and totally appreciated the unique character of the property.They left the house in great shape and recycled properly .
Cooking for a large group is always more difficult than looking after oneself and I am not sure how much experience they have had with that ,true it is not a commercial kitchen but the food prep area does extend into the main room which is not mentioned ,I will be swapping the stove for a more modern unit which I have down stairs but feel that the vintage look goes with the rest of the house. Any oven will heat up the cooking area and I do suggest grilling on the patio as better option than roasting during the summer

School is in Session

Nestled in a quaint street this unique home was a wonderful setting for a fun gathering to celebrate with family. As soon as we stepped inside we felt the history embedded into the walls. This property had been a place that caught my eye for some time and I am glad we made it. We all had an experience like no other. This old schoolhouse has an undeniable charm - from the items on the shelves to the mood lighting throughout.
Nick was not only friendly and all around a nice guy but has really done a great job repurposing all the rooms to a functional space while keeping it's integrity.

This place was better than described. It is hard to fully capture the spirit of this place in a review but we can express our feelings of joy and contentment. The clean, spacious home with great proximity to the town square where you'll find all you need was extremely convenient.
Directly across this home was a great creek that served as a perfect place to dip your feet or take a plunge. A home equipped with several wood stoves and a fire pit out front. We put both to great use and enjoyed S'mores and campfire laughs at night.
The kids and adults alike all loved the sense of adventure for our weekend there. Already planning our next visit soon. We all highly recommend this place for your next trip.

As we all joked during our stay... "School is In Session".

Cozy NYE weekend...

Had an incredible time at the Hancock School House. The living areas are rustic and BIG with lots of light and a very spacious feeling.

As stated in the description, the rooms are huge and the decor and stuff in the house is AMAZING. Do you have an iPod? Leave it at home. There are hundreds of records and an easy to use record/stereo system- the exposure to all that new music alone was worth the trip.

No wireless. We had BB and iPhone and got signal ~70% of the time.

The wood stoves were flanked with all the wood we could use all weekend long and they kept the house very warm. The shower was hot, the water flowed strongly in the shower and bathroom. We cooked a big pot of chilli in the the rustic but fully functional kitchen - all the pots, pans and dishes we needed were at the house and a trip to the grocery store ~3 miles away was a quick and easy stock up.

Cozy, interesting, and comfortable - we hope to come back again soon!

Like no other rental EVER

From the moment we pulled in to this unique, 1900's school house, we felt like we'd stepped back in time. The owner has restored some of the 1900's charm with wood burning stoves, high ceilings and turn of the century art. The place is humungous with 4 main rooms: pool table room (2 beds), learning room (1 bed), kitchen (1 bed) and music room (3 beds). For ultimate comfort, bring your own sheets/towels/pillows. This is a easy 2 1/2 hour drive from Manhattan and a fun adventure for a large group or families.

Located at the top of the scenic Delaware River area the East and West branches of the river come together just a mile away in the sleepy town of Hancock.
