The inspired design of Arbolito Viejo will give guests an unparalleled enjoyment of Nicaraguan country and beach life. Facing East/West the house affords spectacular views at dawn and dusk, and is well aligned to benefit from the cooling relief of the Papagayo wind. The house measures 440sq.m and offers abundant living and communal areas - of special note are the deep terraces, adorned with locally produced garden furniture and a ping-pong table. Arbolito Viejo is located exactly 1 mile from the Colorado break and 800 meters from Panga Drops. To ease the commute the house comes equipped with a fleet of three specially modified board carrying ciclo-taxies. Trip time approx. 4 minutes. We have gone the extra mile to make Arbolito Viejo the perfect setting for your vacations. All bedroom furniture is from locally crafted, certified, semi-precious hard woods. And in the event of a power cut our top-of-the-line fully automated Cumins Onan generator will step in.

We are located in the Hacienda Iguana resort, which is a half hour drive down a dirt road from Tola and a 2.5 hour drive from the international airport in Managua. Hacienda Iguana has a one mile wide private beach with two world class breaks - Playa Colorado & Panga Drops. The wind blows off-shore every day of the year (except October) and the surf varies between good & excellent. The beach fishing, and fishing off the rocky headlands at each end of the beach is also first rate. If you have a rental car and wish to explore the country we are a just a short journey from the colonial city of Granada (where we live). The magnificent lake Nicaragua offers many opportunities for wind sports such as kite surfing, windsurfing & sailing. The wind is strongest in the period from December to April and the orientation of the lake means the conditions are generally side on-shore. No trip to Nicaragua is complete without seeing the twin volcanic island of Ometepe - also close by!

    For the 3 bedroom/ 3.5 bathroom option apply a factor of 1.43 to the rates in the table above.

    For the 5 bedroom/ 4.5 bathroom option apply a factor of 1.66 to the rates in the table above.

    For the 7 bedroom/ 6.5 bathroom option apply a factor of 2.66 to the rates in the table above.

    Two bedroom rentals occupy the guest house with the main house remaining closed.

    Three bedroom rentals occupy the main house with the 2 bedroom lock-off and the guest house closed.

    Five bedroom rentals occupy the main house with the 2 bedroom lock-off open and the guest house closed.

    Seven bedroom rentals occupy the whole property.

  • All the bathrooms have marble tops, big mirrors and great illumination. The hot water showers deliver a great water pressure thanks to the high pressure system. The hot water comes from two centrally located instant heaters - Not the suicide system commonly seen in Central America! Bathroom 1 is private to bedroom 1. Bathroom 2 is shared between bedrooms 2 & 3. Bathroom 3 is just a toilet/ wash basin. Bathroom 4 is shared by bedrooms 4 & 5. Bathroom 5 is private to bedroom 6. Bathroom 6 is private to bedroom 7. Bathroom 7 is used for swimming pool changing & showering and is located in the garage block.

Notes: Please advise us if you need kids toys, books or equipment such as high chair or cribs. We have tons of the stuff in Granada and I'll deliver it to the house ready for your check-in. Inside the house we enforce a strong non-smoking policy. I don't mind smoking on the terraces, by the pool, or in the garden. During the dry part of the year smokers must be particularly aware of tinder dry bush. We can arrange for fully catered stays at a cost of approximately $50.00 per person per day for adults and $25.00 per day for under 12's. The food served is of restaurant quality, and the price includes some alcoholic beverages & snacks.

The house also has a fleet of three specially modified ciclo-taxies to make the short trip to the beach that much easier for you. And in the not so unusual event that the power goes out you will not find yourself groping for a torch thanks to the top of the line automatic generator we had installed.
