Entering the south gate of M&M Creekside is the start of your leaving a crowded world behind. Cedar-lined hillsides descend to open pasture lands sprinkled with mature oaks and several other species of native trees growing along the over 1600 ft. of vibrant, spring-fed Sulfur Creek. This creek is the source of our guests' inspiration and rejuvenation, which is no surprise given the fact that Lampasas was settled in the mid-1800's for the curative power of its springs. Our creek runs year-round and features waterfalls and several deep pools - perfect for swimming, tubing, fishing, skipping rocks, or just sitting under a tree and watching a Fall leaf make its lazy way down river.
A spacious 3500+ square foot home features 5 bedrooms and 3.5 baths on two stories. Four of the five bedrooms offer private french-door access to the rear patio and deck that overlook the private pool and creek below. Elderly guests who have difficulty with stairs need not worry, as the two stories operate as a 1st floor main level with kitchen, family room, and two bedrooms, with a stairway leading downward to a basement level with three additional bedrooms and gameroom.
The open kitchen includes a big breakfast area and beamed ceiling. The main floor living features a fireplace and wraparound deck looking directly onto the creek and across the property's pasture lands. The master bedroom includes an entrance to the deck and its own private full bath. A 2nd bedroom on the main floor also has access to a 2nd full bath. The main level also features a large utility room with washer/dryer and half bath. The basement floor includes a large gameroom with a 2nd fireplace, 3 large bedrooms, a full bath, and a full wet bar and microwave. The gameroom has french doors leading to a stone patio with BBQ area and a beautiful pool overlooking Sulfur Creek. The entire property is gated and fully fenced, lending to the privacy that hill country vacationers prefer.
Located in Lampasas, TX, this Texas Hill Country Vacation Rental is about 45 miles northwest of Austin, 170 miles south of Dallas, and 115 miles north of San Antonio. While secluded on County Road 3010, our creekside ranch is only minutes from Highways 190, 183, and 281 and only 2 miles away from a full service Walmart w/ grocery. The tourist-friendly town square of Lampasas is easily walkable, sprinkled with local shops and the kind of country cookin' restaurants that have faithfully served the town's lifelong residents. Hancock Park Golf Course offers 18 holes of scenic fairways and greens that interplay with the hills and creek on which Lampasas was founded. Lampasas also features two local wineries you may be interested in touring: Pillar Bluff and Texas Legato. Bring a bottle back from one of these local vineyards and enjoy a glass of wine from our balcony as the sun sets on our hill country horizon.
It doesn’t take long to access many of the hill country’s outdoor and entertainment assets from M&M Creekside’s central location. An hour's drive west takes you to Colorado Bend State Park. Lake Buchanan is also a similarly short drive to the southwest, and Inks Lake State Park is only 40 minutes from your front door. More golf options await in nearby Copperas Cove (Copperas Cove Golf Course) and Burnet (Delaware Springs Golf Course). Then there is Austin. Depart M&M Creekside in the late afternoon and you'll arrive in central Austin in just over an hour, ready to savor the dining and music delights of 6th Street, or to join 98,000 of your closest friends at a primetime Texas Longhorns football game.

Bryan and I had looked for over 2 years for a Hill Country property and then I remembered that a close friend at church had this property in Lampasas. When we entered the property, we both fell in love and knew this one was the one for us. It just so happened that the owners were ready to sell, as their families were in a different place in their lives, with young children needing lots of weekend attention, and they were ready to sell. It all worked out - it was a 'God thing.'
Our family booked a long, early December weekend to M&M Creekside. Most people love the hill country in the summer for obvious reasons. Our family particularly enjoys wintertime in the hill country. We love the quiet and the fireside cups of coffee. M&M did not disappoint. This place was perfect for celebrating the rare occasion of all siblings and our families together in one place. The house easily accommodated the 12 people in our group. The home was very clean. We went for walks and jogs on the acreage and county roads. We had several kids age 7-11. They enjoyed catching bass and catfish in the creek that runs right by the home. My seven year old daughter and I kept daring each other to go completely underwater at one of the creek’s swimming holes. The kitchen was able to support our doing a deferred Thanksgiving dinner. We ventured out to local wineries and small shops, but always enjoyed coming back to M&M. We also appreciated that the owner of the property was reachable if we had a question, like whether campfires are allowed (which we learned they are unless the area is in a drought). This place is truly wonderful and unlike any other we have stayed. We will definitely be back!
Upon finding this beautiful hill country place in the dark, we were a little uneasy about the stale air and age of the house, but upon rising to the beauty of the morning and opening some doors & windows to the gorgeous spring day, we were thrilled with this country home! What a charming hill country property! It had everything we needed as we came for our friends' Mud Bug party at Texas Legato winery. Before the event, we played golf, shopped downtown and visited 2 other wineries on the Way Out Winery Trail (There are 4 in all, 2 very close). We enjoyed a walk on the property (plenty of big fish could be seen in the creek) and down the lane. Bluebonnets were gorgeous this year! Sunday, we enjoyed a bountiful rain and were still able to be outdoors under the covered patio while we ate breakfast and enjoyed coffee/tee before cleaning up to leave. Everyone really wants to come again! Ages 50's and one 80 yr old couple who was able to navigate well, keeping on the top, main floor. We'd love to bring our children/grandchildren here! Next year, more people want to come. Can you find us another rental close by? Suggestion: a coffee bar downstairs would be nice.
Our family had a great time we had at M & M Creekside! We have had our family reunion at M & M for the past 3 years and have seen the owners continue to add conveniences to the property each year. This year we enjoyed seeing the M & M colored Adirondack chairs and picnic tables! The new sheets were really nice, and as always the place was super clean. We love going out on the deck in the morning with coffee, and saw the turkey's, a beautiful cardinal, the hummingbirds, and a heron! We also enjoyed the time and space to be together as a family! Thank you guys for this great place to meet.
The property is beautiful.....the house is solid and well built. Every room was perfectly cleaned. Plenty of social area for sitting and visiting. Our group was a 58 year old men only group of high school friends. This was our 7th year, and only our third change of venue. One of our friends doesn't like bedrooms, and set up a tent down by the creek. He was extremely happy. We had a fire in the pit behind the property to enjoy. The pool was perfectly clean. The kitchen was well stocked with implements and layout area. We cooked 6 meals in 3 days and everything worked fine. Plenty of parking. REAL close to Wal-Mart if you forget anything. You felt out in the country, even though it was mere minutes from town.
I can't give anything but high points for house and everything related to it. The rules are clear and I think we met them. We intend on visiting again next year.

My entire experience with this property and with the owner, Jane, was really great. I booked this house for 3 nights, to rest and relax with a large group of teacher friends. Jane was incredibly informative and went out of her way to make sure our stay was just right. The property itself was really ideal for our group: large and remote enough to allow for privacy, but close enough to "civilization" to make trips to the grocery store easy. The house is really spacious, with a variety of different rooms and gathering areas. The pool was great, as was the outdoor grill area. I really can't say enough about how terrific our stay was at M&M Creekside! Would highly recommend this property to anyone.
M & M Creekside is truly a slice of Hill Country Heaven!! The house and property were wonderful.
The house was spacious, clean and comfortable with so many wonderful spots for us to gather together or spread out. We loved the pool and the adjoining shaded patio for relaxing, lunch and even playing some games! And the configuration of beds and bedrooms offers great flexibility.
The property is so close to town, yet so far away - or at least it seems like it. The stars truly are big and bright and we loved seeing the fireflies, which have long disappeared from Houston. It was quiet and private and perfect!
The information provided for the local restaurants and points of interest were very helpful and we did try a couple of the restaurants recommended. Both offered very good food, great local atmosphere and were inexpensive. Alfredo's outdoor patio was lovely!

Our annual vacation was a pleasure. We had quite a large group but you could never tell. The home is very spacious. Everyone was able to spread out. This is a gorgeous property. It is extremely well maintained. Having access to a swimming pool was wonderful for the children. The men enjoyed fishing in the river. The views are breathtaking. Take time to hike and walk the property. Stores and restaurants are just a short drive away. Our group highly recommends this home.
