M&M Hill Country Creekside is a unique and captivating retreat among texas hill country vacation rentals. We like to call it 'paradise in a 20 acre hill-country bottle,' conveniently accessible by car just 45 miles northwest of Austin, TX. If gas prices or the shaky economy requires you to stretch your vacation dollar, you won't find a better value than M&M Creekside.

Cedar-lined hillsides descend to open pasture lands sprinkled with mature oaks and several other species of native trees growing along the over 1600 ft. of vibrant, spring-fed Sulfur Creek. Our creek runs year-round and features waterfalls and several deep pools - perfect for swimming, tubing, fishing, skipping rocks, or just sitting under a tree and watching a Fall leaf make its lazy way down river. A spacious 3500+ square foot home features 5 bedrooms and 3.5 baths on two stories. Four of the five bedrooms offer private french-door access to the rear patio and deck that overlook the private pool and creek below.

Local Attractions: The tourist-friendly town square of Lampasas is easily walkable, sprinkled with local shops and the kind of country cookin' restaurants that have faithfully served the town's lifelong residents. Hancock Park Golf Course offers 18 holes of scenic fairways and greens that interplay with the hills and creek on which Lampasas was founded.

Area Attractions: It doesn't take long to access many of the hill country's outdoor and entertainment assets from M&M Creekside's central location. An hour's drive west takes you to Colorado Bend State Park. Lake Buchanan is also a similarly short drive to the southwest, and Inks Lake State Park is only 40 minutes from your front door. Then there is Austin. Depart M&M Creekside in the late afternoon and you'll arrive in central Austin in just over an hour, ready to savor the dining and music delights of 6th Street, or to join 98,000 of your closest friends at a primetime Texas Longhorns football game.

About Bryan and Jane Thomas

We are Bryan and Jane Thomas, native Houstonians, graduates of Texas A&M and University of Texas at Austin, respectively. We are definitely lovers of Texas. Bryan works in the mechanical contracting field in Houston and I am a real estate salesperson, specializing in residential in Northwest Harris County. We bought M&M Creekside in 2011 from a close friend at church. We have big dreams for the place and hope you enjoy it as much as we do.

Why Bryan and Jane Thomas chose Lampasas

Bryan and I had looked for over 2 years for a Hill Country property and then I remembered that a close friend at church had this property in Lampasas. When we entered the property, we both fell in love and knew this one was the one for us. It just so happened that the owners were ready to sell, as their families were in a different place in their lives, with young children needing lots of weekend attention, and they were ready to sell. It all worked out - it was a 'God thing.'

What makes this house unique

The spring-fed creek is always running - sometimes it's low because of the weather conditions in the area, but it's never empty. The combination of lots of creek exposure, plenty of room to roam, a pool and a big house with large living areas, a fully stocked kitchen, lots of porches, bedrooms and bathrooms and being so close to town while feeling like you're out in the country - it's a winning combination by any standards.

It was PERFECT for us

Our family booked a long, early December weekend to M&M Creekside. Most people love the hill country in the summer for obvious reasons. Our family particularly enjoys wintertime in the hill country. We love the quiet and the fireside cups of coffee. M&M did not disappoint. This place was perfect for celebrating the rare occasion of all siblings and our families together in one place. The house easily accommodated the 12 people in our group. The home was very clean. We went for walks and jogs on the acreage and county roads. We had several kids age 7-11. They enjoyed catching bass and catfish in the creek that runs right by the home. My seven year old daughter and I kept daring each other to go completely underwater at one of the creek’s swimming holes. The kitchen was able to support our doing a deferred Thanksgiving dinner. We ventured out to local wineries and small shops, but always enjoyed coming back to M&M. We also appreciated that the owner of the property was reachable if we had a question, like whether campfires are allowed (which we learned they are unless the area is in a drought). This place is truly wonderful and unlike any other we have stayed. We will definitely be back!

Family Reunion time!

This was our third year to stay at M&M Creekside and our plans are to return every year for many years into the future. The house and property is perfect for our family reunion. Although everyone doesn't sleep there, we all gather there throughout the weekend. It is a perfect place for all of the kids to run and play, and the deck and pool area is ideal for everyone to gather. We do a lot of cooking and the kitchen is stocked with everything, no food of course, we need to prepare all of the meals that are served. It's also nice to have the downstairs family room for the kids to play, while the adults enjoy the upstairs family room. I can't say enough good things about the place, and certainly don't have anything negative to say.

Our 4th Family Reunion!

This was the 4th year for our family to hold our reunion at M&M Creekside. We have never been disappointed! The home is beautiful, clean and well stocked. The updates that have been made in the past year are remarkable! The fence around the pool was very welcomed since we have a toddler or two. This property works so well with a large group sice there are 2 living areas and so much space. The carport, covered surrounding decked and covered pool deck offer places to gather even if it rains.
Jane and Bryan are excellent hosts and work to make you stay at M&M Creekside very memorable. We can't wait to hold our 20th Botkin Family Reunion there next year!

M & M Creekside is truly a slice of Hill Country Heaven!! The house and property were wonderful.

The house was spacious, clean and comfortable with so many wonderful spots for us to gather together or spread out. We loved the pool and the adjoining shaded patio for relaxing, lunch and even playing some games! And the configuration of beds and bedrooms offers great flexibility.

The property is so close to town, yet so far away - or at least it seems like it. The stars truly are big and bright and we loved seeing the fireflies, which have long disappeared from Houston. It was quiet and private and perfect!

The information provided for the local restaurants and points of interest were very helpful and we did try a couple of the restaurants recommended. Both offered very good food, great local atmosphere and were inexpensive. Alfredo's outdoor patio was lovely!

Thanks so much for a wonderful spot for our getaway weekend - I felt relaxed and rejuvenated and hope to come again.

Wonderful location for large groups!

Our annual vacation was a pleasure. We had quite a large group but you could never tell. The home is very spacious. Everyone was able to spread out. This is a gorgeous property. It is extremely well maintained. Having access to a swimming pool was wonderful for the children. The men enjoyed fishing in the river. The views are breathtaking. Take time to hike and walk the property. Stores and restaurants are just a short drive away. Our group highly recommends this home.
