Enjoy the expansive ocean views from every corner in this Ali'i Kai I ocean bluff condo in the luxury Princeville Resort community. This condo is an end unit w/wrap around lanai & no stairs even though you are a level above ground, giving you the convenience of a ground level and the privacy of an upper level. There is a rocky coast, 60 or so feet, directly below the condo with easily approachable sandy beaches within a mile. This prime Princeville location is peaceful & serene with ocean breezes, spectacular sunsets and sunrises, and 180 degree views from every room. In the summer months, conditions permitting, you can snorkel on the reef below the condo. In the winter months, you can watch the whales frolic and play. The unit is 'turnkey' (all linens, towels, cookware, dishes, beach items are included). Our piece of paradise is meticulously maintained and each year the unit is upgraded in some way.
In fact, our views, location, property condition and pricing earned Hollys Kauai Condo a recommendation from USA Today Travel Tips and Lonely Planet! (see REVIEWS)

At the Hollys Kauai Condo, you can watch the whales frolic from every room. We have experienced the most activity mid morning and mid afternoon when the sun is at an angle. It is quite a site to see. Book our condo during whale season and enjoy the show!

We live in Arizona, which might be considered the near polar opposite of Kauai. While we enjoy the company and interaction of others, Kauai and our property offers the opportunity to feel alone in a tropical Paradise, or to interact with others, as one chooses. We swim competitively, dive, snow ski, hike and generally enjoy the beauty of nature. Kauai offers everything from the most peaceful pursuits to the most physically exhilarating challenges. Its your choice. There is a reason that Kauai is pictured as 'Paradise', in so many Hollywood movies. Visit Kauai, The Garden Island, and your life will never be the same.
Alan Holly purchased this condo in 1988
In a nut shell, we fell in love with this incredibly beautiful island along with the sounds, sights and fragrances of Kauai, which surrounds our condo. We have the sensation of serenity and, virtually, being alone, yet minutes from everything. Kauai is the Hawaii of our dreams.
1) Spectacular ocean view from EVERY ROOM!
2) Ground level entrance to a 2nd level location, but NO STAIRS. The convenience of a ground level property AND the privacy and view of a 2nd level location.
3) Recommended by USA Today Travel Tips and the Lonely Planet Hawaii guidebook (2011) and Lonely Planet Discover Kauai guidebook (2012).
"Perched cliff side with nothing but water between you and Alaska, this 1200 sq. ft. two-bedroom two-bath unit is a real deal. Wintertime (November to March) offers guaranteed whale sightings - basically from your bed - and the recently remodeled inside has HDTV, bamboo furnishings and new bedding and carpets."
The Holly's Kauai condo was perfect for our family of 5.
Location - nestled in the manicured and convenient area of Princeville, we were able to enjoy the restaurants, amazing beaches and amenities of Princeville and Hanalei and still explore the south end of the island with a reasonable commute.
Value - This villa had all that we needed and then some. We were surprised to find the unit equipped with laundry detergent, board games, snorkeling and wakeboarding equipment, and even DVDs that were filmed on the island.
Comfort - The unit was spacious and breezy with a beautiful wraparound lanai where you could relax after a day of adventure. 2 baths made it less hectic for our family of 5 to get ready each morning. Beds were VERY comfortable as well.
Owners - The Hollys went to great lengths to make our stay from the reservation process to the check out as hassle free as possible. They responded to our rental inquiry immediately and made sure our reservation was confirmed. They had a welcome packet mailed to us with Hawaiian themed luggage tags to get us in the Hawaiian spirit prior to travel. I sent an email to the Holly's mid- stay asking directions to a local spot and they responded promptly with a detailed description for us.
Their pride in ownership is evident, and we feel blessed to have found such a great place to stay as we enjoyed the beautiful island of Kauai.
Thank you Holly family for sharing this slice of paradise!! We would definitely return.
The Holly’s Kauai Condo met or exceeded all of our needs as a family of four (kids 5 & 7 years old) visiting the island for 10-days. Physically the condo provided enough room and had all of the amenities we needed for cooking, daily excursion planning, and beach going. The kitchen has all the necessities and depending on who’s been there before you, a serviceable pantry. We prepared seven dinners during out stay and I wasn’t wanting for much in the way of equipment. They’ve amassed a huge cache of games, puzzles and movies (locally themed) for plenty of family night activities. The condo also boasts an arsenal of beach items including snorkel sets, boogie boards, chairs, umbrellas, and sand toys. The condo is very well maintained and we didn’t have any issues whatsoever.
As the real estate mantra goes, location, location, location, and this condo complies as it is perfectly perched at the edge of the Pacific ocean with stunning views from every room. The condo complex is calm, quiet, and superbly maintained with a swimming pool (yes, you will use it if you have kids) and gas grill 20 paces from the front door. The Princeville area itself is the best on the island in my opinion with fewer mega-resorts clogging up the roads and beaches. In fact, the only real hotel in the area is the St. Regis which is gorgeous and very accommodating even if you aren’t staying on property – I guess they can afford to be accommodating when charging $15 for a Mai Tai. My wife and I made the leisurely 1.5 miles walk to the resort for some beach time, cocktails, live music and dinner one evening and it was a great experience. You are also really close to some awesome beaches like Ke’e, Tunnels, Hanalei, Hideaway, and Anini (all within 10-25 minutes).
Overall the experience with the condo and the location were amazing and by day 4 I was already regretting our decision to stay only 10-days. Thank you to the Holly’s and their wonderful Kauai Condo.
We just returned from a 10 day stay at Holly's condo. It was our first stay there, and we would return in a heartbeat! We are convinced you won't find a better view on Kauai. Truly, the pictures do not do it justice. When we pulled up and saw what our view would be for the next 10 days, I couldn't believe our good fortune. The view is spectacular. We weren't the only ones who thought so: some other visitors there came up to our side yard and took pictures of the view!
The condo was in immaculate condition. It iis lovely, spacious, and very well appointed. The living room furniture seems new and there is a large TV. The beds and pillows were comfortable with quality linens and the bath towels were plush. The kitchen is well stocked with more than enough dishes and pans. The stack washer/dryer unit came in very handy. There is also a good sized kitchen table and four chairs. In the master, there is also a table and two chairs. The lanai has a table and outside chairs, too. We bought charcoal and used the grill located right outside the unit.
The unit is a corner unit and nicely situated within the complex. There was always enough parking in the lot close to the unit, we were able to park and walk right in. There is a unit below Holly's and a unit above. Much like a hotel, we did at times hear the guests in the above unit, but it wasn't excessive or bothersome.
The pool is a very short walk away. We used it a couple of times and it is nice, but very basic. Plenty of chaises and chairs available around the pool.
A wonderful shopping center is located about a mile away with a Foodland grocery store, ice cream, pizza place, restaurants, some other take out places and shopping in general. It was super convenient and we were able to find all we needed there.
The condo is in close proximity to many north shore beaches and attractions. The closet beach is one mile away at the St. Regis. Many of the beaches we visited have shade at them from the trees there. The overall area of the north shore is drop dead GORGEOUS.
I highly recommend Holly's Kauai Condo. I feel the owners care deeply about the quality and upkeep of their condo. Also, it was comforting to us to know there is a dedicated local property manager only a phone call away. We weren't able to figure out how to use the TV, we called him, he said he'd be right over to help if we couldn't problem solve on the phone. Now THAT is tremendous service!
Condo is top notch all the way around!
This condo is in a great location, is in excellent condition and was convenient and comfortable. The beds are comfortable and everything is at your fingertips. Well worth at least a 3 day stay. The ocean views are unsurpassed.
My husband and I and another couple stayed in this condo twice and most recently during the month of September 2008. It was absolutely one of our most memorable trips! The condo is perched on a cliff which allows for views from every room which was so nice to wake up to. In addition, it is a short walk down to turtle cove where we actually saw a mother turtle nesting on the beach of the cove and we were able to view from the clear water.
The condo is also located in the Princeville area of Kauai which is in walking distance to the luxury Princeville resort which is nice to have a drink or dinner at and enjoy the view.
Another advatage to the condo is the full service kitchen which is great to use for making breakfast, lunch and dinner which we did numerous times.
The condo is also in walking distance or a short drive to some of the best snorkeling spots on the island. We ventured to the other side of the island one day and soon realized we were in the best possible spot for water activties with little crowds.
We are already planning our next vaca back to this beautiful spot and the main reason is the location and amentities of the condo that makes for a memorable stay. I would highly recommend this condo.
We spent Christmas 2008 at this Condo on Kauai. What a fabulous place to scout out the island. Located in the Princeville area, it is the perfect location to explore the island's many outdoor activities, as well as Princeville's night life.
The sights and sounds of the ocean from the condo were awesome.
It was exceptionally clean and had all the comforts of home.
We are anxious to return and have highly recommended this beautiful condo to others. If fact, our daughter and her husband stayed here and also loved it!
Thanks for making our holiday so enjoyable,
