Can't wait until our next visit! Must return!

We stayed at this house August 23-30 and had a great vacation. We had two families with 6 kids between us. It was perfect. The kids loved walking to the merry-go-round on main street. Palio Pizza is convenient and was delicious. We drove to the beach to drop off our things (and most of the people in our group) and one person would drive home to drop off the car and walk back. It was easier than carrying chairs and toys etc. and it worked out great.

Most evenings we would drive down for a walk on the beach and there's no issue with parking then. The kids loved playing in the tidepools. No big waves so it's very family friendly and peaceful. The Kennedy compound is just around the corner from there (not that you can get too near it.)

We had a wonderful time and would definitely stay again.

In town Hyannis gem.

Spacious house with great homey feel. I stayed in attached cottage which gave me privacy while keeping close to rest of family. Location close to town incredibly convenient. Front and back porches delightful. Would definitely rent again.

Great summer rental for large family in Hyannis!

Thankyou to Michelle for making our stay in Hyannis great! Our large extended family, that includes many young adults and teenagers, required the space and close proximity to all the amenities. This property offers this. We included the attached guest house in our rental.

The property is as advertised with all that is needed for a week of family activities in Cape Cod. Close to Main Street with it's many restaurants and shops, within walking distance of the harbor that includes the Hy-Line island ferries terminal, and a short drive to either of Veterans Park, Sea Street, and Kalmus Beaches. Renowned Craigville Beach is just a little further away. Don't miss 4 Seas Ice Cream, which is just a little further still.

In our week we managed to go whale watching out of Provincetown (Dolphin Fleet), had a day in Natucket and Martha's Vineyard (Hy-Line Ferry), went seal watching out of Chatham (Beachcomber Tours, highly recommended), had a day at the National Seashore (Marconi Beach), and had a day trip to Boston (historical tour, shopping, and evening game at Fenway). The kid's also worked mini golf and go karting into our schedule. Overall it was a great week.

I would recommend this vacation rental to any family considering a stay in Cape Cod. It has a lot to offer. Thanks again Michelle.

Beautiful house, amazing location!

This house represents the best of Cape Cod! The location is amazing - right off of Main st, minutes walk from shops and restaurants, yet very peaceful and quiet. It is also 15 min walk from my favorite beach on the Cape.

The house itself is great - plenty of space, large beautiful patio, and my favorite part - an awesome outside shower under the trees. We keep coming back to this house and there is a reason why. Cannot recommend it highly enough!

Love this house. We are a family of 13 and have been coming to this house for the last 5 years for a two week stay The owner has made subtle improvements to the property each year and it has enhanced the house with each one. Suggestions are always welcomed by Michelle and acted on.

The location is vo very convenient to Main St. in Hyannis (so may so too close to Katie's) and is an easy walk to the numerous shops. We have take advantage of the beach pass the past couple of years and our two 4+ and a 16 month old grandchildren love the beach as much as the two older ones. The deck and grills outside are a lifesaver as we like to BBQ and do smores for the kids. Plenty of room for the kids and dogs to roam and neighbors are wonderful. Can't wait for next year

Great location but neglected and poorly maintained. Never again.

The house could be an absolute gem were it not for lack of maintenance and neglect. The first problem we encountered on opening the front door was a strong smell of damp and mold which was coming from the cellar and permeating the entire house. The smell persisted for the entire 10 days we were in the house and was particularly bad in the mornings after having doors closed during the night. On checking the house we found many more problems. The beach towels which we paid to rent were old and frayed and the linen had seen far better days. The deck furniture was rusted and badly stained from the overhanging trees and even when we washed the chairs we could not remove the green mold. The outside grill was filthy and had not been cleaned for some time, the grill basket was completely rusty and the cleaning brush was broken. The kitchen utensils weren't much better with cracked and chipped mugs and dishes, a leaking coffee maker and rusty can opener. A trip to the cellar to use the advertised washer and dryer was a nightmare. Apart from the overpowering smell of damp the place was absolutely filthy with cobwebs and dust everywhere. Almost every door in the house was sticking or ill-fitting and instead of having them fixed the owner put up quaint notes advising guests how best to overcome this lack of maintenance. A similar note was attached to the toilet in the apartment advising how to compensate for the broken flusher. We foolishly turned on one of the fans we found in the closets to be choked with a cloud of dust and we had to clean the others thoroughly before using them. There were other issues but this review is space restricted.

Shortly after check-in we tried to contact the owner and her brother about some of these problems but could get no answer from the numbers supplied and, as our calls were not returned, we had to resort to e mailing the owner. When we eventually managed to speak with her we were very disappointed. She told us our complaint about the dirty cellar was not valid as the space was not included in the rental even though the advertised washer and dryer were located there and she said the damp and moldy smell as well as the dirty, rusty patio furniture were part of "Cape living". The owner made some concessions e.g. providing new beach towels and giving us access to the apartment two days later but overall her response was to try to make us feel guilty for complaining. Renters beware.

Owner's Response: We do our very best to please all of our guests and are readily available if they need anything. I spoke with this guest on the phone the day of his arrival, so I don’t know why he claims it was hard to reach me. He told me that the bath towels were lovely but that the beach towels were thin. Sorry to hear that he was disappointed with his first impressions of the house, I arranged for our property manager to purchase nicer towels and deliver them to the house, and I offered to refund the linen rental fee in full. I was in touch with him throughout his stay and minor complaints continued (for example, that the patio furniture was wet). It was unnerving, but I thought that in the end they would enjoy our home. When he emailed about a musty smell, I double-checked with the cleaners & the property manager who had been in the house that day. Neither they nor the guests who stayed the weeks before or after reported it. The week was incredibly muggy (hurricane Arthur hit) and I offered, free of charge, the in-law apt. (which has AC). He took us up on that, and we started to get the impression that he had planned to complain from the outset. We have been advised that some people rent homes & threaten unpleasant reviews if they are not refunded for their stay, and we suspected a review of this kind was forthcoming. Having said that, there is always room for improvement, and things get a lot of use at a weekly rental property. We replaced any chipped dishes. The patio furniture and grill, though purchased only last year, have not aged well and will be replaced this year. And doors in an older house do swell with humidity. Coffee pot - I just asked the man who stayed the last 2 wks and he said he used it daily without an issue. As for linens, we encourage our guests to bring their own. Some travel far, however, and baggage fees make it prohibitive. For that reason, we make ours available for rent. We always communicate that, rather than a high-end hotel linen service, we are offering our own vacation linens (professionally laundered). We will continue to work on communication - making sure all guests know that the washer and dryer are in an unfinished basement. Most people appreciate the convenience anyway. If you have concerns about this review, I hope you will phone me to discuss it. Many families enjoy their vacations here year after year.

Well-mannered pets are welcome (pre-approval and a cleaning fee of $100 required.) Studio has 1st floor bedroom with bath and kitchenette - potentially suitable for persons with some mobility issues (window AC also.) We don't include linens with the rental. Our family vacation sheets and towels are in the owners' closet and can be rented if guests forget theirs, but they are not fine linens, and we recommend you bring your own so that you are sure to have what you are comfortable with. The nearest beach - Sea Street Veteran's - is just lovely - less crowded than many on the cape and there are no big waves, so it's very nice for families.
