BARN DESCRIPTION //
Unique four season rustic barn, with open, loft-like floor plan. Lovingly renovated with the work of numerous local artisans, surrounded by gardens and green, a 4-acre oasis with pond, stream, small yoga deck, 3 fire pits and extra large picnic table.
It heats with a highly efficient wood burning stove. We provide the wood. The first load is neatly stacked inside for your convenience.
In the Summer the Barn cools down with 2 window ACs and you cool down at the spacious, private outdoor shower while gazing at the trees and sky.
The Barn is a fun, charming, rustic shelter and provides a totally unique experience for friends and family. It's a communal space that brings people closer together. 'It was like a a big sleepover' says one of our illustrious guests.
The Barn sleeps 6 to 8 guests in 5 beds; 1 king, 2 queens and 2 twins. The 5 beds are distributed in 3 different levels; ground, second floor and loft.
IMPORTANT // The Barn is a loft and bedrooms are not separated by doors. They do have privacy curtains and their own cozy nooks. The Barn has 1 bathroom with a claw foot tub with shower hook-up and an outside shower from May to October.
GROUND FLOOR //
Nook by the piano: thick queen futon mattress on wooden frame. This bed can be used for sleeping or as a day bed.
SECOND FLOOR //
King Nook // Brand new plush king coil mattress on wooden bed frame. Organic sheets.
Twin Trundle Nook // Metal trundle bed with coil mattresses. Great for kids or couples as one of the beds can either be left low or raised to match the regular height. Organic sheets.
Three queen futon mattresses stacked on the floor for extra comfort. Organic sheets. View of the creek.
Rustic kitchen nicely equipped for your cooking pleasure. Plates, cups, mugs, utensils & pans included. Nothing too fancy. Sub-Zero fridge, convection oven, cooktop, large sink. No dishwasher.
We also have a brand new grill on the deck just outside the kitchen. Guests have also used the fire pit to cook corm, potato, meats and 'smores.
Rustic bathroom with claw foot tub with shower hookup, sink, toilet, mirror, toiletries. Bath towels provided. Bring your creek/outdoor towels.
We have a spacious dressing room (enclosed by curtains) with a large mirror and a steamer. I created this room thinking of all the guests who come to the Barn to attend weddings in the area.
All sorts of books - I can't even explain what we have on our bookshelf. I am sure you will find something curious. Enjoy it on the hammock in the Summer or by the wood burning stove in the Winter.
Brand new, fun & colorful seating and dinning for summer cookouts! Large gas grill and fire pit are your outdoor cooking options.

PROPERTY / 4 acres
If you walk along the creek you will get to two different spots where you can access the water. One spot has a pebble beach with a deep spot where you can dip in. The other entrance has a small wooden platform ideal for meditating, practicing yoga or just watching nature.
The property also features a pond where we have placed a beautiful custom cedar table. Feel free to head down there for a picnic!

Tivoli is one of the hidden gems of the Hudson Valley and an easy 5 minute walk from the Barn!
It serves a big portion of the Bard University population - students & professors are often seen walking around the village at the coffee shop and bakery. Tivoli is also home many young families who moved up from NYC + BK and old residents including world famous artists.
Tivoli is a tiny village, friendly & quaint. It's centrally located between Rhinebeck and Hudson with Germantown and Red Hook along the way. It's an awesome spot to explore the Mid-Hudson Valley - from farms to old mansions, from antiquing to watching cabaret at the Spiegeltent or high-end performances at the Frank Gehry Performing Arts Center. Visit Olana, catch experimental music at the Basilica Hudson and take a look at the future MAI building (Marina Abramovic Institute). Not to mention all the wonderful dining experiences all the way from Rhinebeck to Hudson.
For the adventurous guests we have Tivoli Bays (multiple entrances close to us) for kayaking, paddle boarding, bike riding or just a hike on your own two feet.
So, if you fall in love with it all, get a job at Etsy and move here! Yeah, it's a pretty amazing area.
I also love that Tivoli has one of each amenity and they are all worth checking out; remember, it's a 5 minute walk!

The closest public transportation is the Amtrak to the the quaint Rhinecliff train station. It's a convenient, beautiful and quick ride (1:30 to 1:45) up the Hudson River. Tivoli has a local cab service which will bring you to the Barn for around $25.
In the Summer, Captain Jerome will sail you from the Rhinecliff station to the dock in Tivoli. Yeah, it's amazing and special!
The closest supermarket and farm stands are about a 10 minute car ride or closer. If you do not want to bring your car you can always catch a ride with the Tivoli Car Service.
You will receive detailed info about the area upon booking.
OTHER THINGS TO NOTE
Once you book you will receive a simple agreement. The booking is complete once I receive the signed agreement back with the names of all guests.
I will then send you a welcome email with driving directions, our complete BARN MANUAL and a link to our map of local restaurants, farms, coffee shops, shopping, skiing etc.
PARTIAL BARN RULES
Please read the full Barn Description and be positive that it works for your group! The refund policy is strict.
Here are a few house rules:
1. Maximum of 8 guests - no day visitors. Photo/video shoots, art projects, birthday dinners, parties, weddings or any other kind of gathering where more then the booked number of guests would come must be negotiated with us at the time of booking and carry an extra fee. Fee depends on the type of gathering.
No surprises please!
2. Do not bring your dog, kids or babies without inquiring first
3. No smoking
4. Please remove your outside shoes on the second floor
5. Please compost
6. Please respect check-out time and follow the check-out procedure.
7. Please read the manual and share these rules with the other guests.
