This lakeside Adirondack house is ten minutes from the southern portion of beautiful Lake Champlain, 35 miles from the summertime hot spot of Lake George Village, New York (Six Flags!), 30 miles from Ticonderoga and the Fort, 45 minutes from the Saratoga racetrack and casino, and an hour away from high-end outlet shopping in Manchester, Vermont. Ninety minutes north takes you to caving and rafting sites. There are nearby farm stands and apple orchards (for the fall). Located on the border of New York and Vermont, it is perfect for families, a romantic getaway, a girls' week away, ski bums, and fishermen (bring your own equipment). Wi-Fi and Internet, and unlimited calling to the U.S. (all 50 states), Canada, and Puerto Rico!
TWENTY-NINE STEPS bring you down to the quiet, cozy lakefront home with a sizable yard, nice-sized deck, three bedrooms (one queen, one full, three twins) and two baths. It is situated on a quiet, well-maintained road. Fish from the rowboat, canoe, pedal boat, kayak, or from the dock. The private lake has a picturesque mountain as a backdrop. (Sorry, no motorized boats are allowed on this lake...).
Nearby towns play host to many events, such as Americade, the Adirondack (hot air) Balloon Festival, weekly fireworks and boat cruises on Lake George, hiking, waterfalls, and much more!

WHAT ARE YOUR RATES?
June 27, 2015 through September 4, 2015: $1650 week, six-night minimum in July and August, from Saturday noon check-in to Friday noon check-out.
September 5, 2015 through June 25, 2016: $1000 week, or $165 per night with a three-night minimum
Three-night minimum in off-season, no exceptions
Payment via credit cards and PayPal
$300 damage deposit to reserve.
*ALL MONIES ARE 100% REFUNDABLE if cancellation occurs at least two months before check-in date.
HOW DO WE GO ABOUT RENTING?
A $300 deposit is made, a lease agreement is signed, then the balance is due two months before your arrival date. If your arrival date is within the two-month mark then payment is due in full at the time of renting. All monies are 100% refundable, no questions asked, if cancelling at least two months before your arrival date!
HOW DO YOUR WEEKS RUN?
During the high season (Memorial Day through Labor Day), we rent a six-night minimum; check-in is on Saturday at noon and check-out is Friday at noon. There is a three-night minimum in the spring and fall. (We do not rent during the winter months.) Check-out times are strictly enforced ($50 per HALF HOUR late check-out fee) to allow time for housekeeping, mowing, and any repairs.
All reservations are first-come, first-served. Photo ID and signed lease agreement required. Final payments must be made two months before arrival date (or in full if closer than two months).
IS SMOKING ALLOWED? Smoking is only allowed outside. No smoking inside.
ARE PETS ALLOWED? NO pets are allowed. Please do not ask. Emails asking about bringing pets will not be answered.
WHAT ARE THE CHECK-IN DAYS AND TIMES?
The stay is six nights and check-in is Saturday at noon and check-out is the following Friday at noon.
ARE THERE ANY OTHER COSTS BESIDES THE RENTAL FEE AND DEPOSIT?
No, there are no hidden charges. All taxes and housekeeping fees are included. A tip for the housekeeper is standard. The only fee that might be incurred is if renters check out late or if items are damaged outside of normal wear and tear, but as long as everyone is considerate and check-out time is adhered to then everything will be fine.
IS THE HOUSE PRIVATE?
Yes, the house is very private. The lake only has 8 houses on it, and we are the very last house at the end with a row of large trees between us and the house next door. Click on the Video tab on the home page to see how quiet and private this property is. (Warning: You'll fall in love with it!...)
HOW MANY PEOPLE CAN STAY AT THE HOUSE?
This house has a capacity for up to a maximum of seven people, although we do have two cots if you have little ones...
WHAT IS YOUR CANCELLATION POLICY?
If you cancel up to two months before your arrival date, you will receive a 100% refund. If you cancel two months or less before your arrival date, the deposit will be returned and the rental fee will be forfeited.
CAN WE SWIM IN THE LAKE?
Yes! It's very clean. Bring your snorkel equipment! We have a dock, a canoe, a 'pedal' boat, a row boat, kayak, and life jackets for adults and children (50-90 lbs.) and one life jacket for an infant. HOWEVER, please note that if the weather is extremely hot, algae will grow near our dock! We have a rake that can be used if this happens. It has only happened once, in the summer of 2013, and our caretaker took care of it as soon as we were made aware of the situation!
HOW CLOSE IS THE WATER?
It is down the hill, which is good if you have small children because they can't wander right out the door and into the water. (Please note: the deck at the house has locking gates to help keep smaller children safe. For example, a child in a walker.)
HOW DEEP IS THE WATER?
The water is 95' deep at its deepest. The water drops off at our property line but there is a small spot (about 10' x 10' only) at the other end of the lake for wading if you have small children.
CAN WE FISH IN THE LAKE?
You may bring your own equipment and fish in the lake, or feel free to use any poles, etc., that have been left at the house!
IS THERE A TELEPHONE?
Yes, there are five telephones in the house (one in each bedroom, one in the living room, and one in the kitchen) with UNLIMITED FREE CALLING WITHIN THE DOMESTIC U.S.
IS THERE INTERNET AT THE HOUSE?
There is Internet for laptops to hook up to as well as Wi-Fi but the service is slow.
IS THERE A TV?
While there is a 26' flat screen TV for DVD viewing ONLY, there is NO cable or TV service per se. Get back to the basics and unwind . . . throw darts, play poker and board games, have drinks with friends, listen to music, canoe, fish, lay out under the sun, or roast marshmallows around a crackling fire underneath a starry sky.
IS THERE A DISHWASHER, WASHER, DRYER?
There is a washer and a dryer on the main floor. There is no dishwasher.
HOW CLOSE ARE GROCERY STORES AND RESTAURANTS?
The closest town is about five miles away; there are several little towns in both New York and in around-the-corner Vermont. The house is in-between Granville, NY and Whitehall, NY.
HOW FAR IS IT FROM NEW YORK CITY?
It is a little over four hours by car, depending on the traffic, of course.
CAN WE VISIT MANHATTAN FROM HERE?
You can take the train from Whitehall (seven miles from the house) directly to Penn (Pennsylvania) Station in Manhattan. Because of the train schedule, AN OVERNIGHT STAY IN MANHATTAN WOULD BE REQUIRED. Please check the Amtrak train schedule for times.
Usually the train leaves Whitehall once a day around 3PM and returns from Manhattan the next morning. The train leaves Manhattan around 8AM.
CAN WE BRING OUR PET?
I am sorry but we DO NOT allow pets because of asthma and allergies. Please be considerate and don't ask us to make exceptions because we will not.

I was a magazine editor in NYC...which led to buying this house. I had to cover two stories: one was the Trapp Family Lodge in Stowe, VT. Then I got a story covering the Six Flags Great Adventure and Indoor Water Park in Lake George, NY. I fell in love with the entire Vermont/New York Adirondack area and started looking for a small vacation house. We found this place, which, at the time, was very run-down (no pipes, broken windows, etc.), but we saw the potential, bought it, and remodeled it inside and out. We love it here. It is located on the border of Vermont and New York, is the last house on the lake with a large row of trees between us and the next neighbor, and is very private! Beautiful! Peaceful! Perfect!

It is turn-key, peaceful, and beautiful, with private location on the lake, and the closeness to Lake George is appealing with the tourist attractions and Six Flags, and is only 35 miles from Okemo and Killington for wintertime skiing.

We just got back today from our wonderful vacation at this quaint, charming, rustic, beautiful house on the pond. We have 3 kids ages 14-7. They all said this was the best vacation we ever took. They fished everyday and swam in the pond. The pond is very clean and private. The owners have a canoe, row boat, kayak and pedal boat which we all used and loved. It was nice for all of us to disconnect and be together as a family. The house is immaculate! Diane is wonderful! She made me feel like family and wanted us to have a wonderful time. We really had some nice family time. We watch DVDs and played board games. She has a nice selection of movies, CDs and games. The house is about 40 minutes from Lake George, which is nice, but we really spent our time at the house. The kids didn't want to leave. We were all content just to hang out on the pond. We had a fire almost every night. We use VRBO frequently, because it is nice to be in a house instead of a hotel. By far, this was one of the best, cleanest, friendliest, rentals we have stayed at. We got home today and my security deposit is already refunded! I would recommend doing your food shopping before you get to the house so you don't have to leave. If you fish, stock up on bait! The kids caught a ton of bass and sunnies. You also should bring water shoes and bug spray. There is not too much around that is close by, so if you are looking to get away from it all, this is it! However, if you do want to do something, all the main attractions are 30-45 minutes away. This also would be a very romantic get away too. We only went to Lake George once and also did white water rafting, which was fun. We highly recommend The Barn Restaurant, which is about 20 minutes away in Vermont. This is a fantastic place!! The photos and description are exactly what you get and more! Everything in the home is meant to be used. It was nice not to have to bring linens or towels. She also had laundry detergent and paper towels, trash bags, etc. I would highly recommend this rental! Thank you Diane for a wonderful family vacation that we will remember forever!
Just got back with my brother. We had a great week despite a disabled car for 3 days, thanks to the help of Diane and crew with logistics.
It was quickly obvious once inside that the owners care about guests being comfortable and having a great time. Many little things that altogether make a difference. The view is great.
We love this quiet relaxing and charming little stay on Melvin Pond. It was actually our second time visiting the pond and our first stay at Diane's lovely abode. This house is wonderful for a detach yourself from it all and just enjoy the simplicity of upstate life for a week or weekend. The house was immaculate and everything is exactly as the owners promises it to be. Well cared for, loved and updated to accommodate almost every need. Renting here is a breeze and the owners make you feel truly welcome. I would highly recommend this rental for any couple, or small family, or small gathering. We love both its location and its proximity to major towns like Poultney and Lake George and the fact that it truly gets you away from it all in a most private retreat.
Lovely time on this quaint pond. The view is terrific, swing is great fun and early evening cocktails on the paddle boat will be remembered with a big smile! We all took advantage of the boats to explore the pond and do some fishing. I started a watercolor from the shore, but will have to finish it here-from photos I took. We hiked to the summit of Black Mountain to view Lake George. I recommend returning the same path unless you want to walk a 4 hour trek back--the long way. It is a beautiful walk and remember to bring water, energy bars and bug spray. There is a wonderful Japanese Garden north in Vermont. Thanks for the wonderful experience!
We stayed at this place for a week, 3 families.
The house is perfectly located with its own dock and 3 private boats to choose from. There was a fishing equipment and everything you could imagine you will need to have fun with family and friends:
Campfire spot, swings, areas around the house to rest and relax.
The pond the definitely the highlight ! We spent most of the day on that pond. The view is amazing - you are surrounded by nature.
The owner of the house is such a great person - she is very helpful and does everything she can to make sure we will have a great time. Will definitely come again.
This is our second stay here and we enjoyed it and was even more appreciative the second time around.
We celebrated my sister's birthday at Lake George. Went back a couple of times to visit Carole at Carole Antiques, Lunch at the tea house. We took advantage of the wonderful fishing every day and the beautiful sunsets. We visited the Fort and went to an original 50's restaurant there downtown enjoying the nostolgic display 1950 items and root beer float. We had breakfast at the sugar house. I can't say enough wonderful things about the owners who are generous and kind and truly vested in making sure that our stay was memorable and that we had what we needed. Everything was still impeccable and spotless. My boyfriend came from Canada and drove over 6 hours and said it would be worth driving 12 hours. My son loves this place as I do! Thank you Diane and Dominic for everything. It is refreshing to know that there still wonderful and honest trustworthy people! I would highly recommend staying here and looking forward to coming back
Centrally located, the house is only 30 miles away from Lake George village and Six Flags, as well as Fort Ticonderoga (seasonal). The hot air balloon festival is 20 minutes away in Queensbury, NY in September; outlet shopping in Manchester, VT, and skiing in Killington and Okemo (skiing) just 35 miles away.

In addition to house being left in tidy condition, dishes need to be washed, food removed from refrigerator (you may leave unopened food for the next guest if you like), and garbage placed in outdoor container for pick-up. Weeks during high season run from Saturday noon check-in to Friday noon check-out.
You do NOT need to wash any linens or towels, or sweep or mop, etc.
Payment is usually accepted in the quoted currency (USD) unless the currency and the amount is specifically agreed in advance with the owner / advertiser.
