The Mauna Lani Palm Villas is a small, gated community of 44 luxury townhomes.
It is the perfect venue for your Hawaiian vacation. We are centrally located in the Mauna Lani Resort, within walking distance of the beach and all resort facilities.
This 1,304 square foot three bedroom + 2 bathroom queen model sleeps 6. Professionally decorated with designer fabrics, you will experience the best that the Palm Villas has to offer.
Located on the second floor, there is no noise from neighbors above. The unit has unparalleled views of the golf course and the pool and gardens. Upstairs units have soaring vaulted ceilings that add to the open floor plan to create a feeling of spaciousness.
The villa boasts a gourmet kitchen with designer cabinets, granite countertops, and modern appliances including a special refrigerator for your wine.
A built in gas grill with bar sink, granite countertops, and cabinets on the back lanai facilitates outdoor dining . The living room features ample seating for your entire group and a 50 inch wide screen TV for your relaxation.
The master bedroom suite features a king platform bed and another flat screen TV. The master bath includes double sinks, soaking tub and separate shower. The second bedroom has a queen sized Murphy bed.
For people who need to keep in contact with the Mainland, this room can easily double as your office away from home. The third bedroom has a twin trundle bed that can be pulled out to accommodate two people or depending upon need, be left intact to make the room more spacious.
The Palm Villas pool and fitness center is right outside our door. The pool features lush gardens, a waterfall and a variety of seating and swimming areas. The large built in spa (hot tub) that seats 12.
Chaise lounges surround the pool so you can soak up the sun between dips in the pool. A barbecue area facilitates entertaining and an outdoor lifestyle.
A short walk from the Palm Villas front gate takes you to the private Manua Lani Beach Club. Your 5 minute walk will take you through lava tubes and ancient Hawaiian fishponds.
This white sand beach features covered cabanas, calm surf, and a restaurant/bar serving lunch, snacks, and drinks. The snorkeling at the Beach Club is excellent.
We have all of the gear that you will need for a day at the beach including beach towels, snorkels, fins, cooler, etc. If you prefer to drive to the beach, a key card is provided for the private parking lot.
Walk in the other direction from our front gate and you will be at the famous Shops at Mauna Lani. There, you will find a gourmet supermarket, Starbucks, an ice cream shop, Tommy Bahamas store and restaurant, Ruth’s Chris Steakhouse and many other stores, restaurants, and galleries.
The Mauna Lani Spa, Fitness Center, and Racquet Club are across the road from our front gate. There, you will find 6 tennis courts (some lighted), a 25-meter lap pool, weight room, sauna, steam room, and full service Spa. Indulge yourself.
The Mauni Lani Resort also boasts two championship golf courses. The pro shop and golf clubhouse are a short drive from the Palm Villas. Palm Villas guests receive discounted rates at the golf course and elsewhere within the resort.
The 15th hole on the South course is over the ocean. It is one of the most photographed holes in golf.

This is an amazing location! There are trails everywhere to take you down to the Beach Club(amazing snorkeling, ample covered chairs and shade too if you want it!);short 5-10 min walk to coffee,shopping and dinner; and good island location as well for glorious sunshine!
The condo was exactly as pictured. There were sufficient supplies and most all the pans etc. you would need for cooking. The property managers were awesome! Very responsive to our requests and very timely in their replies.
Our one issue was with the incredibly hard, uncomfortable bed in the master. Neither my husband or I slept the first night after which we promptly drove to Costco to purchase a memory foam topper! I am a backpacker who is used to sleeping on the ground (with my sleeping pad), and what I wouldn't have given for that sleeping pad! Unfortunately we read in their on-site guest book that many guests have complained about this issue for several years. A 2" piece of regular foam was on top of the mattress, however with no box spring this wasn't helpful. A proper box spring and mattress set is needed here. A platform bed, with drawers under it that are hard to open and close, provide the only folded storage in the bedroom. There is a huge walk in closet, but a Hawaiian vacation wardrobe only includes a couple of items to be hung up! No bedside tables, just shelves that pull out of the bed, which you bang your shins on if you get up at night. I would recommend this unit in a heartbeat, but you have to be aware that it might involve leaving your clothes in your suitcases and making a trip to the store for a memory foam mattress.
I never leave negative reviews, but in this case I wish someone who wrote in the guest book had written an on-line review, so we knew what we were in for. We would have brought our back packing sleeping mattresses!
Again, the property is great! The location can't be beat. The pool and hot tub are awesome, but be aware that they shortened the hours to be only open until 9pm. The reference manuals in the unit state 10pm.
The property is incredibly quiet most of the time. Currently, Mon- Friday from 7am-4pm there is construction noise at two of the properties within sight and multiple construction vehicles going by, but we were up and active so it wasn't a big deal for us.
Every day we hiked, swam, snorkeled, boogie boarded and ran! There is so much to do on this Island. It was our first time to the Big Island and we certainly be back!
The condo is as represented in the pictures/profile - clean, well maintained. Coordination of the rental process was seamless. The location is approximately a 10-15 minute walk to the beach through a beautifully maintained grounds and fish ponds. The nearby beach club has tremendous snorkeling and great facilities - including paddle board rentals. The beach can be very busy, but may have been caused by the holiday week. Hapuna and Mauna Kea are about a 10 minute car ride North of the condo and some of the best beaches on the island. If you are going to the Big Island for beaches and convenient access to the Northern part of the island (Hilo ~ 90 minutes, Mauna Kea Star Gazing ~ 90 minutes) this is the location to choose. Kailua-Kona is about 45 minutes without traffic - be aware traffic is heavy in the afternoon (could take 90 minutes plus). Restaurants in the Mani Lani village are on the high end (Tommy Bahamas/Ruth Chris), but the grocery store is very convenient to have for those 1s/2s that are forgotten on trips through Kona.

The unit is beautiful - very clean and well-maintained and exactly as pictured on the website. The furnishings are comfy and neutral and the unit is very spacious - we had plenty of space for the five of us. There are a lot of thoughtful touches, such as beach towels, cooler, beach toys etc, as well as a well-stocked spice rack and other kitchen bits and pieces. We were slightly disappointed that the table (which only seats four) was inside, so we moved it on to the lanai so we could enjoy the beautiful grounds during mealtimes. The covered garage is useful and meant we didn't have to leave our car sitting in the sun
The grounds themselves are stunning. The pool area is nice, although the pictures are misleading as the pool interior is black, not blue as seen in the photos. We didn't mind this as it was still clean but I heard another couple complaining about it. I loved that the pool area was gated and locked so we could happily play in there with our toddler with no fear of him running off. Most days we were the only people in there.
The complex is within an easy and pleasant 15-minute stroll of the beach club, through the amazing ancient fish ponds. The Shops at Mauna Lani are also a very walkable 10 minutes from the complex. The beach club was fantastic and perfect for our young son - the warm, calm water, soft white sand and shaded cabanas were our go-to in the afternoons
The only thing that lets this complex down - at the moment - is that it is currently undergoing extensive construction. The owner Trude did warn us of this before we booked, and we were given a rate that reflected this but she mentioned that work was only taking place on building H, and mainly to the interior, which is a few buildings away from building C. However, when we arrived we saw immediately that extensive and noisy construction is taking place in building F, just across the street from building C. There were construction trucks parked all over the property, a trailer just outside our lanai storing contractors' equipment and near constant construction traffic traveling right by our windows. Now for us, with a 21 month old boy, this was not a big deal, and helped keep him entertained while we were cooking etc, but adult-only parties may find it detracts from the peace. Note: the contractors arrive at 6am and work until 4pm. I'm not sure if the owners are aware of the extent of the work taking place. I would recommend Palm Villas but only once building work has finished.
This condo was exactly as portrayed in the listing and photos - it is nicely appointed and the beds are very comfortable. We cooked dinner at the unit every night - the grill is fabulous. We used the cooler, very nice and ample beach towels, and boogie boards provided daily. We enjoyed the 10 minute walk across the lava field and past petroglyphs and historic fish ponds to the beach. We ended up not using the resort beach that much because for us it was a bit too... resort-y, although it was very lovely. However, we did walk down to enjoy the sunset and/or run through the ocean-side area daily. We loved nearby Hapuna beach, and visited several other lovely beaches and snorkeling spots up and down the west side of the island. This is a good spot for access to the Kohala and Kona areas. The property was very clean and well maintained, and the owners very responsive. Our family of four was comfortably accommodated. There is definitely sleeping room for six, although the dining area is limited to four chairs indoors and the lanai has seating for two. We didn't use the pool much - but it would be a big plus for families with young kids. We do recommend this condo!
The condo was better than I imagined. It is situated within a 10 minute walk of a beautiful beach. The beach has all you could want in the Hawaian islands. Snorkeling, a sunset cruise, paddleboarding or just relaxing. It is close to shops and a market if you want to cook or grill. The condo itself was very comfortable and homey. The lanai has a great view to the pool and the surrounding area. Also, the owners are very helpful and have many extras for your comfort and convienience to make your stay a wonderful experience. A great big thanks to the owners of this great condo!!!!
One of three condos we rented in Palm Villas for a family get together. Group of 15 - grandparents, children and grandchildren. We all had a wonderful time! Especially nice was the convenience of being near each other in the Palm Villas. I originally thought we should get three units in the same building, but that was not necessary - the development is small and everyone moved easily to units in other buildings.
This unit was perfect for a family of four but could easily accommodate six. View from the lanai overlooked the grounds and a good view of the pool. Unit was exactly as described. Unit was well-furnished and well maintained. No problems or complaints at all. Plenty of towels, snorkels, boogie boards, etc.
Palm Villas was well situated to take advantage of everything the resort offered. Easy walk through the lava beds to the fish ponds and beaches and Mauna Lani Hotel. Also easy to get to the Orchid Hotel, another beach and petroglyphs.
Palm Villas have a nice pool and exercise room. Right across the road from the entrance is the Tennis Center. A short walk further there is a shopping area with several shops and restaurants and a very nice grocery market. No need to go elsewhere unless you want. Queens Marketplace a few miles away has a multitude of shops and restaurants as well as another grocery store.
Mauna Kea and Hapuna beaches are just a short drive away. Lots to do in Kona. Also a good Costco there.
