Pelham House is a recently renovated 1850 Greek Revival home in the heart of Newport's historic district. This beautiful home is a short walk to waterfront, Bellevue Avenue, shopping, restaurants and all downtown activity. The house is situated on a private ½ acre parcel, near Touro Park, the Newport Art Museum and Redwood Library on Bellevue Avenue. It includes a large wrap around covered porch with outdoor seating, lounge area, BBQ grille and heated, in-ground Gunite pool and Jacuzzi spa. Wonderful for families or groups planning quiet gatherings. Pelham House has a no-party policy. This restriction applies to house parties, bachelor parties, keg parties, bachelorette parties, or any after-hours parties. We appreciate our tenants' consideration and cooperation. --

Located on one of the most sought after streets in Newport’s Historic Hill neighborhood, this remarkable dwelling allows for the ultimate in sophisticated in-town living. The chic black and white marble entry opens to a handsome dining room to the right and the expansive and light-filled formal living room to the left, each enhanced by wood burning fireplaces and exquisite original detailing. Bright and spacious, the gourmet kitchen is appointed with high end appliances, two sinks, two dishwashers, and granite counters. A well outfitted pantry with sink and wine fridge connects the kitchen to a large and comfortable den with fireplace and custom built in cabinetry.

The house is as advertised - absolutely exquisite, no detail has been spared. It is also very well located. Property was spotless inside and out, and is really a very special place.

That said, I would not agree with the description that it is good for large groups. It is located adjacent to several bed and breakfasts, and there is very little tolerance for noise - even during the day. Newport has a reputation for aggressively enforcing its noise ordinance - and this is certainly true at Pelham House. The neighbors even complained when our group was swimming and playing badmitton when the sun was out during the afternoon.

Furthermore, our group did not have a good experience with the owner. He visited the house to check in on us no fewer than 6 times during the weekend - at all times of day and night. He also entered the property on at least one occasion without even knocking first, and also thought nothing of opening the gate and entering the backyard. At other times, we looked out the window and saw him parked across the street monitoring the house. He did not respect our privacy, and also spoke in a condescending tone to us at times.

In summary, Pelham House is a terrific spot and very well-located. That said, the neighbors and the owner are significant barriers to enjoying all it offers. I would not recommend this house to a large group.
