Set in the Upper Delaware region this former school house features 12 ft. high ceilings and large rooms restored and converted to create a unique home furnished in shabby chic style perfect for a relaxing getaway or activity weekend in the country with a medium to large size group..Great location for a photography shot or music video . Discounts may be available for smaller parties .The rental area is about 4000 sq ft on two floors,The top floor has two 650 sq/ft suites , bathroom kitchen kids room and lobby. There is a game room with pool table and a music room with drum kit and amps downstairs Set on one acre with a large lawn area and bordered by 2 streams the house is only one half mile from the Delaware river and one mile from the town of Hancock where all shops and services are available There is a small caretakers room in the basement with separate entrance which is occasionally in use during the summer . All linen and towels are included as well as basic kitchen and bathroom supplies. Some cleaning surcharges and tax may apply

History: The Cadosia Schoolhouse is a two storey brick structure built in the 1920's, containing all the original woodwork. This was the second schoolhouse on this property, the first one was built in 1867. The garden has a fence around the front and north side and we are dog friendly.We have streams running on both our South and West sides, meeting in front of our SW corner and running half a mile down to the Delaware River where one can enjoy fishing, canoeing or kayaking and swimming all summer long.

Activities: .The Delaware River is famous for it fly fishing and we have had groups from as far away as Canada stay at the house We have a library of books and vinyl records, also Cd's and Cassette tapes. We are in a shallow valley, with nice hikes in the hills surrounding us. Wildlife is abundant in our area, which is famous for the eagles and hawks which nest nearby. . The Cannonsville reservoir has been opened to boaters and a permit is easily obtained on line for fishing or recreational boating

Area: The surrounding area is full of beautiful scenery and charmingly remote roads , cute little towns for antiquing and thrift shopping, golf courses and restaurants and other historic sites.

Cozy NYE weekend...

Had an incredible time at the Hancock School House. The living areas are rustic and BIG with lots of light and a very spacious feeling.

As stated in the description, the rooms are huge and the decor and stuff in the house is AMAZING. Do you have an iPod? Leave it at home. There are hundreds of records and an easy to use record/stereo system- the exposure to all that new music alone was worth the trip.

No wireless. We had BB and iPhone and got signal ~70% of the time.

The wood stoves were flanked with all the wood we could use all weekend long and they kept the house very warm. The shower was hot, the water flowed strongly in the shower and bathroom. We cooked a big pot of chilli in the the rustic but fully functional kitchen - all the pots, pans and dishes we needed were at the house and a trip to the grocery store ~3 miles away was a quick and easy stock up.

Cozy, interesting, and comfortable - we hope to come back again soon!

From the moment we pulled in to this unique, 1900's school house, we felt like we'd stepped back in time. The owner has restored some of the 1900's charm with wood burning stoves, high ceilings and turn of the century art. The place is humungous with 4 main rooms: pool table room (2 beds), learning room (1 bed), kitchen (1 bed) and music room (3 beds). For ultimate comfort, bring your own sheets/towels/pillows. This is a easy 2 1/2 hour drive from Manhattan and a fun adventure for a large group or families.

The pictures and description do not do the house justice. I recently stayed here with 14 of my friends and we had the time of our lives. The house is beautiful and historic and accommodating. There was more than enough space for all of us to sleep comfortably, no one slept on the floor or anything. The house itself is on a huge portion of land that includes a trampoline and a swing set. The house was conveniently located two minutes away from a great swimming spot, we spent the day on the Delaware River. Also, the house is conveniently located 3 minutes away from the actual town of Hancock where there is a pizza place, Mcdonalds, dollar store, grocery store and liquor store all right there. The owner, Nick, was very accommodating and helpful. Highly recommend this house for any group looking to get away.

Our Stay on New Years

I stayed here with my family and friends for New Years and we had a wonderful time. The house was spacious, clean, and full of incredible collections - records, books, games, etc. The owner was helpful and accommodating. We didn't want to leave! I think for the price and proximity to New York, this was an amazing option and turned out to be a memorable experience. We hope to come back soon and listen to more Tom Waits records by the fireplace. The house is cozy but can also fit many people. We loved the history of the place and what the owner did with it.

Located at the top of the scenic Delaware River area the East and West branches of the river come together just a mile away in the sleepy town of Hancock.
