This beautiful, well-equipped and maintained barn is situated in a stunning yet tranquil rural location, with the property standing alone amoungst rolling countryside and apple orchards.

The barn offers extremely spacious accommodation, as the owners have been careful to maximise the use of space for the benefit and comfort of all guests. It is therefore ideally suitable for use by 2 families or those sharing with grandparents.

The owners are in their 15th year of successful renting and maintain a helpful but discrete presence in order to ensure that you obtain the maximum enjoyment out of your holiday.

Located in the Perigord Vert, which is a relatively undiscovered area of the Dordogne, the property is within easy travelling distance of the major attractions of this area and also those of the Limousin.

The property consists of a shared central driveway with the Barn being located on one side, facing a smaller cottage where the owners live.

Set within 2 acres the garden surrounds the buildings on three sides, providing each property with its own private area.

The Barn has been converted to a high standard retaining many of its original features including beams and stonewalls, and offers spacious accommodation.

Large lounge with wooden floor and wood-burning stove with comfortable seating for 7 people. Satellite TV (English), video and DVD.

The dining room is separate from the lounge and contains a large oak refectory table for seating 8 and pine dresser. It also has a radio/cd player, seperate iPod player and playstation 1.

Well-equipped fitted Kitchen, comprising of oak units, includes dishwasher and washing machine. All necessary cutlery, crockery and cooking utensils are provided together with electric kettle and toaster. There is also a smaller pine table for seating 4 people.

There is a downstairs double bedroom and separate bathroom with WC.

Large family room with 3 single beds.

Beautiful secluded floodlit swimming pool 10 by 5 metres, surrounded by terrace with sun beds and mattresses. The pool is cleaned on a daily basis and benefits from being exposed to the sun from early morning to late evening.

The pool lies away from the Barn and is shared with the owners.

To meet French safety legislation the pool is fenced and has a self - closing gate.

To the rear of the Barn lies the south facing terrace area with BBQ and private garden with views of the surrounding countryside, access is via the dining room.

Garden furniture is provided and we have a selection of bikes and out/indoor games that are free for visitors to use.

Access to the internet is by Wi-Fi.

The ground floor of the property is all on one level.

Linen and towels are provided but please bring own pool towels.

All prices include electricity, water and gas.

The price also includes the cost of the local tourist tax and welcome pack.

Central heating is not normally provided from the beginning of May to the end of September, except at the owner’s discretion.

Logs for the wood stove can be provided at a small additional cost.

The gite is nothing short of superb. We have stayed in many all over France, but this one is really special.
The hosts are ideal, they are very welcoming and always happy to help but really respect your privacy, so in fact the perfect balance.
The gite is immaculately clean and superbly equipped with loads to do for all ages both indoors and out. The pool is fabulous, so clean and it is saline, so no sore eyes. There is a supply of games, movies and the biggest selection of holiday reading I've ever seen.
If you can tear yourself away from the gite, your hosts have provided loads of info on places to go and have even provided maps to borrow so you can pick the prettiest route. It's a beautiful area, loads to see and do and the local cuisine is wonderful.
This was our second visit to Payzac and it was even better than last time, so I am sure it wont be our last.
Simply gorgeous.

STUNNING GITE, AMAZING VIEWS, GREAT OWNERS

This place is amazing. The photos really dont do it justice. It is massive and the Fred & Josette have supplied everything you would need and more! We spent 2 weeks here and could have spent a lot more. You could spend 2 weeks and never leave the property it is so relaxing and the views from all sides of the gite are lovely. There is so much space for kids and everything provided they would need. Of course you want to venture out and Fred & Josette have provided countless guidebooks and leaflets on where to go near and far (and to be honest The Dordogne has everything). So the Gite is great, the grounds are great, the area is great and Fred & Josette are even better! I could do a longer review but to be honest all the other 50 odd reviews have said it all. what are you waiting for ? book it!

BEAUTIFUL LOCATION, SPACIOUS BARN, STUNNING POOL!

We had a extremely relaxing 2 week holiday - 3 adults and a 14 and 12 year-old. Spent most of the holiday lazing around the pool! The barn was incredibly spacious and very well equipped.
The location was extremely peaceful though quite a long bike ride for the morning croissants! There was a very good selection of bikes available but we weren't able to use them as much as we'd hoped as the weather was much hotter than expecting (32 degrees most days).
Fans were provided for the upstairs rooms but they did get very hot, although the downstairs was cool most of the time.
The pool was stunning - warm and the cleanest pool we've ever had.
Fred and Josette were very welcoming. Lake Rouffiac definitely worth visiting. Can't wait to return.

GREAT PROPERTY, LOVELY AREA, OUTSTANDING OWNERS

This property is in a delightful, peaceful, rural location. It is large, with generously size rooms, and is clean, well kept and well equipped. Outside there is a large private garden area, and we really enjoyed relaxing by the outdoor pool (which was kept spotlessly clean, and was in the sun right through the day).
This was our first visit to this part of France, and we wondered whether there would be enough to do. We needn't have worried - during the week our daughter went water skiing at Lake Rouffiac (you can pay by the hour for tuition in the nursery area, and use of the main 'teleski' is also paid by the hour, with all equipment hire included). We also went kayaking on the River Dronne at Brantome (great fun!), on the velorail at Corgnac, plus cycled from the property (bikes included in property rental, and are a great way to see the local countryside along quiet local roads). Don't miss St Yrieix, which is so typically French, with good restaurants and an old town area.
Finally, Fred and Josette are wonderful owners/hosts - very welcoming, discreet, but always happy to offer ideas and advice - many thanks !

PERFECT FAMILY HOLIDAY!

We have spent almost 2 weeks in this beatiful barn and would like to recommend it to everybody. Our family have enjoyed the tranquility of rural France in this small hamlet and could not have chosen a better place for a family holiday. With grandparents visiting we were 4 adults and 3 children and we had plenty of space - both inside the barn and outside in the lovely garden. Everything was kept in perfect shape and the owners provided us with all necessary help when needed and some good advice of things to see and places to go. We would love to come back!

A TRULY FANTASTIC WEEK

We were a group of five graduates, looking to escape the rat-race for a week. The barn is everything any party could want for a week, situated in a quiet region of the Dordogne, it is a perfect base for exploring both the Limousin and Aquitaine regions. The barn is beautifully converted with all the conveniences you would expect from a well-equipped home! Fred and Josette were perfect hosts, with plenty of advice to offer on where to visit, yet giving us the privacy of our own section of the garden, a balance which was very much appreciated. The pool was a fantastic addition and there are plenty of conveniences just a short drive away. There was an array of bikes to ride and this allowed us to see a range of wildlife in what is a very quiet area. The barn was equipped with a comprehensive catalogue of things to do in the region, along with maps, games, phrasebooks and about 100 novels - we got through 10 between us in a week! The region of France is perfect for away-from it all holidays with pretty villages, boulangeries and chateaus all within five minute's drive. For those of a more adventurous nature there is an out of town nightclub and Lake activity centre about 1 mile down the lane - although we couldn't drag ourselves away of an evening to experience these! With cheap flights to Limoges and Brive from the UK with Ryanair and JET2 this region has become very accessible and this find was truly excellent value for money on what was one of the best holidays we have ever experienced. Thanks again.

The Property lies on the border of the Aquitaine and Limousin and therefore provides easy access to areas of the Haute-Vienne, Creuse and Correze as well as the Dordogne. The nearest villages are Payzac and Lanouaille ,both within a 5 minute drive, each also offer the following services: - restaurants, bakers, butchers, supermarkets, chemists and banks. In addition the town of St Yrieix la Perche is a 15 minutes drive away and offers a wider selection of the above services. It also has a popular market on the 2nd & 4th Friday of each month.

The property is situated within 2 miles of Lake Rouffiac, perfect for both young children and teenagers. A major upgrade in 2011 has led to the renewal of the beach area, including wooden walkways, disabled access, purpose built shower and toilet facilities, beach volley court and children’s playground. Life guards are provided in the main summer period. Activities provided include swimming, water skiing, sailing, tennis, climbing walls as well as paint balling, archery and high tree adventures. There is also a separate restaurant and bar.

In St Yrieix there is a new indoor leisure pool with outdoor water slides and also an indoor tennis centre.

Elsewhere on the outskirts of Excideuil there is a 9 hole golf course.

The local countryside is both beautiful and unspoilt with rolling hills and valleys containing many rivers and lakes, ideal for those who enjoy walking or cycling.

The historical centres of Limoges, Perigueux and Sarlat are all within an hour's traveling time. Other attractions include horse racing at Pompadour, the magnificent chateaux at Hautefort & Jumilhac le Grande and the picturesque town of Brantome. The Dordogne is well known for its numerous prehistoric sites, including the famous Grotte de Lascaux, or for the more energetic there is also the opportunity of canoeing upon its various rivers. We are within easy travelling distance of the wine growing regions of Bergerac & Bordeaux.

The property is located equal distance (1 hour) from the 2 airports of Limoges & Brive-Vallee de la Dordgone. Flights into Limoges from numerous UK destinations are provided by Ryanair & Flybe, whilst those into Brive are currently provided by Cityjet and Ryanair.

Previous guests have also used the airports at Bergerac and Bordeaux.

A 25% deposit is required on booking, with the balance plus £200 returnable security deposit, payable 6 weeks prior to commencement of the rental period. Detailed instructions to the property will then be sent.

Notes PRICES NOW REFLECT A 20% SAVING OFF THE ORIGINAL PRICE FOR 2014.
From the beginning of July to the end of August the changeover day is fixed at a Saturday. Outside of these dates the owners can be flexible concerning other days.
All bookings run from 4pm on day of arrival to 10am on day of departure.

Notes:
Lounge -This is a very spacious room which contains 2 sofas, armchair, coffee tables plus TV, DVD and video. TV provides UK free programmes but not Sky. The large dining room has a stone floor with rug and contains a table with seating for 8 and pine dresser. The rear door from here opens onto the south facing terrace with BBQ and onto the garden area. This room also contains CD/radio, and seperate iPod docking station. There is an extensive collection of video's and DVD's for guests use, as well as a Play Station 1 console with games. Wooden staircase to first floor landing with further exposed beams and bookcases. For parents with young children, as well as a full size cot with bedding, we can also provide the use of a high chair, stair gate, buggy, nightlight, baby alarm and toy box. We provide a change of towels for guests staying more than 1 week. We have provided additional accommodation for guests attending functions at the Chateaux of La Durantie and Essendieras.
