We are making a change starting Academic 2014-2015 to a 7 bedroom 3 bath home. Summer 2015 we will have 7 bedrooms. We are converting the garage to another bedroom during our spring 2013 update
This house was our first vacation home rental. It has all the qualities in a house that we have learned are important to a renting party. Lots of living space, Central Air Conditioning, Fully stocked and fresh linens, Cable TC in all the bedrooms on flat screens, a pool Table and PIng Pong Table , Clean and updated, All of the supplies you would need to serve up a great vacation.
This house offers over 3000 square feet of living with a beautiful back yard. Spacious and comfortable the living area offers a little something for everyone.
The house is perfect for your family reunion, wedding party accommodations, or a great vacation. There are beds on the first and upper levels. Ideal options for your elders if need be. We have also installed an ADA toilet ( higher seat) on the first floor to help with the elders and a step in shower stall for there needs.( Not rails)The upper floor has a tubbed bath and shower , as well as master full bath. Onsite full size commercial front load washer and dry. Central Air Conditioning with 2 zones. The home has great living space with two living rooms. One has seating for ten with a Florida room off it for dining overlooking the landscaped backyard and outdoor shower. The other has a mahogany pool table with ping pong table conversion top and more seating. Linens are available and included in all rentals. Each bedroom has a 26'' in flat screen with a 46'' over the fireplace in the family room. Expanded Cable, Internet service, Wireless and land line phone for all domestic calls are all included.Bring your video equipment a gaming tv is available
Ongoing updates and changes each year. 2014 the home will be freshly pained inside to move forward with our seaside theme that has been established in our converted family Cottage 'The Beach House' and our soon to be 7 bedroom conversion not yet advertised but coming soon.
Season vs College Time: As RI is messy in the winter months it is a great time when the landscaping is done, the flowers planted, the patio furniture put out and grill. This house transforms with artwork ,linens, towels etc. So come push the wagon with your chairs and coolers to the beach, come back and enjoy a great cookout on the grill, sit in the back yard on the deck and enjoy the cool sea breeze. Summer is the best time of year in Narragansett and truely deserves the two week period of preparation.Welcome

WE HAVE ELIMINATED SECURITY DEPOSITS for summer 2012, YES believe it or not we hate them too. So we purchase on your behalf an insurance policy for those unplanned damages that may occur during your period of stay.. This is a onetime $69 fee which is charged at lease time.

All balances are to be paid in full 60 days prior to arrival.

??METHOD OF PAYMENT: All rates quoted are amounts
payable by cash, check,or money order in U.S. funds. All non-U.S. Bank Drafts and checks are subject to collection and
processing fees. To avoid excessive bank fees, we require obtaining drafts on
??AMENITIES: Pillows, Mattress Pads and Comforters are provided. Sheets if so designated by your rental agreement.
Tenants shall furnish detergents, paper products, trash bags, toiletries,
and food items. If property amenities are listed on the contract, no guarantees
are made to accuracy. If any appliance, heating or cooling unit, jetted tub, hot
tub, television, DVD or VCR does not work, Lisa and Pete Mastors will attempt to
have it repaired/replaced as soon as possible. The tenant shall not be entitled to
any refund for an inoperative appliance or amenity. We do not guarantee any recreations equipment present on property.
??REFUNDS: No refunds will be made due to unfavorable weather, maintenance
problems, and inoperable appliances or faulty equipment, disruption of utility
services or early departure due to an emergency. No refunds given if any portion of the lease has been violated.
??PROVIDED EQUIPMENT: All properties are equipped with refrigerators and
stoves. Properties are furnished with dishes, glasses, eating and cooking
utensils, coffee pot, toaster, television. See Homeaway or VRBO listing for details.
??KEY PICK UP AND DROP OFF: directions for obtaining your keys will prior to your arrival via email, text, or phone contact.
Keys will not be given to anyone under 25 years of age. Valid ID will be required.
Please plan your key pickup accordingly.
AFTER HOURS ARRIVAL: Please contact the Lisa or Pete via before 5PM of the check in
CHECK-IN TIME: (3pm-5pm) Check-ins take place at the property being rented.. Sorry, early check-ins
are NOT available. Please schedule arrivals accordingly. If a guest is to arrive
after 5pm, call for special instructions for picking up your keysCheckins will not be allowed with any balances due. Guest(s) may be charged one additional day rental if property is occupied prior to 3pm. Keys are notreleased until 3p.m. on the day of arrival. Lost keys will be charged from security
CHECK-OUT TIME: (10AM) Check-out and vacating the property on the day of departure is10:00am. Guests will be charged one additional day rental if property
is not vacated by Check-Out time. All property keys must be returned to / or by instructions given in writing upon checkin or prior to departure via email or onsite instructions.. There is a $25 charge
to principal party for lost, missing or keys not returned by10:30a.m. on
day of departure. Fees for non-returned keys will be charged to guest.
??CHANGING/TRANSFERRING RESERVATION: Any change or transfer of a
confirmed reservation within the same property is subject to a $75.00
Change/Transfer fee & owner approval. Changes from one property to
another are subject to our cancellation terms and conditions.
CANCELLATION POLICY: Cancellation must be sent to us in writing/e-mail. If
we are able to re-rent the property, all monies (other than non-refundable
booking fee and a 3% credit card fee if payment was made with a credit card) will
be returned minus 10%. Security and cleaning fees, will be returned if reservation
is paid in full. If the rental is for 2 weeks and one week is cancelled, the entire
two week period must be paid in full before we are able to re-rent the property. If
reservation is not paid in full and/or we are unable to re-rent the property, no
refunds will be returned.
If pets are allowed, all pets must be kept on rental property. Guests must abide by all local pet regulations and leash laws.
Lisa and Pete Mastors reserve the right to charge guest’s security deposit or bill guest for any pet
related damage or clean up of pet debris upon departure. Guests (including
visitors and day guests) who bring pets to the property without our knowledge and prior approval will be subject to pet fees, additional cleaning fees and possible removal from the property without
??CLEANING & DEPARTURE REQUIREMENTS: The rental property is to be left
generally clean with bagged trash removed and stored in trash receptacles
provided by the owner in the designated pick up areas.Our pickup days are Tuesday and Sat (YES TWO PICKUPS) When a cleaning
fee is required, you are responsible to leave the unit tidy and in order. You still
need to pick up after your stay. There should be no visible items on floors, all
floors are to be broom clean, all food items shall be removed from kitchen, fridge
emptied and wiped out. All kitchen equipment and utensils are to be cleaned and
stored. Clean dishes and put away, do not leave dishes in dishwasher. Grills
need to be cleaned prior to checkout. Please walk around the property to be
sure the yard is left clean. Any furniture or bedding should be in a neat and tidy
order, and in the same place it was upon arrival.
TRASH REMOVAL: Guests are responsible to dispose of garbage in sealed plastic bags and placed in properly identified receptacles on the property. We try and stay Green so recycle when possible and use the proper barrels to do so. Trash not sealed and placed in plastic bags or in designated areas will result in charges to guests. Garbage days are Tuesday and Saturday.
??SUBLETTING PROHIBITED: Guest acknowledges that the rental property may
not be sublet. Subleasing shall immediately void any agreement with no refund
due to guest.
GUEST/OCCUPANCY: We prefer family groups and qualified adults. Vacation
Properties are limited to the maximum occupancy as stated in the confirmation
provided with these terms of occupancy. Overnight guests (8:00pm-8:00am) are
limited to the maximum occupancy limits and includes all adults and children. If a
guest plans to have DAY GUESTS, contact Lisa or Pete Mastors via email prior to arrival.
I am a RI native who grew up during the summer in Narragansett, graduated from URI and lived down the line, and subsequently spent most of my adult life raising my son in the Narragansett area. We take pride in the home that you are viewing as it was my son's home during the academic year. We operate it as a family project not a 'mill'. We manage it ourselves with capable handyman to keep a more family oriented experience. We make every attempt to accomodate earlier check in and will call you by cell as soon as the turnover is complete. You are always welcome to park grab the beach chairs and head down to the sand. Please don't hesitate to ask questions. We have a list of FAQ's that we continue from previous renters.
