Watch dolphins swim by the condo on the private balcony which has sliding glass doors from the living room and master bedroom and has lighting for night-time enjoyment. Fully-stocked kitchen saves money on eating out and washer/dryer is new. Elevator to the 6th floor to get to the unit and personalized combination lock eliminates keys or getting locked out.
Extra large assigned parking on premises can fit 2 cars. Private outdoor pool is open during from May to Sept. Phone, use of beach chairs, umbrella, and linens are available.

Consistently ranked by the National Resources Defense Council as one of the top beaches in the U.S., Ocean City's popularity continues to grow. Since there are no residences across the street from our condo, the beach here is normally one of the least crowded sections of the beach.
If you are looking to get away from the noise on the boardwalk to the south and the crowds of the high-rises to the north, look no further, this is the perfect location. Midtown location means that it is close to everything and yet you can escape the crowds when you want.
The large private balcony is perfect for watching the sunrise or the dolphins playing in the ocean. Wave to your friends or family on the beach and listen to the surf as you enjoy the best view of the beach that Ocean City has to offer. This is an owner-maintained condo and it shows. All appliances are new, the unit is freshly painted, new window treatments throughout.
Cooking and Dining In or Going-out: Our family and many of our guests like to save money by cooking some of their meals in the condo instead of going out to restaurants. Our kitchen is well stocked with appliances, pots and pans, spices, and dishware for most meals. Some of the appliances you will find in our condo that you would not normally find in others include ice crusher, food processor, coffee grinder, and crockpot. Our family uses the kitchen often and will frequently add to the kitchen stock.
Kitchen includes a full-size refrigerator and freezer, oven and stove, full size microwave, extra quiet dishwasher with variable delay option. Complete dinnerware for eight, including dinner plates, bread plates, bowls, glassware, and utensils is provided. A programmable coffee maker is available for use so that you can wake up to the smell of freshly brewed coffee in the morning.
Loads of options for eating-out are close by with at least 8 restaurants within two blocks of the condo. Live entertainment at Jive across on the bayside. If you have the late night munchies, Fat Daddy's, subs, salads, pizza, and wings, is open until 4 AM.
Cleaning, Maintenance, and Emergency Assistance: To help ensure that your stay is hassle free, we have contracted with a property management company to provide you with emergency service as needed if something goes wrong. You also are guaranteed a clean unit when you arrive (if the unit has not been cleaned to your satisfaction, a cleaning crew will be dispatched immediately to clean the unit to your satisfaction). A Guest Handbook is given to each guest prior to arrival which describes the check-in process, information about the unit, and how to get help when needed.
Never worry about getting locked out of the condo with the combination entry lock. Many of our guests find the combination lock to the condo very convenient. The combination code is set in advance based on each guest's preferred code which makes it easier to remember the number. No more lugging keys down to the beach or worrying about whether or not you remembered to bring your keys when the door closes and locks behind you as you are leaving the condo. The owner is available either by phone or email if there are any questions or concerns.
We have over 120 movies stocked. The Blu-ray player is connected to the Internet and gives you access to thousands of movies and shows on Netflix as well as Pandora, a free music service. The HD cable box in the living room is a DVR so you won't have to miss a show while on the beach or out at night. Each TV has a VGA cable attached so you can watch shows from your laptop.
The condo is wheel-chair accessible including a ramp to the elevator lobby. The town of Ocean City provides beach wheel chairs at the beach entrance one block south. The HVAC unit is new and provides plenty of cool air for those hot summer days. We do store beach toys in the chest on the balcony that kids, and adults, can use on the beach. We also have beach chairs, beach towels, and beach umbrellas in the main closet that our guests can borrow.
For each bed, including the sofa bed in the living room, we provide pillows, blankets, and comforters. We do store sheets for each bed in the master closet and are available for our guests to use as long as they are washed and put back for the next guest as our cleaning service does not wash the sheets.
The condo is open to our guests for 3 seasons of the year: Spring, Summer, and Fall. The owners reserve the condo for the Winter (December through February) which is our time to work on improving the condo for the next season. The summer season is just awesome - laying on the beach with the sound of children squealing and the crashing of the waves as a backdrop with the occasional banner plane flying over the ocean. Walking along the boardwalk and checking out some of the shops or playing the arcades. We find that hopping into the pool after spending some time on the beach is so refreshing and invigorating.
The spring season is exciting as well. There is so much going on, for example SpringFest, St Patrick's Day Parade, Cruisin' OC, Offshore Powerboat Racing, and Berlin Jazz and Blues Bash. If you like oysters, you'll love OC in the spring. Our favorite is Crab Alley, home to the Oyster Frenzy - AYCE oysters, any style, and shucked right there while you're picking. The water is cold in the spring and only the brave souls or surfers in wetsuits dare go in but the beach is beautiful for walking or building that tan base in preparation for summer.
The fall is a very special season for Ocean City. A lot of the crowds are gone but everything is still open and there are some incredible end of season sales that go on. The water is still warm for swimming and the sun is still hot for laying on the beach. There are also lots of activities going on in the fall including Sunfest. If you like crabs, the fall is when you can get some of the biggest and tastiest crabs all season.

We really enjoyed our vacation in your beautiful condo. The view is the best we've ever experienced in all our years of vacations in Ocean City. The sunrises each morning and dolphins were great. We look forward to coming back!

Dave and Teresa own and manage the property. This beach house is the only vacation property that we own and treat it as our second home. We visit the beach house at least once a month and thoroughly enjoy every trip. We love Ocean City and all that it has to offer including the beautiful beach, wonderful seafood, the boardwalk, and the many activities and events that occur throughout the year. We have two college-age children that enjoy the condo as well.
In the off-season, Dave and Teresa spend quality time at the condo performing upgrades, remodeling, and upkeep. We both enjoy cooking and have our kitchen at the condo stocked as we do our home. As each off-season wraps up, we perform a deep clean on the condo in preparation for the upcoming season.
As property managers, Dave and Teresa have tailored the rental process to make it as smooth and easy as possible. We have published a Guest Handbook to provide info on the condo. We appreciate the fact the for most of our guests, this is the one vacation that they take for the year. We do everything we can to make sure that you are satisfied with your choice of vacation rental and that you are getting the best value for your vacation dollars.
Dave and Teresa have developed a support system for our guests to answer questions and/or resolve issues quickly. Our guests are provided with phone contacts for our maintenance company, the management company, and cell phone numbers for both Dave and Teresa. Our maintenance company is local and responds to calls within one hour. If our maintenance company is unable to resolve an issue, we have contracted with a backup maintenance company to respond to service requests. Our management company is available during normal business hours and provides emergency call support for non-business hours. We also have a maintenance contract with our HVAC company, Royal Plus, which puts us on the top of the list for responding to issues with the air conditioning or heating in the condo.
Our family loves going to the beach at Ocean City. The beach is so clean and family friendly. We have been to other beaches on the East Coast but prefer Ocean City because it has so much to offer. We love all of the local activities like mini-golf, amusement parks, and boating. We enjoy having so many events to go to throughout the year and frequently take day trips to nearby attractions such as Chincoteague, Assateague, Berlin, Cape Henlopen, and the outlets. The selection of restaurants in Ocean City is outstanding and that is a big plus for us.
The Oceana condos attracted us for some many reasons. The mid-town location is perfect for us. There are plenty of places to eat and shop nearby and yet it is less crowded than being on the boardwalk. We really like the fact that there are no residences across Coastal Hwy which helps to reduce crowding on the section of beach in front of the condo. Reduced crowding is also a reason why we did not want to get a condo in a high-rise building. It is very nice having neighbors just to the North of us that are all low-rise buildings. This allows us to have a great view of the beach, as well as the bay, from the side windows.
Having an oversized parking space that is large enough to fit two cars was a big benefit for us. We really like the fact that the pool is in the sun for most of the day. The enclosed hallway is nice, especially when the weather isn't. It is also nice to be in a condo that is continually performing scheduled maintenance and improvements. When we moved in in 2009, they had just finished installing sprinkler systems and replacing the HVAC. Over the past couple of years, they have done a complete renovation of the exterior including resealing and painting everything. In the coming year we will be getting brand new elevators.
But what we like best about the condo are the owners and renters. Everyone is very friendly and always smiling. We're fortunate that many of the owners treat their condo like we do
One of the most significant things that makes this condo unique is that it is our second home and not just an investment property. Our guests notice the difference in the cleanliness of the condo, the attention to details (for example fresh batteries in the remotes), the quality cookware, the decor, the continual upkeep, and the annual remodeling projects to continuously improve the condo. Just as we treat it as a second home, so do our guests which is one of the reasons many of our guests return year after year.
The keyless lock to get into the condo is certainly a unique benefit. Not only do you not need to lug keys around or worry about getting locked out but you are able to choose your own code for the lock so it is easier to remember. Less stuff to carry, ability for anyone in the family to get into the condo, not just the key-holder are all good things that our guests appreciate.
Being a corner unit, in addition to the wall-to-wall windows overlooking the ocean, each bedroom has a double window with views of the ocean and the bay. In addition to the views, it also provides a delightful cross breeze which is a wonderful reminder that you are at the beach..
Our kitchen facilities and supplies at the condo really stand out. Teresa and I enjoy cooking many of our meals, with the associated benefit of saving money during our stays. We have stocked the kitchen with top of the line cookware, large selection of appliances and utensils, and spices
We really appreciate the mid-town location. Almost everything we need is within walking distance but the location is much less crowded than the high rises to the North or the Boardwalk to the South. Our building is a total of eight stories so there is not a big wait for elevators and the stairs are an option. Being on the sixth floor makes it seem like you are just on top the beach; not too low where the sand dunes are blocking your view of the water and not too high which makes it seem like the beach is far away.
