STONE TREE TULUM is the first Vacation Rental in Tulum and is located in the original Maya neighborhood. Be local or tourist as you like in this culturally rich and friendly place. The location is central yet secluded. It is one block from where the jungle begins, separating the town from the beaches. If you rent a car, it is a five to seven minute drive to the Beaches and the Tulum Ruins. On street parking is close to the entrance door to the property. .. Bank ATM restaurants, bars, cultural center, town plaza and markets are a short walk from the house. It is three blocks from the main bus terminal, bike rentals and Taxi's. It has been a great pleasure for me when I am there to meet such interesting and wonderful folks.

About Donna Funicello

In 1985, I discovered Tulum by accident. I allowed a friend to pressure me into going there and made my first non-work-related travel trip. HEL-LOW!!!

question of myself many times. Let's just say I had fallen in love with the people and the place.

Donna Funicello purchased this house in 1985

Guestbook comments from the owner

Thank you for renting us your beautiful house in Tulum! It was the perfect way to ring in the New Year! We noticed on the day of the 31st that the neighbors had started to set out stuffed men on the street. We made our own stuffed man (stuffed with balloons)and set him out. We then discovered that they were meant to be burned, and furthermore had firecrackers embedded in the stuffing! We had such a great time wandering around the neighborhoods at midnight amid all the burning men and wishing everyone feliz ano nuevo! Everyone we met in Tulum was SO nice and helpful--Soco was amazing--gave us much advice, helped arrange for two friends whose luggage had been lost by the airline to have their bags delivered directly to the house, and did such a beautiful job tidying up after us and she even made us a flan for our last night. We went swimming with turtles in Akumal, to the secret beach you recommended (everyone's favorite), snorkeling in the Grand Ceynote, to Coba and the Tulum ruins, and best of all, just relaxing in hammocks and cookiong delicious dinners at the houses. Everyone loved your place so much. It was the perfect spot to return to at the end of each day's adventure. Thank you for all your helpful advice and tips and for being so responsive to all of our many emails.

Engaged @ the BEST Vacation Rental EVER!

  • 5 of 5

This review is long over due. It has been one year exactly to this day that my lovely Fiance, Jonathan, proposed to me. Donna, the owner, was kind enough to upgrade our reservation from the cottage to the house for this special occasion...(which we don't even know her personally which means- she's just that nice!) Soco, the sweetest and most helpful property manager, even set up the upstairs room with a swan made from a towel, rose petals all along the stairs leading up to the room, and all over the bed. She even put rose petals in the shape of a heart on the bed and there was candles all through out the room. She set it all up when we went out on a wonderful adventure to Coba. All of this came from the kindness in Soco's heart. Soco also treated us to her restaurant and cooked for us, which we invited her to stay and eat with us. Soco and Donna both gave us tons of recommendations to places we should eat, visit, and see. Soco and Donna are both genuine, kind, and very giving people and exactly the kind of people you want to support. Oh, and of coarse, the house was BEAUTIFUL! The house was authentic and centralized in the downtown area. It was walking distance from the heart of the town but just far enough where you can still get peace and quiet. The house was perfect for when we came home, beat, tired and hungry from a long day of adventures. It felt homey and was fully equipped for any family home cooked dinner. There are hammocks that can be set up for relaxing, especially with the windows open, you can get a great breeze. Not to mention is perfect for a cat nap after you've been drinking and just need a little snooze before your out having fun again ;) I highly recommend this location if you are someone looking for a home away from home that has fantastic hosts and is walking distance from all the greatest restaurants, music, cafes and shopping in downtown Tulum. Lastly, the beaches are only about 2 miles from the house. Also, the Ceynotes are even closer and just as fantastic to experience. Thank you Soco and Donna, you both are gems and we look forward to our next visit at Stone Tree!

Stone Tree Tulum, a misrepresented rental property

  • 1 of 5

My wife and I had the misfortune to rent this house in Tulum, Mexico. Although advertised as “secluded” and “safe,” it is located in a slum-like area replete with barred-up windows, broken down shacks, graffiti covered walls, and garbage strewn sidewalks. We gave it a try, but had to leave after one night, unable to sleep due to the cacophony of traffic and howling dogs.

When we arrived on time, the place was not ready. One caretaker was hauling a mattress up the stairs and the other was apparently out shopping for food items we had ordered, and which were promised to be on site when we arrived, tired and hungry. When she finally showed up, the groceries we ordered in advance were not complete: no coffee, no cream, and no olive oil. They went back out and returned, still not getting it right. This went on for over an hour. It was frustrating, especially with no comfortable place to sit in this odd, dark hodgepodge of a place.

The condition of the house was in disrepair and unclean: the floor was dirty; the “couch” was broken down and uncomfortable; the stove had only one operable burner; the cutlery was broken and dull; there were cobwebs in the lampshades and ceiling; bulbs were burnt out; and the beds did not have blankets, only polyester bedspreads. The upstairs bedrooms can only be accessed by going up an outside staircase, and then one must walk through the master bedroom to access the second bedroom. Apparently privacy is not a concern of the owner.

Internet service was unavailable except for the outside terrace, which was only accessible if one walked through the master bedroom, undermining privacy. The upstairs shower took several minutes to warm up and emitted only a few pinpoint sprays of extremely hot water. The front gate to the courtyard locked, but the doors to the home could not, leaving it accessible to tenants in the adjoining two residences within the courtyard. We did not feel safe leaving our valuables, which the owner had told us to lock in the bathroom, but the bathroom did not lock.

After a sleepless night dealing with barking dogs and traffic noise, we left. We e mailed the owner requesting a refund for five days. She refused, claiming that we did not allow her and her caretakers to “make it right.” Apparently she figured her caretakers could repair the stove, remodel the bedrooms for privacy, replace the couch and other furniture, and perform major plumbing & IT modifications.

Owner's Response: I’ve had the privilege of hosting thousands of guests for 25 years and was one of the first vacation rental listing in Tulum on VRBO.com. This complaining individual is a very tiny minority. Actually only the second complaint I’ve had in all these years. Weeks & days before and after this guest’s reserved week in the Main House in January 2015, I received wonderful reviews from guests on other Web Sites also where I am listed thanking me for the privilege of staying in my lovely house and/or cottage apartments. If you are hesitant about staying with us after reading this review by this unhappy guest, I suggest that you Google, Stone Tree Tulum and read these other reviews. I am not going to answer all the details and the untruthfulness and inaccuracies in this guest’s complaints. It puzzles me that this guest being a lawyer and his wife also, would attempt to avoid his legal responsibilities by inventing complaints that are simply not true. I am accepting his assertion that the house was not ready immediately upon their arrival. For this reason I refunded 1 night of their 7-night reservation even though our Contract was strict on “no refunds for cancelations 60 days prior to arrival”. We could have met their particular needs had they asked. They did not. Instead they chose to leave the following day without requesting anything of us. In good faith, the house was reserved for them. I turned away other folks wishing to reserve that week in January, the busiest month of the year for us. Donna, Owner of Stone Tree Tulum

Unforgettable holiday in the tropics of Tulum!

  • 5 of 5

My family of 11 ranging in age from 1 to 75, stayed at Stone Tree for 1 week and we had the time of our lives. We absolutely loved the house and the two studios. They fit our family's needs well. The house is large, the bedrooms roomy, and the kitchen fully equipped. The beauty of the house and gardens exceeded our expectations. We enjoyed a lot the location as it is in a real neighborhood so we felt we had an authentic experience of Mexico. We will never be able to say enough about Socorro, the manager, as she was available daily for questions, concerns and suggestions. She went completely out of her way regarding my one year old granddaughter as she was ill and so she took us to a pediatrician and stayed with us from seeing the doctor to picking up her medicine at the farmacia. And this was after she worked all day in her restaurant. We are already planning the next vacation to Tulum and would stay at Stone Tree again. You can call me or write me anytime if you want to know anything else about the house.

In the heart of Tulum!

  • 5 of 5

We have just returned home after a week's stay in the lovely Alta Cottage and could not have had a better time! Donna was a wonderful host and guide, sharing her list of places to visit which became the framework for our trip, and even taking us to her private beach! Soco provided 2 amazingly delicious meals for us, one when we arrived tired and hungry. The cottage was charming, clean and so close to the downtown activity which we loved ~ every night we strolled downtown to a different restaurant, enjoyed the carnavale going on, and just people watching from the sidewalk cafes. The beach was a quick drive from the house also . . . . all in all, an A +! We'll definitely be back.

Lovely Cottage in Tulum

  • 5 of 5

My husband and I spent eight nights in Alta Cottage. Everything was perfect for us. The views into the courtyard and off the rooftop were especially charming. It was great to have the convenience of walking to restaurants, shops and the central plaza. We enjoyed spending relaxing time at the beach with Donna who was great at providing good tips for day trips. The cottage was clean and even the small kitchen had everything we needed to cook in. Thanks Donna...we'll be back.

Review July 2011 - 11 persones

  • 5 of 5

My family and I have stayed at Donna's house during 7 nights in July 2011. We were 11 persons and we rent the big house + the 2 small independant rooms. We inmediatly loved the place, it's quiet, charming, secure and Socoro gives an excellent extra service (she cooks great, she delivered us some quesadillas and we went to her resturant too). We highly recommend this place.

Map

Car: recommended

I highly recommend walking about town in the evenings. I love the neighborhood. Where else can you go where you might pad outside the gate and see an elephant and camel being led down the road announcing the circus has come to town? There are all sorts of street venders selling from their tri-cycles. You could never leave the neighborhood and have the freshest of vegies, fruits, honey, spices, etc...or walk a few blocks to the Cultural Center and find a world famous opera singer performing in the outdoor theatre at no charge. Or you want a beer, some ice, chips, walk across the street to the little in-house store to get them and head for the beach!
