I recently stayed here with my family (9 people). This property is perfect if you are looking for an out of the way property. We had no issues with loud neighbors. The house is very spacious and while it says it fits 10, could easily fit 12. Each bedroom has its own bathroom and there is an addtional toilet and sink right off the living room so that is very convenient when you have multiple families who appreciate their own privacy.
It was a pretty convenient location to local shops on Flagler avenue and a couple miles from Publix and Wal-Mart for shopping needs. We used this house as our launchpad to Orlando, St. Augustine, and The Kennedy Space Center. It is located fairly close to all three (30-60 minutes). The beach is a very close walk. It is a gorgeous white sand beach. A couple draw backs is that it is open to the public so on nice days/weekends it is going to be pretty busy on the beach. We went in the morning and evening and had most of the beach to ourselves. Secondly, I was looking forward to surfing while we were there. The waves we only 1-3 ft so not so many great waves for surfing. The positive is that it made for some pretty easy swimming. I am also guessing that depending on the season will depend on how big the surf is.
While I would not say the house was luxurious, it has all the amenities and more then they claim (ex: they also have a shower, toilet, sink right off the garage that are not counted, however very handy to have if you are coming from the beach and want to wash off before going inside.
If you are looking for a house in a party area this is probably not the place for you. Definitely able to throw yourself a party yourself but don't expect your neighbors to come out. This house is definitely made for family vacations (large family), family reunions, friend get together, etc...As long as you are willing to share rooms, this house can comfortably fit 12 people (Might have to flip for who gets the king and who gets the twin beds). When we were there they had 2 kings, 2 queens, and 4 twin beds. They also had a queen air mattress blown up for us and I noticed another in a closet.
If you are looking for space, this is the house for you. I would definitely recommend this property for 8-10 people who want their space or 10-16 people who need the space. Otherwise, you can probably find something cheaper that is smaller sizewise.
