We discovered the Dunedin area while on a sailing adventure from Texas to Cocoa Beach Florida.
We enjoy this area because of the natural sandy beaches and barrier islands, dolphins and manatees, fishing, boating, Honeymoon Island and Caladesi Island 2 miles from the villas,
kayaking, biking the bike trail, and the charming small town atmosphere of Dunedin. Tarpon Springs and Clearwater Beach minutes away.
Loved our stay and the the hospitality at Dockside Villas. Plan to visit again in 2016.

Totally agree with previous reviews - the condo was spotless, lovely, and contained everything we needed for a week away from ice and snow. It's location near Honeymoon Island state park was ideal and the owners' including a park pass was extremely considerate. We could walk to a nearby restaurant and local Publix and made good use of the supplied bikes to ride the Pinellas bikeway into downtown Dunedin less than 3 miles away. Next time, we'll be a bit braver and try the supplied kayaks - we're novice kayakers so did not this time, but other renters did and seemed to enjoy the experience. The boat ride with John was fun and very informative. He was a great "dolphin whisperer" and lured them out of hiding to ensure we got some great pictures. All in all, a perfect rental experience.
One of the cleanest condos I've ever rented. The owner's, John and Sheila have went above and beyond making sure you have everything you need. The unit is well stocked. They even supply toiletries and cleaning supplies for your convenience. The boat ride is a fun time. You will see other islands not accessible by car. Plus John will share some interesting town history. My teenage son was sick most of the trip and missed the boat ride. John came by the day before we left and offered to take us out again so he could go!!!! That really meant a lot. If you need something just call and they will take care of it. We are well traveled and go to a different beach each year. Dunedin stole my heart. We checked out all the surrounding beaches and none compare. It's not your typical beach vacation. Honeymoon island is beautiful. Be sure you go to dog beach there. Walk all the way to the end. You can put your chair in the Ocean about ankle deep. Sit all day and watch the kids play and boats go by. Shells galore. It's the prettiest area of the park. Also numerous beautiful parks are scattered about town. My four year old went to the park every single day and we all miss the sunset at the park each evening. Downtown dunedin is awesome. Great store owner's and great food. Be sure to stop for homemade ice cream. If you are looking for a cookie cutter beach vacation this place isn't for you. If you want to try new things and relax your evenings away dockside....then book it now! We will be seeing John and Sheila again next summer.
The villa is spotless and well stocked. They have everything you could possible need: coolers, beach towels, bikes. The beds were comfortable. My kids loved the kayaks. They were in them everyday. The boat ride is awesome. The area is just beautiful. We often saw dolphins from our dock. Saw mantees one day in the kayaks. Fished off the dock. The owners are some of the nicest people you will ever meet. They really go out of their way to make sure you have everything you need. We LOVED this vacation.
Where do I begin. The villas are in pristine condition. They give you a pass that is good for any Florida State Park - AWESOME! Honeymoon Island is so beautiful and so close to the villas. We rode the bikes that John and Sheila provide. Went Kayaking. Fishing right of the dock and caught a small bull shark (2ft).
John took us to 3 Rooker Island and is it beautiful and magnificent!!! John has some great life experiences, very interesting - ask him about them. John has such a great attitude towards life and it shows. We loved 3 Rooker Island so much that we rented John's Pontoon boat for a very good price for the day. With that said.....
Just sit right back and you'll hear a tale. Tale of a fateful trip. That started with 3 vacationers and ended up with John the hero. When I first arrived at 3 Rooker Island tide was high and I decided to park on the South end of the Island where nobody was and not where John had taken us the day before. Mindful of the tide I checked on the boat several times the first part of the day. Then we ran into a sand dollar gold mine about a mile up the beach (Close to where John took us the first time). We found over 200 sand dollars. I decided I should go check on the boat. Tide was much lower. Needed my son to help me get the boat into deeper water. Trekked back the mile to get my son and Trekked the mile to get back to the boat....... The tide had dropped some more.... uhggg... enough that the pontoons were touching mud. Called John and asked when high tide was coming in and he said not till 11PM and it was 3PM and the lowest tide wasn't until 6PM. John came to the island, smiled and gave us a ride back to the villas. John's attitude could have been one of being a parent and scold me for not parking the boat where ALL the other boats parked. I felt like Captain Nimrod cause I knew I had to keep an eye on the tide and yet I still let the boat get stranded. John took me back to the boat the next morning - even offered to let me go fishing before I brought it back!!!! John has a great personality and is very friendly and easy to talk to. His smile and laugh is contagious.
We seen - Dolphins, Manatees, Sharks, Crabs, Catfish, Dogfish, Pinfish, Urchins, Conchs, Pelicans, Egrets, Osprey, Turtles, Lizards, Stingrays. The birds will eat out of your hand at the villas. Get some hot dogs or fish. There is a bait shop a couple of blocks up the street you can ride the bikes to.
