River Ranch is a single family home with nearly 4500 square feet of beautiful living nestled next to the Eagle River! Located in the 'Ultimate Mountain Playground' of the Vail Valley!

Imagine fly fishing right out your back door! The slopes of Arrowhead can be seen while enjoying the view from your huge deck. Beaver Creek is within five minutes, Vail 15 minutes,and Arrowhead 3 minutes. You will need a car.

You will want to sleep with the doors open at night to hear the river in the summertime. Summer visitors will find yourselves at the heart of biking trails and close to Beaver Creek and Vail's many summertime festivals and events. The lovely town of Edwards is within 5 minutes and has many restaurants and upscale shopping.

Our smoke-free home was built in 2000 and includes two gas fireplaces, new carpet in all the bedrooms and lower level. Hard wood floors line the entire main level.

There is an additional partial kitchen on the lower level with sink, cabinets and table

Perfect setting for family reunions, weddings, scrapbooking parties, and ski get-aways! The Avon rec center is nearby which includes an indoor pool and workout facility!

Wonderful!

Our two families of 5 each had a great vacation. The house is beautiful and spacious. We enjoyed skiing at Vail and Beavercreek. Loved the proximity to the Arrowhead. It was March Madness so our kids drew up a ping pong bracket. We all played in the tournament while watching the "real" tournament on the big screen in the basement. The owner is very nice and accomodating. We hope to stay here again on our next ski trip!

Wonderful home in a wonderful area

Our stay was terrific! The house was lovely yet so comfortable that if felt like a home. Our son was playing the Vail Jazz Festival so we really just wanted a base to stay nearby. We had intended to spend our days hiking and nights listening to jazz. Kathy's place was so pleasant that we spent more than one day just at the house enjoying the sounds of the stream, reading on the patio and in the hammock and lounging in the hot tub. We also cooked some delicious meals in the well stocked kitchen. Though there were only four of us, the house is well planned for much larger groups and is very conveniently located to the resorts. We would love to return during ski season and stay in this wonderful home.

Loved our stay

We were 13 family members attending a wedding at Arrowhead Vista and this property suited us perfectly. Loved the huge dining table where we could all be together and yet the home is so spacious that you can get away for some personal time by the river or in many places in the house. The bicycles were a special treat and the ride to Avon on the bike path is great. We also enjoyed the community pool and the outdoor grill. Time was too short to use the hot tub (probably a real bonus in the winter). Some of us went to Leadville one day and the museum there is a real gem. Also, lots of good hiking nearby. All in all a great place for a family reunion. Thank you Kathy

This place was Awesome!

We had a group of 6 adults and 8 children and this place still felt spacious. The house is fantastic and the location is great too. We loved to just play in the river behind the house. All the children thought that was a lot of fun. The pool was nice, just a little deep for the little ones (5 & 6 feet only). I don't know why the previous poster complained about the air conditioning. We had the windows open the whole time. Even on a warm day in mid July, it was comfortable. It you have a large group of people and want a fabulous place to stay in CO, this is the place! OMG.... I can't say enough nice things about it. The kitchen was great, the bedrooms were as nice as the pictures showed, and the pool table was a lot of fun. We slept in the master and did in fact sleep with the sliding door open every night to hear the river and feel the cool breezes.
