Peschici Vacation Rental villa

Location not accurately depicted:We entered into this agreement believing that we were renting a property with an easy and close
access to the beach.The property is listed as Beach View and Ocean View. The town it is listed under is Peschici (a seaside resort). The beach is listed as a five minute drive. The Map location shows the property to be less than a mile from the beach. The property is actually in the Town of Vico del Gargano a 35minute drive from Peschici. The Property is shown in the wrong place in the listing, it is actually just outside of the town of Vico del Gargano and 3.5 miles from the beach, a 20 minute drive down a one lane mountain
road. It is also not clear where the two pictures are taken showing a family at “Trabucco is a restaurant 3 minute drive from the Villa”, there is no beach within three minutes of the property and the closest beach to the house does not have a restaurant on it.

Access to the Property: The property has very poor access. This was not disclosed and only communicated by email as “a little rough” once the non refundable deposit had been received. The access road to the property includes a drive of about half a mile of very rough un-surfaced “road”. The road is best driven by SUV (as the property manager uses) or a car with extremely high clearance. The sedan we showed up in regularly scraped the bottom of the vehicle (no matter how slowly we drove it) and by the third day had a rear window leave it’s track and had to be temporarily repaired in town.

Construction not Complete:The property has incomplete construction. This is not mentioned anywhere in the listing and the pictures are cleverly cropped not to show any of it. The rear patio area is just dirt, the non working fountain a breeding ground for mosquitoes, and
adjacent building simply a hazard. Water usage is from a cistern (no mention of this either until it runs out…..and a new delivery takes hours.

Kid Friendlyness:The property is listed as kid friendly. On his first entry into the swimming pool our nine year was hurt by the pool suction (this is the permanent pool pump suction inlet) which has no protective grate to avoid this happening. Children can be seriously injured by these if not properly protected such as in this case. The incomplete construction and the related hazards are also quite dangerous; with numerous cases unprotected fall hazards (not all of them simply of the “rustic architectural” kind.
