This lower level garden rental is a modern, renovated 2 bedroom, 1 bath space with a full, well-equipped kitchen, small, private outdoor hummingbird garden, and a comfortable living room in an owner-occupied, circa 1896 Victorian. It includes the entire bottom floor of our house and has its own private, gated entry. The unit sleeps up to 5 utilizing the sofa bed in the living room, assuming 2 people per bedroom. Located in vibrant, desirable Hayes Valley, a 5-15 minutes walk takes you to Opera Plaza, Davies Symphony Hall, San Francisco Civic Center, San Francisco Jazz Center, Fillmore Jazz District, Kabuki Baths, Main Library, Asian Art Museum, movie houses, theaters, art galleries, coffee houses, cafes, Alamo Square Park, Haight Street and more. 20-30 minutes walk takes you to Dolores Park, Powell Street Cable Car turnabout, Westfield Shopping Center, Union Square, Golden Gate Park, The Castro District and South of Market bars and clubs. Public transit is convenient and comprehensive. Easy freeway access to SFO and Oakland Airports, City of Oakland, UC Berkeley, and points east such as Yosemite National Park and Lake Tahoe. I am a San Francisco Unified School District Special Ed teacher who has lived in and loved this neighborhood for more than 20 years. Ashley and I enjoy making sure our guests get the most out of their visit and are glad to provide advice and directions as requested by guests. However, we won't intrude, and will wait for your request for help. This is a great location for travelers who love exploring urban environments on foot or using public transportation, which is very close and takes you all over the city.

We bought this property because of the neighborhood. It has a unique mix of walking convenience to all that a big city has to offer, such as music, theater, museums, restaurants and night life, and yet still retains a homey feeling.
The shops, restaurants, and nightlife of this neighborhood are exciting, dynamic and diverse. There is easy freeway access, and so many famous San Francisco sites within easy walking distance, including Alamo Square, Hayes Valley shopping, Opera Plaza, Symphony Hall, Theaters, Museums, The Castro District, City Hall and so much more. One ritual we enjoy is walking our dog at Alamo Square early in the evening during 'doggie social hour' when the best-behaved dogs play together in the park.
We had a great vacation. The place was very homey and clean. What made it great was how helpful Joe was. We would text him everyday questions and he always responded with very helpful responses to make our vacation that much better!
The apartment has everything you would need and is a very comfortable place to be in. Bonus is that the beds are very comfortable!
These are the quotes from each of my family members: My 17 year old son said, "The beds were super comfortable and the living room was great for movies and conversation. Oh, and the TV was awesome watching Parks and Recreation!"
My 8 year old son said, " The living room was very comfortable. I liked the smooth wooden seat on the toilet. It's not sticky to my butt. I liked the beds and the star lights outside!" My husband said, "It's a super cool downstairs flat with a fun view from the second bedroom. Loved the location near all the restaurants in Hayes Valley and the nice man at the corner store."
It really was perfect for our family. It had a cozy safe feel and was stocked with everything we needed to accommodate our stay. We stayed through Easter and luckily for our kids, the Easter Bunny was still able to find us. We drove our car to San Francisco and really did not have a problem with parking. It always seemed to work out. We love walking the neighborhoods anyway.

Great location by local restaurants and shops. Bus stops nearby and easy to get around town. The apartment has everything you need, plenty of linens, cookware and comfy beds. Plus,friendly owners that let us check-in early. Walking up the hill from the grocery store will get your heart pumping, but that's San Francisco. It was great to come home each day to a spacious apartment where the kids could enjoy the WiFi and we could enjoy the giant TV. Just like home.
We had 5 of us staying there for a week during our visit to SF and we couldn't have asked for a better place to stay. The apartment was clean and comfortable with plenty of linen, towels, crockery etc. Everything we needed had been provided and the location was perfect! Shops, restaurants and bars were all a short walk and public transport links for getting into the city centre and other locations of interest were close by and convenient, no issues experienced whatsoever. We even rented a car towards the end of our stay for a drive out to Muir Woods and had no trouble parking close to the apartment for 1 night before we checked out to head to Yosemite. Even if you couldn't get a spot right outside there was on street parking a little further down or on a side street, but failing that there were off street parking lots a few blocks away just a short walk from the apartment. That said you really don't need a car if you just want to explore San Fran city, as public transport is cheap and very well connected.
Joe and Ashley were great hosts; friendly, easy to communicate with (throughout the booking process and during our stay) and very helpful when we had queries about the apartment and things to do & see nearby. The bottles of wine left for us were a nice touch. Will definitely stay here again if we return to SF and would highly recommend this apartment to anyone considering a trip here.
This place is awesome, super clean, well located, and friendly owners. We stayed here on our very first trip to San Francisco and had a great time. Beds were comfy even the pull out couch was comfy enough for one us. Its located really close to all the attractions which are a short drive away, plenty of food places (Ricky Bobby's) and cool bars (Toronado) nearby. The only real complaint I had was parking, which is completely my fault shouldn't have driven to San Francisco. Other than parking which if you take a vehicle expect to hustle for parking spots and pay in parking garages, I had a great stay here and would definitely recommend it to anyone wanting to stay.
