This beautifully restored Farmhouse is oozing with character and charm. It sits on the gentle slop of a small mountain surrounded by 3 acres of carefully maintained natural garden with rambling Jacobian sheep (the ones with the curly horns). This was a working farm which has been modernized for family life. The house has three bedrooms, with one bathroom upstairs and one downstairs. There is an open plan fully fitted kitchen with a south facing sunroom come dining area, and living area with wood burning stove. A playroom/den/study has been added to the ground floor area with a quirky small gallery which hold a double bed for guests or children who just love this space. There is another family area which has a computer and pool room to further entertain children (big or small). It has a gallery kitchen which opens out into a beautiful south facing open space with a stove.

University of Limerick: The University of Limerick is 6 miles away which has excellent amenities such 50 meter Olympic size swimming pool. State of the art gym, outdoor and indoor running track, rowing centre and tennis courts. In the sports arena you will see many world class athletes training, including the local Munster Rugby Team. The university has a wonderful campus with libraries, book shops, restaurants and a pub. If you are planning to spend time working or visiting UL, this property puts you within 10-15 minutes drive away yet in a quiet rural area for relaxation and focused research.

Sightseeing : There is loads to see and do in this area depending on your interests. Historically Limerick City is the oldest in Ireland founded by the Vikings. The City was a medieval area, where you can see the famous Anglo Norman King Johns Castle built 1199-1216 and step back in time through its visitor centre and see the exhibition and reconstruction which recount the life and conflicts within the castle walls. Nearby is the The Hunt Museum which contains an internationally important exhibition including 2000 works of art and antiquity and within 500 meters is the St Mary's Cathedral which dates back to 1168. Limerick also boasts some fine Georgian architecture which can viewed in all its fully restored magnificence in the No 2 Pery Square. This townhouse has been meticulously restored inside and out to enable visitors to fully appreciate a functioning house from that period.
