Central air conditioning/heating (rare on Plum Island), a cook’s kitchen with all the ‘bells and whistles’, custom furniture and coordinated designer finishes, and a deck made for enjoyment are just some of the cottage’s features. Local Attractions And Activities: Plum Island has always attracted people who love the outdoors; that becomes immediately noticeable when one investigates local activities. Almost everything one might expect in terms of New England beach activities (like picnicking, beach combing, surfing, windsurfing, fishing, biking, boating, kayaking, whale watching, and hiking) is found nearby, as well as some decidedly unexpected things like airplane rides and lessons, glider instruction, Eco-tourism, archery, birding, antiquing, outlet shopping, fine dining, golfing, and live theatre. What sets the area apart from certain more famous Northeast US coastal communities is that the area has a far more laid-back feel and does not resemble a tourist trap. Nor does it strive to, as the local residents proudly and fiercely work to keep development appropriate and attractive while at the same time graciously welcoming (AND reasonably priced!) To our view, the best attraction is the area’s beauty and peacefulness.

Gas-fueled (open flame) cooktop inside, bbq outside; controls for both are accessible at low level. Windows open fully, mounted low, some next to beds. No age-specific locks/barriers provided. No modifications permitted. PAYMENTS & DEPOSITS: Payment and deposit information is briefly described below the rate tables in this listing, and are described in more detail in documents that potential guests will receive before making a reservation. Normally this information will be emailed. A deposit equaling 50% of the total rental price for the dates desired is required to initiate a reservation; until a deposit is received and has cleared, all available dates will be offered to other parties without notice. A refundable Security/Damage Deposit is required, which is normally $500. Positive ID checks are utilized; access to the unit is restricted until primary renter (the person or persons who sign the vacation lease) presents valid ID at check-in and receives a property familiarization by a member of our team. A reservation is not finalized until we have provided a valid Rental Proposal, all payments have been made, the vacation lease has been signed by all parties, and the check-in familiarization has taken place. We ask our guests to plan accordingly.
CANCELLATION & REFUND POLICY: Some vacation rentals will not offer a refund for cancelled reservations, even if the unit can be re-rented. However, we have come up with a way to make a refund more possible for many full cancellations. Not every cancellation will qualify for a refund - refunds will depend on the timing of the cancellation and, in the case of cancellations before 1 April, whether we are able to re-rent the cancelled days. We break down our full cancellation policy into 3 different situations.
Situation A (a guest-initiated full cancellation before 1 April for any reason) is the most complex, since there are many variables. This type of cancellation may qualify for up to 100% refund* of rent paid IF the unit can be re-rented during the dates in question for the same or greater price, for the same or greater period, using our regular means of marketing, within 30 days of the cancellation. If it is re-rented during that period for a lesser price, or for a shorter period, any refund of rent will be limited to the actual price paid by the new guest for those days that overlap the cancelled guest's reservation (prorated), up to the amount of rent paid by the cancelling guest. No refund will be given in Situation A cancellations until the new guest has paid in full. If the unit cannot be re-rented within 30 days of the cancellation using our regular means of marketing, or if the cancelling guest does not wish to wait until we are able to re-rent the cancelled days, a refund for Situation A cancellations is limited to 25%* of the actual rental price quoted to the cancelling guest, or the amount of the rent paid by the cancelling guest, whichever is less.
Situation B (a guest-initiated full cancellation for any reason between 1 April and 30 days prior to check-in). A situation B cancellation qualifies for a 25% refund* of the rental price quoted to the cancelling guest, up to the rental amount he or she has paid, whichever is less, regardless of our ability to re-rent the unit.
Situation C (guest-initiated full cancellation for any reason inside 30 days prior to check-in, and/or after check-in). No rent refunds are given for a Situation C cancellation.
Please note that no rent refund of any kind, for any reason, can exceed the rent amounts paid by the guest, and no interest will be paid for any amount collected for any reason. *All Situation A and B cancellation refunds will be subject to the nonrefundable $40 reservation fee. However, as long as cancellations occur before occupancy, a full refund of the Security/Damage Deposit will be made. Partial guest-initiated cancellations, no matter when they instituted, do not qualify for any refund, except under limited circumstances. Guest-initiated early check-outs/departures and late check-ins/arrivals do not qualify for refund of any kind, regardless of the reason. Under many circumstances, landlord-initiated cancellations will qualify for refund. Your lease will define these and all other limitations; please inquire for additional information. We highly recommend that our guests invest in travel insurance to help protect them in the event of cancelled reservations and travel plans!
